House in Castellana Sicula
Castellana Sicula, Palermo
Casa Aldo - Castellana Sicula A three-bedroom property on three floors, the rural Casa Aldo is roomy, in good overall shape and fantastic value for money. THE FEELING OF BEING COMPLETELY IMMERSED IN NATURE Built a few hundred metres outside the small village of Castellana Sicula, Casa Aldo is close enough that you can choose to walk into town, but the surrounding thicket of pine and eucalyptus trees makes you feel half lost in nature. The views from the second floor windows and the marvellous open terrace outside the first floor living room are amazing, with a vantage point over the tops of those trees to the rooftops of Castellana. However, at ground level you feel surrounded by Mediterranean woodland, the scent of the trees and the gentle chorus of cicadas acting as a kind of sensory firewall from the cares of the modern world. This is a spot in which you can lose yourself in your thoughts, your work or the company of your family and friends. STURDILY BUILT AND SPACIOUS Casa Aldo is in fact half of what used to be a giant farmhouse, a testament to the region's once-dominant agricultural sector. Although it has now been turned into a twin pair of semi-detached homes, you'll still find more than enough space for even a large family to holiday in the summer, or in which to host guests all year round. The ground floor has a trio or large rooms with vaulted ceilings, once the stables of the villa and now a cool reception space that will make a great first impression. There is also a bedroom and a bathroom. The first floor follows a similar plan, with a landing that flows into a living room and then a dining room. There is also a kitchen, another bedroom and another bathroom. The top floor has two large bedrooms and a bathroom. INCREDIBLE POTENTIAL TO MODERNISE AND EVEN EXPAND The property is in good overall condition, but some investment will be needed to repair a small damp issue. The infiltration can be eliminated by cutting back some large pine trees whose needles have clogged the gutters, but you will have to make good some damage. Aside from this, you might want to spend some money modernising the bathrooms and kitchen, but there is no urgent need to begin any renovation work. We think it would make a sensational summer base for the entire family, and there is even the possibility of buying the adjoining home and some of the surrounding land. A really inspiring property, full of potential – ask us more about Casa Aldo today. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE
House in Furnari
Furnari, Messina
Casa Renato - Furnari A huge sea-facing plot with a view of the Marinello lakes and the Gulf of Tindari, Casa Renato is an intriguing property with enormous potential TWIN COTTAGE WITH SEA VIEWS The bricks and mortar on the estate are limited to a pair of cottages. One of these has a kitchen and a sleeping area, the other a living room and a bathroom with a shower. The former is an older building, although renovated with a new kitchen in masonry and colourful tiles, and recently installed windows. The latter, while officially an outbuilding, has a French window and a lovely sea view. GROW YOUR OWN OLIVES AND GRAPES The estate spans 10,000m2 of quiet hillside land. Around fifty percent of this estate is given to a huge vineyard, now somewhat overgrown but which has the potential to be regenerated and produce a fulsome crop of grapes every harvest season. Of the remaining land, much is given to an olive grove, where approximately 350 mature trees yield 600 litres of premium quality oil every year. The whole of the estate is classified as agricultural land, which means that you could raise livestock as well as growing any kind of fruit or vegetables here if you chose. AN OPPORTUNITY TO DEVELOP AND BUILD The land's size would allow for the construction of a new home measuring up to 110m2, if you have the means to do so. It would certainly offer a spellbinding view, as well as a practical base from which to oversee the growth and collection of the fruit. A neighbouring plot is anticipated to come on the market in the very near future, giving the opportunity to expand the holding even further. House in Custonaci
