It’s hard to get far from the sea in Cyprus. The Mediterranean surrounds this relatively small island and, from the beaches of Paphos and Limassol to the hills rising behind the coast, the sea is a constant presence. So if you’re buying a home here, why not make the most of it?

Sea view property economics

A sea view is more than something attractive to look at over breakfast. There is good evidence that buyers are prepared to pay extra for one. A 2024 study using more than 100,000 property listings in Ireland found that a sea view added an average of 8.1% to a property’s value, rising to 15% for homes with a particularly wide view of the sea. Rightmove’s 2025 analysis produced an even larger figure: homes advertised with sea views in British coastal areas had asking prices 32% higher on average than coastal homes without them.

You shouldn’t assume the same percentage applies in Cyprus – the property markets and types of homes are very different – but the principle is useful. A genuine, unobstructed sea view is a scarce feature that another owner cannot simply add later. The Irish research also found that the extent of the view affects the premium, suggesting that an expansive Mediterranean panorama should have more value than a tantalising blue sliver between two apartment blocks.

The important question when buying is whether your view is likely to remain a view. Before paying extra, check whether undeveloped land between you and the coast could be built on.

Benefits of a sea view

Then there are the everyday pleasures. Buy on the coast and you can have the beach almost on your doorstep – perhaps close enough for an early swim before breakfast or an evening dip without having to get in the car. Cyprus’s official tourism authority also notes that sea breezes make conditions on the coast more pleasant during its hot summers.

But you don’t have to be on the beachfront to get the benefits of the Mediterranean. Cyprus rises quite steeply away from the coast in places, particularly around Paphos and Limassol. Head into the hills and you can find villas and apartments looking right across the coastline. The extra elevation generally means cooler temperatures than down at sea level and can get you away from some of the coastal humidity, while still catching cooling breezes. The trade-off is that you’ll probably be driving to the beach rather than strolling there in your flip-flops.
