Casa Stefania - Caltanissetta A beautiful nineteenth century palazzo building that has been sensitively restored, Casa Stefania is a working guest house with four completely separate apartments. In the centre of Caltanissetta, it offers a great balance of character and convenience. Three, on the first and second floors, are already rented out to holidaymakers and other visitors, while the final one is beautifully presented as a family home, ideal for you to live in while managing the accommodation downstairs. The first four of the five storeys in the tall terraced property are served by a private elevator. FULLY FURNISHED GUEST APARTMENTS Each of the trio of apartments has a private entrance and provides fully self-contained accommodation for up to four people. A bedroom has either a double bed or twin singles, and the living room has a sofa bed or space to add one. There is a fully equipped kitchen, simple but with everything a guest needs to cater for themselves on a longer visit to the city. Visitors will be able to enjoy fresh air and sunshine from spacious balconies that have been finished in wrought iron, and double-glazed windows and air conditioning units installed in each will guarantee a pleasant stay in any season. These apartments are sold fully furnished with all contents, ready for immediate use. A BEAUTIFUL MASTER RESIDENCE TO LIVE IN The split-level apartment at the top of the building is a fabulously presented three-bedroom living space which is perfectly suited to a young family. The master bedroom is huge, with plenty of light and an en-suite bathroom. Up in the loft on the top floor, another bedroom, also with an en-suite, is currently used as a home office. Three terraces offer panoramic views over the rooftops of the surrounding houses, and catch plenty of sunshine all day long. The living room is also beautifully bright and airy, and the kitchen is modern and inviting. POTENTIAL FOR FURTHER RENOVATION AND EXPANSION Casa Stefania is completed by a little entrance lobby on the ground floor, which really only serves to house the lift. However, a larger space next door could be remodelled and converted into a true reception area. Another apartment is big enough to be divided into two units, and renovating this would bring the total number of guest apartments to five. The seller also owns another three storey building, with 300m2 of internal space, just thirty metres up the street This needs a full makeover, but in recognition of that fact they are inviting offers in the region of just €50,000. So there is almost unlimited potential for expansion of the business. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Mondello Villa with Pool Close to the beach but on a quiet, leafy street, Mondello Villa with Pool is a detached family home in Partanna Mondello, on the edge of Palermo. Its private pool, generous rooms and 850m2 plot make it a superb base for a luxury renovation. Four Bedrooms Across 445m2 of Space on Three Floors Inside, the villa has the style of an elegant 1970s residence, with solid hardwood parquet, a broad wooden staircase, fine woodwork and a vast reception room with an open fireplace. A separate TV room, a kitchen with its original steel units and a cloakroom complete the ground floor. Upstairs, the master suite has a large built-in wardrobe, a balcony-terrace and a very spacious bathroom. Two further double bedrooms share a second bathroom, while the bright semi-basement holds a fourth bedroom, a living room and a bathroom, ready to become a guest apartment. Casa Vanessa - Gratteri Just outside the Madonie village of Gratteri, Casa Vanessa is a two-bedroom country house with its own olive grove. Its panoramic terrace looks out over green hills and mountain peaks. Two Bedrooms, Kitchen-Living Room and a 25m2 Outbuilding The main house has a living room with kitchen of about 20m2, two bedrooms and a bathroom. The roofs are finished, and the aluminium double-glazed windows have shutters and built-in mosquito screens. Inside, the walls, floors and some of the systems are still to be completed. The separate outbuilding is further along, with plastered walls, laid floors and its systems installed. The owners have planned a roof linking the two buildings, which would give you a sheltered outdoor space between them. Between Olive Terraces and the Madonie Peaks The terraced land below the house holds about thirty olive trees, which produced roughly 70kg of oil last year. Figs, prickly pears, pears, peaches, plums and cherries grow here too, and the land extends up the hillside beyond the current fence. A quiet, level lane leads into Gratteri, where shops, bars and a pharmacy are open all year. Cefalù and the beach at Gorgo Lungo are about half an hour away. Palermo airport is around 90 minutes away and the ski slopes of Piano Battaglia lie just to the south. Put the Finishing Touches in Your Own Style Finishing a house is a challenge, but it is also the most creative way to own one, and here the heavy lifting is already done. You choose the floors, tiles and colours, and the concrete terrace under a large walnut tree could be paved as an outdoor dining room for family or holiday guests. All the work together is estimated at around €60,000. That means you could buy and finish Casa Vanessa for under €200,000, giving you a mid-priced holiday home with estimated letting income of around €20,000 a year. It would also make an affordable permanent home in beautiful countryside. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Casa Sabrina - Castroreale Casa Sabrina is a renovated village house in the historic centre of Castroreale, offering panoramic sea and mountain views, a private garage and several outdoor spaces across four levels. Panoramic Roof Terrace and Aeolian Views The standout feature is the large roof terrace, a genuinely usable outdoor space with room for dining, relaxing or sunbathing. From here, the view stretches across the surrounding mountains and the Tyrrhenian Sea, with the Aeolian Islands clearly visible on clear days and the Tindari and Marinello area appearing further along the coast. A second terrace sits on the first floor, alongside smaller balconies on the lower levels, giving the house generous outdoor space for a property in the centre of a historic hill town. Renovated for Comfortable Year-Round Living Casa Sabrina was fully renovated between 2008 and 2009 and is equipped for permanent use rather than simply as a seasonal retreat. The house has mains gas heating, air conditioning, direct municipal water, public sewerage, double glazing and certified systems. The main living level includes an open-plan kitchen and dining room with a functioning masonry fireplace, a compact guest room or study, and a bathroom. Upstairs are the principal double bedroom, a second bathroom, a dedicated laundry room and a separate sitting room with an exposed timber ceiling. Private Garage in the Historic Centre At street level, the private garage has space for one car, with additional room for bicycles, motorbikes or storage, and connects internally to the house. Two further ancillary rooms on the same level provide useful cellar, storage or service space. Castroreale’s main square and everyday amenities are only a few minutes away on foot, while Barcellona Pozzo di Gotto is around 17 minutes away and Milazzo port approximately 33 minutes. The coast can be reached in under half an hour, making Casa Sabrina equally suitable as a permanent home, second residence or possible holiday rental.

Villa Andrea - Trabia With sea views stretching to the Aeolian Islands and a lower floor still to develop, Villa Andrea is a detached four-bedroom home above Trabia, east of Palermo. Its two front terraces look northeast over the Gulf of Termini Imerese from 340 metres up. Four Bedrooms, Three Bathrooms and 100m2 Still to Convert The ground floor has a living room built around a stone fireplace, a dining room and a separate masonry kitchen behind a sliding pocket door. The main bedroom here opens onto a terrace, with a second bedroom and a bathroom alongside. Upstairs the master bedroom has a walk-in wardrobe and its own bathroom, beside a further bedroom and family bathroom, and both bedrooms have sea-view balconies. Below, an unconverted lower ground floor of at least 100m2 could become extra bedrooms, guest rooms, a gym or a self-contained apartment. The house was renovated in the early 2000s, has new windows and shutters, gas heating and mains services, and is sold substantially furnished. Dine Al Fresco under a Beautiful Wooden Canopy The villa is completely detached, behind an automatic gate with parking for three cars, and a terrace wraps right around it. At the back you'll love the large outdoor kitchen, covered with a lovely hardwood structure and boasting a barbecue, a pizza oven, sink and plenty of storage and food preparation space. There's room for even the largest of dining tables and it's sure to become a hub of family life all summer long. At the front, two panoramic terraces face the sea. Steps lead down to a garden full of plants, and the sloping ground would suit a raised or semi-raised pool, subject to the usual permissions. A Perfect North Coast Base The light smattering of neighbours in the green district are all well-kept villas. The sea is seven or eight minutes by car, while the little town of Trabia and its shops can be reached in ten. Bagheria is a twenty minute drive, Palermo only a little further and the tourist hotspot of Cefalú is around the same. Palermo's airport is less than an hour away and others at Catania and Trapani can be reached in two. With this much space, a garden ready for a pool and a house that needs no work, the asking price puts a private sea-view home within reach of a first-home budget as well as a second-home one.