Custonaci, Trapani
Casa Concetta - Custonaci Two separate holiday homes with a shared driveway and outdoor spaces, Casa Concetta is a great opportunity to run a small tourist business in Sicily or even to move here full time and welcome all the guests you like. Only twenty minutes from the world-famous beach of San Vito Lo Capo it will certainly never be a hard sell to visitors! CLASSIC SICILIAN ARCHITECTURE IN A BEAUTIFUL NATURAL SETTING The house is a long low building with straight lines, topped by an almost flat roof in traditional Sicilian curved tiles. Seen from any angle it fits perfectly against the tall rocky hillsides to either side of it. The rusticated plaster walls are painted a warm sandy yellow, and a subtle accent of exposed stone echoes the low walls that border the garden and pathways. Occasional majolica tiles add a decorative touch: this is a quintessentially Sicilian house, one you just couldn't find in the north of Italy. A veranda at the front of the first apartment and one at the side of the second offer shade and space to relax or eat al-fresco. There's a built-in stone oven, a storeroom and even an outdoor shower. Guests will be certainly appreciate the off-street parking for two or more vehicles. SLEEPS EIGHT IN COMFORT The two apartments are different shapes and were built at different times, but similar in size and the distribution of spaces. The only major difference is that while the upper of the two has a double and a twin bedroom, the first flat has a double plus two singles. One of the singles, at a push, could become a twin. Each one, except the smallest room in the lower apartment, has its own air conditioning unit. Each then has a roomy living space that includes a fitted kitchenette, a dining area and space to relax with a sofa. The bathrooms both have showers and the kitchens have washing machines. The upper apartment is fitted and furnished in slightly more comfort, with modern insulating windows, a newer kitchen and more decorative touches. The lower one is, however, the bigger of the two. A PERFECT LOCATION FOR A SUNNY ESCAPE As we mentioned before, the Caribbean-style seafront of San Vito Lo Capo is just a few kilometres up the road, but the beach options certainly don't end there. Cornino is only ten minutes away and while popular with locals is largely overlooked by tourists, and the same could be said of Macari, fifteen minutes in the other direction. Scopello, on the other side of the headland, is a charming little fishing village, while Castellammare del Golfo is a bigger seaside town. North of Scopello is the nature reserve of Lo Zingaro, a magical wild spot that can only be explored on foot or by boat. Further south, a short ferry from the nearby city of Trapani, are the stunning Egadi islands. Nor is this only a beach location. The historic hilltop town of Erice, the salt pans of Trapani and the vineyards of Marsala are all in easy reach. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

From here, you’ll find two bedrooms, each with its own balcony, making this an ideal setup for family living, guests, or a home office. PARTIAL SEA VIEWS AND THREE BALCONIES While the apartment isn’t right on the seafront, it still offers charming partial sea views from the kitchen, bathroom, and communal stairwell. The south-facing Juliet balcony off the kitchen brings in extra daylight and gives you that sought-after Sicilian indoor-outdoor connection. Plus, with two additional balconies off the bedrooms, you’ll have no shortage of spots to enjoy your morning coffee or an evening breeze. MOVE-IN READY WITH SCOPE TO IMPROVE Appartamento Rosaria already comes with independent heating, working electrics, and a fully operational kitchen and bathroom. The floors are in good condition, and the space is comfortably liveable as it is. That said, there’s clear potential to add value: a bathroom renovation, some fresh plaster and paint, and optional updates to the kitchen would quickly lift the whole property. Whether you’re looking for a starter holiday home, an affordable rental investment, or a project with manageable upgrades, Appartamento Rosaria delivers great value just a short stroll from the beach.
