Buy property in Italy the safe way, with lawyers who know both sides of the process
Italian Real Estate Lawyers guides international buyers through purchase, visas and residency in Italy, with bilingual attorneys based in Italy and the US.
Buying property in Italy is exciting. Doing it without local legal advice is where things go wrong
Title and ownership issues
Italian land registries can hide unresolved inheritance claims, boundary disputes or unpaid debts tied to a property. A local search before you commit catches problems long before completion.
Visa and residency confusion
Owning a property does not automatically give you the right to live in Italy. Matching the right visa (retirement, digital nomad, investor or family) to your situation takes local expertise.
Tax exposure you did not expect
Purchase taxes, ongoing property tax and rules around foreign pensions and income all work differently to what you are used to at home. Getting this wrong is expensive.
Managing it all from a distance
Notary appointments, translations, consulate visits and healthcare registration usually mean multiple trips to Italy, unless someone on the ground can handle it for you.
Built for international buyers, wherever you are starting from
Retirees and second-home buyers
Planning a slower pace of life in Italy. We help with the Elective Residency Visa and the property search that goes with it.

Investors
Looking for rental yield or long-term capital growth. We cover market analysis, purchase and ongoing property management.
Dual citizens, EU citizens and family members
Reconnecting with Italian roots or joining an Italian or EU spouse. We guide you through the residency route that applies to you.
Those inheriting Italian property

Buyers who simply want it done properly
You do not need to fit a category. If you want a second pair of eyes on a purchase in Italy, that is what we are here for.
Why buyers choose Italian Real Estate Lawyers
Bilingual attorneys, not translators
Every client works directly with an English-speaking Italian lawyer, not through a third-party interpreter piecing together instructions.
Offices in Italy and the US
With a base in Rovigo and a US office in Riverside, California, you get local Italian expertise without the time zone guesswork.
A vetted local network
Notaries, surveyors, mortgage brokers and estate agents across Italy who the team has already worked with, so you are not vetting strangers alone.
One team, start to finish
The same firm that reviews your title search can also handle your visa application and register you with the local healthcare system afterwards.

Frequently asked questions
Can Americans buy property in Italy?
Yes. There are no nationality restrictions on foreigners buying property in Italy, thanks to reciprocity agreements between Italy and the US. The process does, however, involve steps that differ from a US property purchase, which is where local legal support matters.
Do I need to be in Italy for the purchase?
Not always. With a power of attorney in place, we can manage most of the process on your behalf, though some buyers prefer to travel for the notary appointment itself.
Does owning property give me the right to live in Italy?
No. Ownership and residency are separate matters. If you plan to relocate, you will need a suitable visa, such as the Elective Residency Visa or Digital Nomad Visa, alongside your property purchase.
What is the 7% flat tax and am I eligible?
It is a reduced flat tax rate on foreign pension and certain other foreign income, available to new residents who relocate to specific smaller towns in Italy. Eligibility depends on where you settle and your income type, so it is worth checking your situation directly with the team.
How long does the whole process take?
A straightforward property purchase can complete in a matter of weeks once a preliminary agreement is signed. Visa and residency timelines vary by consulate and visa type, so it is best discussed during your consultation.