Villa Nancy - Sant'Agata di Militello Villa Nancy is a substantial sea-view villa in Sicily, combining around 310m2 of living space with panoramic coastal views, a productive olive grove and the flexibility of three distinct levels. Space, Comfort and Panoramic Views The main residential accommodation is spread across the ground and first floors, with a large living and dining room, exposed fireplace, separate kitchen, four principal bedrooms, two full bathrooms and a flexible additional room downstairs. A private lift links the two floors, while balconies and terraces make the most of the open views across the countryside and towards the Tyrrhenian Sea. Central heating, air conditioning and double glazing make the villa practical for year-round living. A Genuine Sicilian Country Estate The main sale includes around 1.2 hectares of fenced land with at least 100 olive trees, alongside vines, lemons, oranges and peaches. Additional adjoining olive-grove land is available by negotiation, potentially expanding the estate to around 4.2 hectares. Whether you want to produce your own olive oil, enjoy greater privacy or simply have room to breathe, this is much more than a villa with a garden. Flexible Living Near Coast and Mountains Below the main house, around 60m2 of C/2 storage space has been finished with a large reception area, fitted kitchen, private room with en-suite bathroom and direct outdoor access, giving the property valuable flexibility for guests, staff or extended family. Sant’Agata di Militello is around eleven minutes away by car, with beaches, shops, hospital, station and port all close at hand, while the Nebrodi mountains rise just inland. Check out the full listing on our website for more information about Villa Nancy.

Casa Max - Lascari Casa Max is an unfinished two-storey stone country house near Lascari, offering around 94m2 of internal space, 1.7 hectares of land and open views across the Sicilian countryside towards the sea. An Unfinished Stone Country House The exterior already has the character of a traditional Sicilian country home, with exposed stone walls and a compact two-level structure. Inside, however, the property remains largely unfinished, giving the future owner considerable freedom over finishes, fittings and the overall style of the completed house. An existing project provides for a living room, kitchen with dining area, two bedrooms and a bathroom, together with outdoor space and a small upper terrace. The internal staircase, floors and basic divisions are already present, while the electrical and plumbing systems, along with the other services, still need to be completed. 1.7 Hectares with Olive Trees and Sea Views Around the house are approximately 1.7 hectares of agricultural land containing around twenty olive trees, along with almond, orange and lemon trees and other Mediterranean vegetation. The elevated rural setting gives broad views over the surrounding countryside, with the sea clearly visible towards the northern coast. The size of the land also creates scope for landscaped outdoor living areas and dedicated parking. Subject to the relevant permissions, further additions such as a veranda, photovoltaic system or swimming pool may also be possible. Country Living Close to Cefalù Despite its rural setting, Casa Max is only around five minutes by car from Lascari, with the nearest beach approximately twelve minutes away and Cefalù around 21 minutes. Provision exists for reconnection to the electricity grid, while a 10,000-litre cistern is already present. The property is not connected to municipal water or sewerage, so independent water and wastewater systems will need to form part of the completion project. For buyers looking to create a personalised Sicilian country home rather than inherit someone else’s renovation choices, Casa Max offers an unusually flexible starting point.

Villetta Ippocampo - Mongerbino A rare opportunity to create a bespoke home in one of northern Sicily’s most picturesque coastal settings, with panoramic sea views, 2,379 m2 of land and two registered structures providing the basis for reconstruction. Panoramic Views over Capo Zafferano Set on the slopes of Monte Catalfano, Villetta Ippocampo enjoys a sweeping 180° view across the Mediterranean towards Capo Zafferano. The land rises gently across a series of terraces planted with olive, lemon and fig trees, prickly pears and other Mediterranean vegetation. Both registered structures are situated in elevated positions within the plot and benefit from the coastal setting. Despite its natural surroundings, the property is well connected. Aspra is around eight minutes’ drive away, Bagheria approximately fifteen minutes and Palermo around thirty-three. Spiaggia dei Francesi can be reached in about two minutes by car or seventeen minutes on foot. Two Listed Buildings with Reconstruction Potential The property comprises two existing registered buildings with a combined area of approximately 75m2. The larger building measures around 55m2 and includes an existing terrace with a simple pergola structure, whilst the second measures approximately 20m2 and is situated higher up the hillside. Both require substantial reconstruction, but their registered status provides the basis for a new project of up to 75m2 of covered space, subject to the necessary technical and planning approvals. A Project to Create from the Ground Up The site offers the opportunity to create a completely personalised home centred around its strongest features: the panoramic sea views, terraced landscape and outdoor setting. Terraces and pergolas may also form part of the finished property, whilst the exact layout will depend on the approved architectural plans. With vehicle access already in place and able to assist with project and works management, Villetta Ippocampo is an excellent option for anyone looking to create a distinctive permanent residence or holiday home near Palermo.

