House in Idro
Idro, Brescia
The road is empty and the car meanders through the mountains and along the lake shore, overlooking the calm water, surrounded by fir trees and a few alpine villages scattered here and there. We are at the Casa d'Idro, in the municipality of Idro, on the western shore of the lake in a panoramic and sunny position. The oldest structure of the House dates back to the period between the end of the Middle Ages and the beginning of the Renaissance. We are talking about the 15th century and we immediately notice the conformation of the building, with the ground floor and its portico, the typical stables, a series of storerooms and cellars, while on the first floor, as was customary in the past, we find the living quarters, barns and other rooms that once served the function of extra storage rooms, but which today could be rooms, communal spaces or other, depending on how one wants to re-imagine the distribution of space. Crowning the ancient farmhouse is a fund, part of which is used for grazing, part for fodder production, with an orchard, wood and vegetable garden. In short, an ancient farmhouse worthy of a setting for a Boccaccio tale. In fact, the farmhouse features architectural elements and artefacts that constitute significant evidence of local history and art, which in this case are also recognised as being of immeasurable cultural and architectural value. It has been years, if not decades now, that the world has completely changed, and although one would like to tell a long story of ancient intrigues, love affairs, victories and defeats, a tale worthy of an epic novel, we are forced to return from our journey through time and note that, as is the case in many cases, modernity has brought about the cessation of farming and livestock breeding, leading to the loss of the land's peculiar vocation. But, as we all know, one door closes and another one opens. The current owners, who are engaged in other activities, have always, in keeping with family tradition, kept the building and grounds in good condition. In fact, they have carried out numerous maintenance works on the main building, also at a structural level, and have periodically mowed the grass, cut wood and cared for the fruit trees, keeping the entire property in good condition.à. In the light of all this, the possibilities for functional recovery are many, from a tourist-restaurant and restaurant vocation to socio-healthcare or senior housing, but also purely residential, all of which obviously implies the restoration of the main building with a redistribution of the internal spaces and a feasibility assessment of the construction of new facilities to increase the opportunities and services to be offered depending on the final destination. Here, along the magnificent Lake Idro, in an old house full of history and ready to welcome new and even more beautiful ones.
House in Toscolano-Maderno
Toscolano-Maderno, Brescia
Today we are ready for a Vespa outing, the sun has already shown itself in all its splendour since early morning, contrasting with the turquoise sky. Riding along the western Gardesana today is more beautiful than ever, to the left the ancient walls bordering Lake Garda and to the right all the shades of green of the vegetation. I love not going too fast on my motorbike and with my helmet back with goggles because I am also lucky enough to smell the scents which, combined with the landscape, make for a 360° experience. Our tour starts from Monte Gu, as they call it here, we are over 1550 m on Monte Pizzocolo where we can admire the Adamello group, Monte Rosa, the Apennines, Monte Baldo and the ValVestino dam. We stop at the "due aceri" bivouac, where there is a small church dedicated to the fallen of all wars, because from the top we truly have a wonderful view of the enchanted place in which the property we are about to see is set. Back on our bikes, we finally head for Toscolano Maderno which, as I have told you, is located on the western shore of Lake Garda, in the province of Brescia. This small town has ancient roots, even dating back to Roman times, and is known for its natural beauty, with its breathtaking views of the lake and surrounding hills, but also for its rich history and culture. In the past it was also an important centre of paper production in the afternoon walk to the Valle delle Cartiere we will see an interesting paper museum. The two-room apartment set in a modern residential centre overlooks on one side the ancient port of Toscolano, which between the 15th and 18th centuries was a centre for sorting paper and iron, from where boats arrived and departed for Venice, and on the other the practical swimming pool set in the beautiful condominium park, which allows us to enjoy our holidays with all the comforts. We reach the flat, which is on the third floor, by an external staircase overlooking the central park, and from here we access the living area with two views, one of which overlooks the small terrace overlooking the lake and the other the terrace from which we entered. The sleeping area is independent and bordered by a door beyond which is the bathroom with shower and to the right the master bedroom which overlooks the terrace with pool view and to the left the single bedroom which overlooks the small balcony with lake view. The staircase from the living room leads to a splendid private terrace on the fourth and top floor, structured in such a way as to guarantee total privacy and a special place to spend evenings alone or in company. You thought the surprises were over? Wrong, the flat is completed by a garage and a practical cellar. How? OK let's get the bike and go and see it...you will be as enraptured as I am.
