Apartment in Ischia
Ischia, Trentino-Alto Adige
It's a hot August day, and the sun is already shining high over Trento when I hop on my bike. The morning air is still pleasantly cool, and the city's quiet streets seem to gently lead me toward a little adventure. The final destination is a special house in Ischia, a quiet hamlet of Pergine Valsugana. But first, a regenerating stop is a must: Lake Caldonazzo. Pedaling along the valley is a pure pleasure. Fields flow by on either side, mountains frame the horizon, and the thought of immersing myself in the cool waters of the lake makes me forget all my fatigue. Arriving in Caldonazzo, I can't resist: I leave my bike in the shade of a tree and dive in. The water is clear, cool, invigorating. A moment of absolute peace. There, floating and gazing at the clear sky, I think about how fortunate those are to live every day surrounded by such beauty. After a swim and a short break, I resume my journey. The road climbs a bit, but the view that opens up as I approach Ischia is worth every effort. And there it is, the house, a small, recently constructed building. What I will see is a splendid apartment occupying the top two floors, spread across two levels, completely open on all four sides, overlooking the landscape with discreet elegance. From every window, you can admire something different: the blue of the lake, the green of the picturesque village, the imposing mountains, or the meadows surrounding the area. The apartment's interior is still unfinished, and that's precisely its charm: it offers the freedom to choose every detail, to shape a space that fully reflects your taste and style. The fully customizable finishes allow you to create a unique atmosphere, modern or traditional, minimalist or warm. The building, composed of just three apartments, is refined and elegant. The stately elevator, the common areas embellished with porphyry slabs, and the attention to architectural details make it an exclusive and welcoming place. All around, the green meadows; above, the deep blue sky. The proximity to Pergine and Trento makes this home the ideal choice for those seeking tranquility without sacrificing the convenience of services. A refuge where you can experience every season to the fullest, in touch with nature and the authentic beauty of Trentino.
House in Massanzago
Massanzago, Padova
That summer afternoon, my grandmother took my hand and we went to visit my aunt, “in the old house, which as you say has 100 eyes”. When we crossed the gate, under the very tall trees, I saw the house: imposing, with honey-colored walls and windows that shone in the sun, it's always like this those windows seem like eyes that look at me lovingly. As the adults sat in the shade, chatting with cups of tea and biscuits, I asked if I could come in. Auntie smiled at me: “Go ahead, but be careful: the house has memory.” The entrance has an atrium that invites you to sit and reflect or see mythological animals in ancient Palladian, my I must explore! Around, the ajar doors invited me to discover rooms one after the other: the living room with the wooden floor, silent and fragrant, a large eat-in kitchen that smelled of soups and Sundays, and a dining room that was now a comfortable room where the aunt who never wants to take the stairs. I found a tavern with dark beams and shelves full of ancient things: from there, a door led to the garage, but for me it was a secret passage. Then I saw the staircase, with the wrought iron parapet, like that of a castle. Climbing it, it felt like climbing towards a different time. The first floor was filled with light and the scent of wood: four huge rooms, all with antique floors, and a second bathroom with light blue tiles and a shell-shaped tap. A fifth door...but there are four rooms, I had always missed it...come on, I'll open it and find another smaller staircase going up again, towards the attic. Up there, under the roof, light entered through the windows overlooking the garden. The antique plank floor creaked under my feet. I sat on the ground, watching the leaves move outside, and thought: “Here I could build my fort !” When I got off, Grandma told me: “So, did you see everything?” And I smiled: “No, everything is yet to be imagined.”