Casa Gisella - Caltavuturo Casa Gisella is a compact three-level home in central Caltavuturo, offering two flexible bedrooms, two balconies, mountain views and a practical base for enjoying both village life and the Madonie landscape. Traditional Layout, Flexible Living The house is arranged over three floors, with a kitchen and dining room on the ground floor, a small WC beneath the stairs, and a traditional fireplace adding character to the main living space. The first floor contains a large room currently arranged as a sitting room but suitable as a second bedroom, with two doors opening onto a wrap-around balcony. A narrow ancillary room provides useful storage and could potentially be adapted as a laundry or utility area. The principal bedroom occupies most of the top floor, with air conditioning, a recently renovated bathroom and access via a small landing to another wrap-around balcony with the best views in the house. Mountain Views from the Heart of Town Casa Gisella sits right in the centre of Caltavuturo, with cafés, shops, a pharmacy, bakery and restaurants all within a few minutes’ walk. The Rocca di Sciara rises directly above the town, with the start of the walking trail around fifteen minutes away on foot. Terravecchia Castle is even closer, while the wider Madonie landscape is always close at hand. Campofelice di Roccella and the coast are around 39 minutes away by car, while Cefalù can be reached in just under an hour. Habitable Now, with Scope to Improve The house is currently habitable, with technical and cosmetic updating recommended rather than wholesale restoration. The electrical system should be renewed, the plumbing reviewed, and old staining from a resolved leak needs redecorating. The windows and façade can be retained for a simpler, lower-cost approach, or upgraded as part of a fuller refurbishment. The property does not currently have the Italian certificate confirming formal approval for occupation, but the building itself has been legally regularised through retrospective building approval.

Villa Gargallo - Priolo Gargallo Villa Gargallo is a character-filled historic villa in central Priolo Gargallo, offering original frescoes, period floors, a private courtyard and a large roof terrace for buyers ready to take on a substantial restoration project. Historic Character Worth Preserving Behind the elegant stone façade, the villa retains many of the features that make older Sicilian homes so distinctive. High ceilings, original frescoes, decorated floors and traditional doors survive throughout the property, while the principal reception room stands out with its elaborate painted ceiling and two balconies overlooking the street. The accommodation is arranged on one main level, with four large rooms presented as bedrooms, a central corridor, former kitchen, bathroom and additional flexible space. The house requires comprehensive renovation, including work to the roof, damp and infiltration, plumbing, electrics and window frames. Private Outdoor Space in the Centre of Town At the rear, a private courtyard provides valuable outdoor space away from the street, while a spiral staircase leads to a substantial roof terrace extending across the building. The terrace requires restoration and safety improvements but has the potential to become one of the villa’s strongest features. Villa Gargallo is also protected by the Soprintendenza ai Beni Culturali, helping to preserve the historic and artistic character that gives the property its identity. A Serious Project with Strong Potential We estimate that a conservative restoration will require a minimum investment of around €200,000. Once restored, the villa could become an impressive four-bedroom private residence or, subject to the necessary permissions, a boutique B&B, guesthouse or office space. Priolo Gargallo’s centre is on the doorstep, while Syracuse, Ortigia, beaches, nature reserves and Catania airport are all within easy driving distance.

Plot Romolo - Cattolica Eraclea Open, panoramic and ten minutes from the sea, Plot Romolo covers more than 13,000 m2 of buildable land near Cattolica Eraclea. The setting is Sicily's quiet south-west coast, in the province of Agrigento. A House of 120 to 130 m2 Facing the Sea The plot carries a building entitlement under Sicily's rules for agricultural land. This allows a home of roughly 120 to 130 m2 plus rural outbuildings tied to the use of the ground. The exact size and design must be confirmed by a technician, who will check the local rules, restrictions and permits. The ground is mostly level or gently sloping, at around 140 metres above sea level, facing south and west. A single-storey house with wide openings and shaded verandas would make the most of the sea view. There would be space left over for a Mediterranean garden, cultivated areas and, where authorised, a pool. Setting up the Amenities An internal track is already traced and follows the natural shape of the land. The approach runs along a good state road, with only a short unsurfaced stretch at the end. Mains electricity is close by thanks to a neighbouring house, and if you want to stay green there is obviously more than enough land to install an independent photovoltaic system. Water can come from a well, subject to permits, or a tanker-filled cistern of the kind widely used on rural properties. Drainage would use an approved independent system. The Beach of Eraclea Minoa and the Platani Nature Reserve The beach and pine wood at Eraclea Minoa are about ten minutes by car. The sands run beneath the white cliffs of Capo Bianco and the archaeological area of the ancient Greek town. The nature reserve at the mouth of the River Platani adds dunes and quiet shoreline. Cattolica Eraclea, 10 to 15 minutes away, covers daily services. Sciacca is around 35 minutes and Agrigento with its Valley of the Temples about 40. The airports at Palermo and Trapani are each roughly two and a quarter hours. Land of this size with a sea view, a workable gradient and services within reach is the raw material for a made-to-measure home. Plot Romolo is priced to leave the bulk of a project budget for the build itself. We would be glad to talk through what is possible.