House in Mistretta
Mistretta, Messina
Casa Marinella - Mistretta A fabulous value-for-money proposition for a buyer with a little time to invest and the appetite for a renovation, Casa Marinella is a four-bedroom villa with an unbeatable view. Miles of Stunning Hillside Laid Out in Front of You On the western edges of the Nebrodi Natural Park, less than four kilometres from the hilltop town of Mistretta, Casa Marinella stands on the western bank of a dramatic valley, which plunges 400m downhill over just a couple of kilometres, directly to the rear of the house. With the mountains opposite rising up to peaks over a thousand metres above sea level, and the waters of the Mediterranean visible on the horizon away to your left, it's a magical panorama almost completely undisturbed by human activity. The two-storey villa has been built to take full advantage of this, at the top of a 4,000m2 plot filled with over a hundred olive and fruit trees, but offering an uninterrupted view over their green canopy from the ground floor terrace and the balcony upstairs. The lower level has nearly 50m2 of mostly covered patio, including an outdoor kitchen with traditional stone fireplaces and grill. This is a property which will transport you to a simpler way of life, in contact with nature and the food chain. 220M2 OF LIVING SPACE ON TWO FLOORS Of course, there is also a conventional kitchen indoors with an antique bread oven, none the less spacious and with room for a family dining table. Joining it on the ground floor are a living room whose window overlooks the valley, and a bedroom with en-suite bathroom. Each of these last two spaces have patio doors straight out onto the terrace. On the first floor you'll find four more rooms and a second bathroom, although the fixtures for this are yet to be installed. Two of the rooms have valley views (even taking in the sea seven kilometres to the north, on a clear day), and the home is flanked by the balcony on two sides. To the rear there is another terrace, a large flat space which takes full advantage of the gradient of the land. A RENOVATION PROJECT WITH A FABULOUS PAYOFF There is a lot of work to be done before Casa Marinella can be said to be truly complete – the upper floor in particular is very much a work in progress. The walls need to be plastered and even, in some points, raised to the level of the roof. The floor is still in cement, and all of the decoration will need to be done from scratch. Of course, the advantage of this is that you can set the place up to look exactly as you would like. The ground floor could be used straight away, and indeed you could live there while working upstairs. At some point it, too, will need a fair amount of work however, with the wiring, windows and bathroom all in particular need of attention. Casa Marinella is definitely a project house – but for the sum of the purchase price and an investment around €100,000 you could own a really stunning big home fifteen minutes from the sea in one of Sicily's most underrated regions. House in Zingarello
Zingarello, Sicily
Casa Carmelo - Agrigento A three-bedroom villa with sea-view balcony, Casa Carmelo is a beautiful holiday home in Sicily's southern region of Agrigento. 500M FROM THE SEA The waves of the Mediterranean wash up against Sicily's south coast just beyond the end of the quiet cul-de-sac on which Casa Carmelo is found. With a fabulous sandy beach only a kilometre from your front door you'll never grow tired of coastal walks or long sunny days in the sand and surf. The coastline faces south-west, making it the perfect spot from which to enjoy the island's famous sunsets. This district of the region of Agrigento is a quiet, residential one. While the nearest shops and amenities need a car to reach easily, they are only a short drive away and the no-through road means that you'll experience almost no noise from traffic or neighbours. The gardens and fields nearby are green and verdant, with plenty of citrus and olive trees amongst many other forms of agriculture in evidence. Needless to say, this guarantees a bounty of locally produced fruit and vegetables. TWO FULLY INDEPENDENT APARTMENTS Casa Carmelo offers 138m2 of internal space, divided between two floors. Each of these, however, can function as a private apartment. There is a bathroom on each, a kitchenette built into one corner of the upstairs living room and a separate one on the ground floor. An external staircase lets you enter the upper property without disturbing anyone downstairs, and a lockable door at the top of the imposing indoor staircase affords privacy to both halves of the property. The rest of the ground floor is a large living room measuring about 50m2, which the current owners have made use of as a studio space, with a double bed under the stairs. Upstairs there are three double bedrooms, so even if you don't plan to do this you can sleep six in comfort, even without adding sofa beds in either of the living rooms. The ground floor enjoys a shaded veranda directly outside the front entrance, while anyone staying upstairs will love the ample balcony with its partial sea view away to the south. The garden of Casa Carmelo is spacious and well-maintained, and the whole property is in excellent condition. The windows are new, with mosquito blinds and external blackout shutters, and there are air conditioning units in all of the rooms. A REGION FILLED WITH TREASURES Anyone familiar with Sicily will know that Agrigento is primarily famous for the 'Valley of the Temples', a huge archaeological complex that is home to the remains of the city of the Greek city of Akragas. The vast temples and other remains found there are one of the most important sites for ancient history to be found anywhere in Europe. The site begins just fifteen minutes' drive from Casa Carmelo. Only