Villa in Dezzo di Scalve
Dezzo di Scalve, Lombardy
I had left the Lombardy plain behind with my faithful Moto Guzzi V7 Special of ’71, the roar of the V-twin making its way through the hairpin bends of the Alta Val Seriana. The fresh air of early autumn caressed my face, and the asphalt that wound through the valleys began to be tinged with the warm colors of the woods. I didn't imagine I was heading towards a real wonder, something unexpected. When I finally entered Val di Scalve, in the province of Bergamo, a breathtaking panorama opened up before me: solemn mountains, a clear sky and the rarefied silence of nature in transformation. The valley, under development, was experiencing a new splendor: 5-star resorts, state-of-the-art ski facilities and prestigious villas were redesigning the identity of the place even if nature still reigned supreme. I stopped in front of an extraordinary villa surrounded by a lush garden. The villa on three floors was built entirely in green and red Verrucano Lombardo stone alternating with skill with fine woods which created an elegant and decisive chromatic play and the characteristic slate roof gave the final touch. The exterior was imposing and fascinating, but it is the interior that was a world unto itself. The living area, distributed over three distinct rooms, was designed to experience every nuance of free time, wrapped in elegant Venetian stucco walls still made with the ancient method: a TV area, one dedicated to silence overlooking the valley and one where you can chat in front to the fire of an authentic fireplace, one of the 7 of the villa, which crackles welcomingly. An original Thun tiled stove, of rare beauty, accompanied the passage to the dining room, refined and bright with walnut wainscoting that gave a unique touch to the environment. The separate kitchen, equipped with every comfort, featured an intimate corner for family meals, and the attention to every detail was as evident as the hand-painted tiles depicting playing cards. From the French window you entered the garden, where under a large portico supported by sculpted wooden columns there was a real outdoor kitchen with a barbecue area, pizza oven and a magnificent cedar wood table. On the upper floor, the sleeping area was a masterpiece: all the rooms developed around the gallery overlooking the living room below. On one side the master room, an alcove richly finished with the romantic fireplace and the private bathroom also with its fireplace and on the other the two bathrooms and three bedrooms, each different from the other. The green one with a very rich hand-woven upholstery and custom-made wardrobes, the brown one with the fireplace and the splendid bay window and its panorama, the children's room with the mezzanine above in the attic. Curtains and bedspreads strictly personalized with particular designs and colours, always hand-woven by a master weaver. Each room was something different with fine parquet floors of various essences, marble inlays and coverings, elegant tapestries, every detail had its own history and its own reason. I sat on one of the two lilac armchairs placed on the gallery where a small sitting area had been created. From the two windows overlooking a romantic circular balcony, sunlight filtered through and illuminated the fireplace. I stood there for a few minutes enjoying everything I had seen. But it wasn't over yet. I went down to the ground floor, a place that would be the envy of a 5-star hotel, a heated environment overlooking the greenery of the garden with swimming pool, gym, sauna, bathroom, all enriched by splendid wall paintings that accompany the porphyry mosaic floor, under a shining “starry sky”. A final door led me into the basement, an immense garage, perfect for housing vintage cars and motorbikes. This villa was not just a home. It was a place that enchants, a rare opportunity, a perfectly crafted and preserved pearl, ready to shine again.
Villa in Saitta
Saitta, Sicily
There is a place, in the hills of Modica, where time has stopped. Not in the sense that nothing happens, on the contrary. But there, the days pass slowly, to the rhythm of light, wind and silences full of life. The villa cannot be seen immediately. You have to travel along a small road that climbs between dry stone walls and rows of olive trees. Then, suddenly, it opens before your eyes like a postcard, framed by fruit trees, centuries-old carob trees and the sweet scent of the sun-kissed earth. It is a welcoming home. It comes to meet you with the warmth of ancient stone, restored with respect, and that sense of peace that only certain places can give. She's not ostentatious, she's not pretentious: she's authentic. True as a happy memory. Inside, the fireplace waits for someone to light the fire. In the large built-in kitchen you can still hear the echo of voices, of kneading hands, of the slow-cooking wood-fired oven. Everything smells of family, of slow Sundays, of generously poured wine. In the outdoor kitchen created from an attached building, the air tastes like embers and wood. There we laugh, we listen to stories, we toast to summer and life that flows. And when evening falls, with cicadas playing in the background, just look up to understand that you are in the right place. Under the covered veranda, where time really seems to expand, you have lunch in the shade during the hottest hours, you read a book suspended between light and silence, you chat until late with the breeze caressing your skin. It is one of those places where even waiting tastes sweet. Two large rooms with bathroom with independent entrance seem designed for those who arrive and no longer want to leave. Or for those who, every now and then, need their own corner. And then there is the garden. It's not just any garden: it's a small oasis. Every tree, every plant tells something. And if you stop in silence, you can hear the sound of water flowing, down there, from the old well brought back to life, quenching the earth's thirst and guarding the memory of the past time. This villa cannot be visited. You live. And when you leave – if you leave – you realize that something is left with you. A smell, an image, a sensation. Like a promise of return.