Appartamento Carmela - Termini Imerese Fully renovated, furnished and ready to use from day one, Casa Carmela is a bright 61m2 apartment in the centre of Termini Imerese, with step-free access, low running costs and excellent connections along Sicily’s northern coast. Turnkey Comfort with Easy Access Occupying the fourth and top floor of a well-kept stone-faced building, Casa Carmela combines the privacy of an upper-floor home with unusually straightforward access. Ramps lead from the street to a modern lift, providing step-free access from the street to the apartment. Inside, you’ll find a bright living and dining room, separate kitchen, spacious bedroom, bathroom and useful storeroom. Double glazing, independent heating and two air-conditioning units make it comfortable throughout the year, while the apartment is sold fully furnished with no renovation required. Palermo and Cefalù Within Easy Reach The location is one of Casa Carmela’s strongest advantages. Termini Imerese railway station is only a three-minute walk away, with trains reaching Palermo in around 33 minutes and Cefalù in about 27. Closer to home, shops and supermarkets are just minutes away, while the port and seafront can be reached on foot. Medieval Caccamo and the Madonie mountains are also within easy reach for days in the Sicilian countryside. Low-Maintenance Living with Plenty of Potential Annual condominium fees are around €420, helping to keep ownership costs low, while qualifying buyers may also benefit from Italy’s favourable first-home tax treatment. The apartment is ready to enjoy immediately, but anyone wanting a more contemporary layout could open the kitchen towards the living room to create a larger open-plan space. Whether used as a first home in Sicily, an easy second-home purchase or a rental investment, Casa Carmela offers flexibility without the usual renovation headaches. Check out the full listing on our website for more information about Casa Carmela.

Villa Florinda - Ribera A country villa with two independent apartments, Villa Florinda stands among its own olive trees outside Ribera on Sicily's south coast. The fenced grounds hold around eighty productive olives, plus fruit trees and mature planting, with the sea in view five kilometres away. Two Homes under One Roof The ground floor home opens from a central passageway into an elegant sitting room and a study that works as a fourth bedroom. A dining room follows, served by a traditional masonry kitchen and a laundry. Three bedrooms lie beyond, the main one with a private bathroom, and marble floors run through all the daytime rooms. Upstairs, the second apartment is reached by an external staircase. A bright open-plan living space rises to a high pitched ceiling, with panoramic terraces at both ends. Two further bedrooms, a bathroom and some eye-catching floors in a distinct hexagonal tile complete this stylish, sunny and fully independent second unit. The only work that needs to be done is a very localised ground consolidation. The vendors have already commissioned a survey and received quotes for the project, so you'll have all the information before you commit. The property could be lived in straight away. Olive Grove, Flagstone Terrace and Room for a Pool As beautiful as the interiors are, the estate outside might be even more impressive. An inviting driveway curves through the shade of fruit, palm and pine trees to a flagstone-paved terrace where a fixed canopy shelters an outdoor kitchen. There is parking below the house for four or five cars, plus a carport and a large garage. The flat ground could hold a swimming pool, and we don't see any reason that you'd have difficulty obtaining permission. You could either put it among the olive trees or in front of the house with a sea view. Beaches in Fifteen Minutes, Ancient History in an Hour Ribera and its year-round services are a short drive uphill. The sandy, south-facing beaches at Seccagrande and Borgo Bonsignore are about fifteen minutes away and stay quiet even in high season. Sciacca is twenty-five minutes and the Valley of the Temples about an hour. One of Villa Florinda's great advantages is its proximity to the prestigious Verdura Resort, just five minutes away by car. This is a particularly attractive bonus for golf lovers: the resort is home to three golf courses set between the Sicilian countryside and the Mediterranean, making world-class golf practically part of your neighbourhood. The airports at Palermo and Trapani are both within two hours. The size and layout of Villa Florinda make it ideal for a very large family, two households buying together or an owner wanting a holiday-let apartment attached to their home. Ribera is small enough to offer Italy's lowest tax rates for new overseas residents, and if you're an empty-nest couple who want to relocate to the sun with room to host the grandkids, we think this is an absolute dream come true. Appartamento Lucio - Mistretta Renovated, completely furnished and ready for immediate use, Appartamento Lucio occupies the top floor of a recent building on the edge of Mistretta, over 900m up in the green Nebrodi mountains. The sea and mountain views from its twin balconies are a real highlight. 