Description

3 bedroom villa equipped and with some furniture, 7x3 swimming pool, with thermal cover, garage and garden, 3km from the center of the spa town of Caldas da Rainha, on the Portuguese Silver Coast. It was a Tuesday morning and the Gears were arriving in Caldas da Rainha for a new stage in their lives, attracted by the calm, the charms and the quality of life that Caldas da Rainha provides them.

They knew about the famous beaches in the region, all different and each with a unique charm. They vaguely knew the story of Queen D. Leonor and her passion for the city's hot medicinal baths. They couldn't wait to meet the vain peacock that strolls through the Portuguese cobblestone streets to the fruit square where he lunches on fresh vegetables and grains in a place that is one of the city's highlights.

There, flavors, colors, aromas and shapes mix with the joy of visitors and the friendliness of sellers, proud of the quality and freshness of the products harvested just hours before. After shopping for lunch: fresh fish, homemade bread, lots of salads and fruits, the Gears returned home to enjoy their “new house, new life”, as they say around here.

The kids prepare the table outside, the mother took care of the salads and juices, while the father was responsible for grilling. While waiting for the grilled fish, the children and Boby had fun diving and laughing in the generous pool. You already knew that it has several public and private schools, a cinema, a skate park, a green park with activities and plenty of space to ride a bike and scooter.

At the end of the summer, they would attend a new school and make new friends, which they couldn't wait for. They had an early dinner, in Foz do Arelho, in front of the beautiful beach and Óbidos Lagoon, while they watched, raptly, a sunset in orange and red tones. That night, the little Gears slept early and agreed that the next day they would describe their new home to the little friends they left behind: "….We have a three-bedroom house, with lots of natural light coming in from the wide balconies, a large swimming pool, a closed garage to store our bikes and skates and a well-kept garden with space to plant some trees, a palm tree, aromatic herbs and organic strawberries, in a vegetable garden of our own.

We are also going to plant tulips and roses. They agreed to put a hammock for dad's nap between the olive trees. The parents' room is a suite with a walk-in closet and the two bedrooms have built-in closets, one for each of us and we share the other bathroom. Let's convince the parents to build a bathroom in place of the engine room and, thus, each of us has our own bathroom.

The house has a very functional layout. From the armored main door or through the garage, we reach the entrance hall, with a large wall cabinet where we will store the kispos. Then we come to the social area which is entirely open plan, with a pellet stove, which we like to light in winter, the spacious living room with several sofas, the dining room and the modern kitchen that leads onto the covered porch with dad's grill, where we eat our meals and we all play cards in the evening.

The house is very comfortable: it has air conditioning, electric shutters, double glazing with thermal break and windows that open in two positions: they call it swing and swing. We already walked to a large supermarket called Pingo Doce to get ready-made food and choose new towels and sheets for our beds.

The former owner left the kitchen ready for us to use with cutlery, pans, plates, glasses, everything… Mom is very happy with the combined refrigerator and we have been using the dishwasher and washing machine and the coffee and food making machine. Dad loves “his” barbecue under the porch and grills a lot.

We have already taken some walks in the urbanization and the neighbors are all very friendly. We already know that the center of Caldas da Rainha is 3km away, the bay of S. Martinho do Porto is 10km away, Foz do Arelho beach is 12km away, Óbidos is 11km away, Praia do Baleal is 30 minutes away and we arrived at Lisbon airport in less than half an hour. We love our house and the area, which is very beautiful and bright….”! Contact me quickly and earn a dream life on the Portuguese Silver Coast. #ref: 146300

The exchange rate on the day you make an offer on your property in Portugal will not be the same as the rate you pay when you complete on your purchase, as currency markets move constantly. Any large rate movements may take it beyond your price range as the chart above illustrates the fluctuation and how much extra your property could have cost you.

The best way to avoid this significant risk is to plan your budget and currency strategy with an experienced currency specialist. They have been known to save you up to 4% compared to many high street banks, £4,000 for every £100,000, which soon adds up. They will also keep you up to date on market movements, help you set a rate in advance with a product called a Forward Contract - so you know exactly what you will pay for your property in sterling.

This is why we recommend Smart Currency Exchange Ltd. If exchange rate movements continue to be as unpredictable and as significant as they have been in the past then by not using Smart Currency Exchange Ltd your property could cost you £21,195 more.