House in Siderno
Siderno, Reggio Calabria
I'd been on vacation in Calabria for a few days, with no particular plans. I'd chosen a quiet spot on the Ionian coast to slow down, read, and breathe. One afternoon, as the sun slowly set behind the hills, I found myself strolling through the center of a small village near the beach. I don't even remember the name. But I remember that antique shop well. The window display was a fascinating chaos of forgotten objects, and in the center, in a small box of faded blue velvet, there it was: a coral necklace, a warm, vivid red, like certain sunrises over the sea. I entered almost without realizing it. The owner, a kind older man, told me that the necklace belonged to a young woman who lived in Siderno many years ago. He couldn't tell me much more, but something about that object had already captivated me. I bought it. Later, at the hotel, as I opened the box, I found a letter hidden under the velvet. It was fragile and yellowed, written in an elegant hand. A man declared his love to a girl who lived in a villa in Siderno, describing a magical place: a fragrant citrus grove, a small balcony overlooking the silence, and a voice singing, thinking it wasn't being heard. Those words struck me so deeply that I impulsively decided to go to Siderno. The town wasn't far; in fact, its location immediately captivated me. It was very close to the sea, but a few streets away was enough to find yourself immersed in a green, hilly landscape. A perfect balance between coast and tranquility. Walking through the streets of the historic center, I noticed a palm-lined avenue. I stopped. At the end of the avenue, an ancient iron gate opened onto a three-story villa. Each story was different: one simple and austere, another ornate, and the top... elegant, with a small flower-filled balcony. “Each one is different, like you sisters, and the last one bears your grace and looks out alone, like me, to listen to your melodious voice.” Those words were in the letter. I had no doubt: that was the house. A man was pruning the garden. A gardener. I approached, and he saw my curiosity and invited me in. As we walked among the abandoned citrus trees and overgrown paths, he told me the history of the villa. It had belonged to a noble family, then stood empty for decades. Now it was for sale. “It needs a lot of work,” he told me. “But the structure is solid, and the potential… is immense, and what’s more, the land is buildable.” He was right. The rooms, though dusty, retained original details: terrazzo floors, frescoed ceilings, wrought-iron railings. The garden was a forgotten treasure, with centuries-old trees and the scent of the sea just steps away, and those two semi-ruined buildings behind the villa—so many things could be done. I immediately thought of the possibilities: a boutique hotel, luxury apartments, a sprawling resort, a place for creative retreats or weddings surrounded by greenery, with the beach less than a five-minute walk away. Siderno is strategic: convenient transport links, growing tourism, a mild climate year-round. As I climbed to the third floor, I reached the small balcony. I stopped. The wind barely moved the dusty curtains. I looked at the horizon and closed my eyes. I could almost hear that voice, faint, singing a forgotten melody. Perhaps it wasn't a coincidence that that necklace had come to me. And perhaps this vacation wasn't just meant to relax me...
House in Ponte Presale
Ponte Presale, Tuscany
My journey to Ponte Presale, a natural crossroads between Tuscany, Emilia-Romagna, and Marche, began with a few stops that are worth visiting in their own right. First, a stop at Passo delle Radici, with its breathtaking view of the valleys, then a relaxing walk on the shores of Lake Pontecosi, immersed in the silence of Garfagnana. A little further on, San Pellegrino in Alpe offered me a breathtaking view and an atmosphere of times gone by. When you arrive in Ponte Presale, you immediately realize that you are at an important crossroads between regions and cultures. Right along the main road, easily accessible and clearly visible, is an interesting property with great potential, ideal for those who dream of combining home and work in one place. The living area is already ready: a completely renovated and furnished apartment located above the restaurant, with two bedrooms and a large panoramic terrace overlooking the Apennine mountains. All you need to do is move in with your suitcases: the house is there, cozy and well-kept. The rest of the structure, on the other hand, requires some initial refurbishment—painting, minor updates to the systems, and new furnishings—but the foundation is solid. The restaurant, with two separate rooms (one small and private, the other larger for events and groups), is functional, although it needs updating. It is a classic example of a business that, with a few initial touches, can be brought back to life immediately and then grow over time. Next door, the accommodation facility with eight rooms with private bathrooms and a spacious terrace is just waiting for a new lease of life. The adjoining shop could also become a point of sale for local products or a small multi-purpose space. The location is strategic: a must for those crossing the Apennines between three regions, a perfect destination for hiking, motorcyclists, nature lovers, and foodies. A rare opportunity to live in an authentic setting, work for yourself, and shape a personal project with great growth potential.

What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.

What is a “Codice Fiscale” and why do I need it to buy in Italy?
The Codice Fiscale is your Italian tax code and it’s required for key steps in a property purchase—signing contracts, opening utilities, paying taxes, and often for banking. Many overseas buyers apply early because it can delay the preliminary contract (compromesso) and completion if it isn’t ready.
Your lawyer can usually guide the application process, or you can obtain it via the Italian tax office or consulate route depending on your situation.