92 m2 of Furnished Space Topped by a Storage Attic The front door opens onto a hallway, with the open-plan kitchen-diner on your left, then the bathroom, a smaller bedroom and a larger double. The bathroom has never been used at all, and the beds and other furniture in the bedrooms are modern and well chosen. A drop-down staircase built into the attic door overhead takes you up to a very generous storage space under the roof, and a more convenient little storeroom stands at the end of the corridor. Exposed light roof timbers in some of the rooms, high quality floor tiles, matching ceramic skirting and well-chosen furniture give the interior a very neat, well-designed feel. Double glazing throughout and radiators in every room will make it a very comfortable year-round home. Tyrrhenian Sea, Aeolian Islands and Sicily's Biggest Natural Park Balconies run along the front and back of the apartment, from the living room and master bedroom. From the former you can enjoy an incredible view over Mistretta and the lower hills of the Nebrodi that fall down to the Tyrrhenian Sea on the horizon. The dramatic volcanic archipelago of the Aeolian Islands is visible on clear days. At the rear, greeting you as you wake up in the master bedroom, is an uninterrupted panorama of the green countryside of the natural park. Walkable Mistretta, a Twenty Minute Drive to the Beach Shops, supermarkets, bars and pharmacies are within walking distance, in a town of about four thousand people that stays lively throughout the year. Mistretta's churches, fountains and stone palazzi make it one of the best preserved old centres in the Nebrodi. Santo Stefano di Camastra's beach is twenty minutes down a scenic road, Cefalù about 45 minutes and Palermo an hour and a half. A matching apartment across the landing may also be available. For a furnished, move-in-ready home with views like these, the pricing makes a second home in Sicily surprisingly achievable and a full-time relocation to the sun unbelievably affordable.

Casa Giovanni - Modica Spread over three floors opposite the Duomo di San Giorgio, Casa Giovanni occupies a corner of the former Jewish quarter of Modica. The city is one of the UNESCO-listed baroque centres of south-eastern Sicily. Three Floors and Two Entrances The house was formed by combining two homes, and the finished design retains two independent entrances. The upper door, just below the neighbourhood belvedere, leads into a bright living floor with kitchen and service bathroom. A balcony here looks straight at the dome of San Giorgio, and the exposed timber roof rises to around 4.5 metres at its peak. An internal staircase descends to a bedroom, a shower room and a second small balcony. Below again is a large vaulted room at street level with its own entrance. A small storeroom across the lane holds the water cisterns and pump, with space for general storage. A Neighbourhood that's both Noble and Nobel The poet Salvatore Quasimodo, Nobel laureate, was born in the palazzo next door, and his birthplace is now a well-known cultural site. Restaurants, cafes and the monuments of the centre are a short walk through the stepped lanes, with parking available near the belvedere above the house. Around the neighbourhood, restoration work can be seen breathing new life into numerous historic streets and alleyways. When you need to come and go, a limited range of flights are available through Comiso airport, only 20 km away to the north. Catania's international hub is reachable by car in only 90 minutes by road, offering connections throughout Europe and even direct flights to the Eastern US. Costed Works and Letting Potential Casa Giovanni is usable now, but we would recommend pricing some work into your budget. We suggest a review of the roof, the rebuilding of one balcony and, in time, new windows. Internal estimates suggest around €15,000 for facades and balconies, plus €5,000 to €6,000 for glazing. With its own entrance, the vaulted lower floor could become a guest suite, studio or holiday-let space. Under professional management it could bring in an indicative €10,000 to €12,000 a year. A natural cavity in the rock behind one wall, still to be verified by a surveyor, could add a highly distinctive design feature and some extra living space. This would make an affordable entry into the baroque heart of Modica.