a little further up the road is the beautiful white cliff known as the 'Scala dei Turchi', or the Turkish Steps. With its pristine strata glistening against the deep blue sea by day, or reflecting the colours of the sunset as dusk falls, this is an unmissable sight that will never fail to enthral visitors. Casa Mariolina - Mistretta A magical place to get away from your cares and spend time in nature, Casa Mariolina is a one-storey cottage on an acre of sea-view land in northern Sicily. THE WILD BEAUTY OF THE NEBRODI PARK Sicily's largest natural park, the Nebrodi is a vast, mountainous region whose lower hills are characterised by leafy green hillsides and a quiet, unspoilt natural beauty. The estate on which Casa Mariolina has been built is a perfect embodiment of this, with sixty olive trees and all manner of wild fruits overlooking a deep valley, with views stretching as far as the Tyrrhenian Sea, ten kilometres to the north. It's a beautiful and fabulously relaxing spot to unwind and get back in touch with your friends and family. Everything is geared towards the social experience, with an open plan cottage, a deep covered veranda and an outdoor kitchen that would be a dream come true for any ambitious chef. A DELIGHT FOR ANY CHEF On a terrace slightly above the main house, back along the driveway towards the main road, a huge area has been flattened, paved with terracotta tiles, and enclosed with a handrail. Here you find the incredible outdoor kitchen, with a barbecue grill, twin wood-fired ovens and a deep vat above a fourth fireplace. Two large chimneys transport the smoke above the tiled wooden canopy overhead. There is also a sink, fridge and worktop. Absolutely everything you need to prepare a rustic feast. Outside the cottage, on the veranda, are a pair of long dining tables, and indoors are two more. You could easily feed twenty or more people at once, a testament to the role that communal living - and above all communal eating – have always played in the life of Casa Mariolina. Of course, there is also an indoor kitchen space to rustle up a simpler snack. But if you love nature and you love to entertain, this cottage in the hills would make an unbeatable place to combine the two. A VERSATILE INDOOR SPACE The open plan cottage consists of a single large room, with a lounge area that becomes a bedroom with the use of a sofa bed, a dining space in the middle and a kitchen at the far end. Two separate entrances would allow you to create a proper bedroom if you wanted to. The bathroom has a shower and is neatly finished with a clean white tile. Completing the estate, which spans three parcels of land, is a storeroom for all of the equipment necessary to maintain the land and its trees. The property is sold as seen in our photos and video, including all fixtures and furniture. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Appartamento Clelia - Catania In the north of central Catania, in the shadow of Mount Etna on Sicily's east coast, Appartamento Clelia is a mid-sized third-floor apartment with an attractive asking price. 80M2 OF INTELLIGENTLY USED SPACE Three-metre ceilings give a roominess to the apartment, as do its dual exposition to the north and south, allowing light and breeze to pass right through the home. The twin verandas, one still open and one enclosed with glazing, add to the sense of openness. The one to the north, left open, overlooks a piazza where a market is held at weekends, and also has a view of the city's football stadium, home to 'the Elephants', Catania FC. The two bedrooms and living room are a roughly similar size, with the largest of the three a very large master bedroom which faces south, with a view over the central courtyard of the U-shaped apartment building. The smaller bedroom connects to the open veranda on the opposite side of the property, as does the living room, which is currently used as a dining room. The kitchen and bathroom are long and narrow, the latter with fully-tiled white walls and a box shower. The galley-style kitchen connects to the enclosed veranda, which has become a de facto utility room. You'll find a large deep sink and connections for a washing machine. Catania is home to Sicily's largest and busiest airport, which can be reached in just fifteen minutes by car, and gives you a broad range of options for travel within Europe and even, in the summer months, to the east coast of the US. Travelling a short distance up and down the coast brings you to the picturesque seafront towns of Taormina and Siracusa, each home to some fabulous restaurants, pristine sea and interesting boutiques. Further afield but still within 90 minutes' travel time are the Baroque towns of Noto, Ragusa and Modica, the temples of Agrigento and of course the natural wonder of the Mount Etna National Park. Low Condominium Fee and the Potential for Rental Income The communal areas of the building are maintained and managed by the condominium association, in return for a modest fee of €30 per month. Parking is freely available for residents in the central courtyard. At present the flat is rented to students who pay a rent of €400 per month. This arrangement could easily be continued if you don't plan to occupy the apartment yourself in the immediate future. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Can foreigners buy property in Italy?
Yes—foreigners can buy property in Italy, including non-residents. In many cases the process is straightforward, but some non-EU buyers may need to meet Italy’s reciprocity principle (your notary/lawyer can confirm based on nationality).
The purchase is completed before an Italian notary (notaio), who verifies the legal title and registers the deed. Buying property does not automatically give you residency, so plan visas/residency separately if you want to stay long-term.
