If you’re approaching retirement and can’t wait for your new life in the sunshine, Cyprus has a great deal to offer. The island enjoys some of the warmest weather in Europe, a Mediterranean diet that’s as good for you as it tastes, and a landscape that moves from golden coastline to forested mountains within a short drive.
The question isn’t whether Cyprus works as a retirement destination – it’s where on the island suits you best. To help you start narrowing things down, here are five locations that consistently attract British retirees.

Limassol
Limassol is Cyprus’s second-largest city, sitting on the southern coast and offering the kind of active retirement lifestyle that suits people who aren’t ready to slow down too much. There’s an established running and hiking community here, and the seafront promenade makes for a pleasant daily walk whatever the season. Golf enthusiasts will find a well-regarded course in the nearby village of Vikla.
The beach is central to life in Limassol, with swimming and water sports available throughout the warmer months. The city also has a lively restaurant scene and good transport links, so day trips and practicalities are straightforward.
Property prices: Two-bedroom apartments in established residential areas typically start from around €330,000-€380,000, rising to €550,000 and above in the seafront and tourist zones. Two-bedroom detached houses are a smaller segment of the market, with prices generally ranging from €350,000 to €420,000. Bungalows with a private pool are relatively scarce in Limassol itself and tend to be found in outlying villages, where asking prices typically fall between €430,000 and €500,000.
Paphos
Paphos is perhaps the most well-known destination for British retirees in Cyprus, and it’s easy to understand why. The town sits on the southwestern coast and has a relaxed pace of life built around the sea, good food and a strong expat community. Organised swimming clubs are popular among retirees here – a straightforward way to keep active and meet people in the same stage of life.
The weather is excellent for around nine months of the year, and the town itself has all the amenities you’d need: supermarkets, hospitals, restaurants and regular flights back to the UK. The old harbour area, with its seafront cafés and archaeological sites, gives Paphos a character that goes beyond a typical resort town.
Property prices: Paphos is currently one of the fastest-growing property markets in Cyprus, with prices rising at around 8-9% year on year. Two-bedroom apartments typically start from €140,000-€180,000 in more affordable inland areas, with coastal and central locations ranging from €260,000 to €290,000 and above. Bungalows are generally priced between €325,000 and €400,000, while a two-bedroom detached villa with a private pool usually starts from around €450,000.
Paraklissa
Paraklissa – sometimes spelled Pareklisia – is a large village around ten to 15 minutes from Limassol, offering a noticeably quieter way of life while keeping the city within easy reach. It’s particularly popular with British retirees, who tend to value the sense of community here. Organised exercise groups meet regularly at the local town hall, and social activities are easy to find if you’re looking to build connections quickly.
Village life in Paraklissa moves at a gentler pace than in Limassol itself, but you’re never more than a short drive from the city’s shops, medical facilities and transport links. For those who want peace without isolation, it’s a good balance.
Property prices: Two-bedroom apartments in the village typically range from €260,000 to €300,000. Two-bedroom villas and detached houses are priced from around €450,000 to €550,000, depending on size and specification. It’s worth noting that the coastal tourist area on the edge of Paraklissa operates as a separate market entirely, with prices significantly higher.

Pyrgos
Pyrgos offers something slightly different from the coastal towns: a village setting on higher ground, with views that reward the walk and a community built around outdoor life. Weekly group hikes are a regular fixture, organised informally and open to new residents – a practical way to explore the surrounding landscape and meet people at the same time.
Despite its village character, Pyrgos is close enough to Limassol to make it a workable base for those who want access to city amenities without living in one. The combination of elevated setting, active lifestyle and affordable prices makes it worth considering if you haven’t come across it before.
Property prices: Two-bedroom detached villas in Pyrgos typically range from €440,000 to €560,000. Older inland apartments can be found from around €95,000-€120,000, making them one of the more affordable entry points on this list. Bungalows are scarce but do appear on the market, with asking prices generally between €250,000 and €300,000.
Lania
Lania is a mountain village in the Limassol district, close to the Troödos Mountains and set at an altitude that brings cooler temperatures and a noticeably different character to the coastal resorts. It’s well known as a wine village – several vineyards are nearby and open to visitors – and it has a creative, community-focused atmosphere that appeals to retirees looking for more than sun and sea.
Local activities include traditional crafts such as lacemaking, cookery classes and various leisure pursuits within the village itself. And despite the rural setting, Limassol is close enough for those occasions when you want access to shops, restaurants or cultural events. If a quieter, cooler way of life appeals – with good wine and a genuine sense of place – Lania deserves a look.
Property prices: Lania is a small village with limited property stock, so availability at any given time is modest. Two-bedroom houses generally range from around €200,000 to €360,000, depending on condition and plot size, with renovated traditional properties typically sitting towards the upper end of that range.