Casa Francesco - Sant'Agata With two furnished floors and views to the Aeolian Islands, Casa Francesco is a hillside house above Sant'Agata Militello. High in the Nebrodi Hills The house is around 480m above sea level and under 3km from the coast. It stands in a quiet cluster of about ten homes, near the old San Basilio cross. From this north-facing hillside the view runs across the Gulf to the Aeolian Islands. The town centre, with its shops, schools and train station, is a fifteen-minute drive down the hill. The A20 motorway between Palermo and Messina is just as close. Two Apartments of 85m2 Each Casa Francesco is split into two fully independent floors. One is entered at ground level and the other by a short private ramp higher up. Each has its own kitchen, bathroom and bedrooms, and the upper floor's wraparound balcony holds the sea in view. Two families could buy and live here side by side, or one family could keep the second floor for guests. Furnished, with Room to Improve The sale includes all the furniture, from the long wooden kitchen upstairs to the pellet and wood stoves on each floor. A modest round of updates would bring the house fully up to date at a low cost by Sicilian standards. That means new window frames, a boiler to reconnect the existing radiators and rendering for the facade. The sloping roof would also take solar panels well. Remarkable Value for Money This is a furnished, two-apartment home with open sea views, a short drive from both the coast and the Nebrodi Natural Park. It suits a family wanting space and privacy, two households under one roof, or a main home with a separate wing for guests. The updates it needs are cosmetic rather than structural, so you can move in and improve at your own pace. At this level of the Sicilian market, it leaves room in the budget for the work described above. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Casale Torrazza - Valderice A historic ruin on almost 1.2 hectares of land, Casale Torrazza is found in the hills of Trapani province, with views towards Mount Erice and the surrounding countryside. A Two-Storey Ruin, Ready to Restore The ruins occupy the highest point of the plot across two storeys, with much of the perimeter walling still standing, in places close to four metres high, hinting at how large and airy the original rooms once were. Two sections of the building are registered for habitable use, with a combined floor area of around 420 square metres between them. One of the two current owners is an architect and has already lodged the initial application with Sicily's heritage authority, which should save a buyer some of the usual wait before building work can start. A private well on the land supplies water independently of the mains, and the pending application already includes provision for a swimming pool. In the Hills of Trapani Province The property looks out over vineyards, olive groves and old bagli scattered through the hills of Trapani province, with the hilltop town of Erice above and the city of Trapani sixteen kilometres away. San Vito lo Capo's beach is around twenty kilometres and half an hour by car, and Trapani's airport is a similar distance, with Palermo's around ninety minutes further along the coast. A Restoration Ready to Begin Depending on your design choices and the materials you want to use, restoring a property like this typically costs somewhere between €1,500 and €3,000 per square metre. Of course, this is on top of the purchase price, but our project management service can offer local know-how and negotiation skills to guarantee the best possible return for your money. We would take care of the whole process from planning permission to completion, working alongside the architect who has already begun the paperwork here. Whether you picture the final result as a single expansive home or a handful of holiday apartments, this would make a spectacular and potentially cost-effective entry into the Sicilian property market FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Casa Franco - Mistretta Surrounded by five hectares of olives and fruit trees, Casa Franco is a two-storey country house of around 180 m2 in the hills above Mistretta, at the end of its own private drive. A 180 m2 House to Renovate The ground floor holds the kitchen, with a brick fireplace in one corner, a large living area and a further room for dining or sleeping, all connecting directly with the terrace outside. Upstairs there are two bedrooms and a large central room, with small balconies over the hillside and ceilings of 2.75 metres. The house needs renovation before it meets contemporary standards, but it is a solid base rather than a ruin. An essential refit might cost around €50,000 to €90,000, while a complete refurbishment, including a three-bedroom layout upstairs, could run from €100,000 to €180,000 or more. Five Hectares, a Spring and Two Outbuildings According to the sellers, the olive grove can yield more than 300 litres of oil in a favourable year, with apricots, pears, persimmons and prickly pears growing alongside ornamental planting. A natural spring flows all year round, supported by a 5,000-litre cistern. A stone outbuilding near the house and a former store along the drive could become guest quarters or an independent annexe, subject to the necessary permissions, opening the way to hosting family or small-scale rural tourism. Daily Life in Mistretta, Beach Days at Santo Stefano di Camastra Mistretta's shops, pharmacies, bars and restaurants are a few minutes by car, the coast at Santo Stefano di Camastra is 25 to 30 minutes away and Cefalù about 45. The airports of Palermo and Catania are roughly equidistant from the estate. For buyers who want land, water and privacy on a realistic budget, and the chance to build value through renovation, the whole project adds up here.
