Cyprus golden visa rules
To qualify through property investment, applicants must purchase one or two new-build residential properties from a developer with a combined value of at least €300,000 plus VAT.
Resale homes generally do not qualify under the residential route, which is why new developments are so popular with international investors. In addition to the property purchase, applicants must demonstrate a secure annual income from outside Cyprus of at least €50,000, with additional income requirements for spouses and dependent children.
Applicants must also have a clean criminal record, private health insurance and maintain the qualifying investment. To keep the residency permit active, holders only need to visit Cyprus once every two years.
How to apply
The application process is relatively straightforward. After selecting a qualifying property and signing the purchase agreement, buyers submit their residency application alongside proof of payment, income documentation and supporting personal records.
If an off-plan property that will be paid in stages, you do not need to have completed the purchase to gain the golden visa. Applications are processed under a fast-track procedure, with approvals often issued within a matter of months.
Once granted, the residency permit is permanent and does not require periodic renewal, provided the programme conditions continue to be met.