House in Ispica
Ispica, Ragusa
We walk through the districts of the Ispica countryside, where blades of grass lie prone to the constant blowing of the sea breeze, laden with swollen dewdrops in which the sun is reflected in the turquoise sky. The old farmhouse immediately evokes the idea of frugality, rusticity and the echo of a distant yet so incredibly familiar era. It is a marvel of absolute calm, in an infinite field, a reality in which one can laugh, joke, cry and love without anyone knowing. In other words, it is a place we could truly call our own. Today, however, the property is in a state of neglect, the garden is uncultivated and in need of replacement. But, equipped with the right vision, we immediately identify the main concept: do we salvage the two small houses that are there or do we demolish everything and salvage the volume? Either way, the imagination has a lot to feed on. A modern, contemporary villa in a minimalist style as well as a combination of tradition and modernity? A swimming pool or jacuzzi? Or a volleyball net hung between a palm and an oak tree? Or solar panels on a canopy to protect the car? A beautiful colonnade with climbing plants or an orchard, an olive grove, a citrus grove or... the ideas are endless, just like the potential of this rustic cottage nestled in its gigantic grounds that seem to be a fiefdom worthy of a medieval noble vassal. And so the proposal takes shape: a large plot of land of more than 12,000 square metres plus two buildings, the larger of which is partly used as a dwelling with a living area, two bedrooms, bathroom and storeroom, with a warehouse alongside, while the second building, of more modest dimensions, was certainly once used as an agricultural warehouse. Today we can think either of recovering the volume, or of renovating the existing buildings, changing or retaining, according to need, their function, for our first home, for holidays or as a property to be rented out to the delight of many tourists.

Apartment in Piazza Armerina
Piazza Armerina, Enna
Today we are going to Piazza Armerina, a municipality in central-eastern Sicily located in the Erei mountains at around 700 m above sea level. I must admit that I was unaware of the presence of this place and I thought it was a square in Enna and not a true natural and artistic masterpiece, known as "The city of Mosaics and the Norman Palio" or "The city of 100 churches". Our meeting is at the Duomo, the highest point in the city. From here a series of medieval streets unfold through which we wander in ecstasy, while to the right and left we are surrounded by Renaissance and Baroque buildings. A Vespa whizzing by a few steps away from us brings us back down to earth and understand that we are in the 21st century. Among these ancient buildings we identify the one where the property we are going to visit today is located, the result of a recent renovation where a large and modern apartment has been created on the first and second floors. Having crossed the threshold through an ancient and austere wooden door, an elegant staircase covered in Caltagirone marble and ceramics takes us to the first floor where the various rooms develop from the large atrium starting from the living room, the large living area with an American kitchen with a relaxation space and a splendid view where we can admire the famous Gagini balcony and finally a study room and bathroom in refined marble. The staircase that leads us to the sleeping area is another element that characterizes the entire house, marble and glass blend together in an extremely pleasant contrast between the classic and the modern. The second floor reflects the dimensions of the one below, but is different in layout and style the slope of the roof. Here we find the three rooms, one with a walk-in closet and the large bathroom finished in a more modern but no less beautiful way. What can I tell you, a few lines are not enough to describe in detail each environment and the characteristics of the materials and finishes, what we know is that if the center of Piazza Armerina is your destination your search will stop here.
Apartment in Cecina
Cecina, Livorno
Marina di Cecina, Tuscany, is famous for its sandy beaches, transparent sea and large countryside in the hinterland, rich in vines, olive groves and cypress trees - an area that abounds in both natural and human beauty, ancient, historical and even recent. Fertile ground for those looking for a place to stay, for those who love Tuscany, with its immense sunsets, friendly people and exquisite cuisine. A question. How many is 300 metres? It's a little less than a five-minute walk. And by bike? Maybe half a minute. All this for a simple thought: we are practically at the seaside. The proposal we want to talk to you about today is in fact a large flat only 300 metres from the beach. It is situated in a very quiet residential area and occupies the first floor of a small house. With 4 free sides it presents itself as a solution for those who want a first or second home for themselves, but also for those with business ideas. The entrance gate leads us to the private courtyard on the ground floor while the external staircase takes us up to the first floor. In its almost 115 square metres of floor space, in addition to three balconies, we find a large entrance hall, a dining room, a kitchen with pantry, a living room, two large double bedrooms, a large bathroom and a last room that could be a study, a third small room or simply a walk-in wardrobe. Large spaces and many rooms, which could be further improved and rationalised, perhaps by obtaining a third bedroom and a second bathroom useful both for personal use and in case one wanted to use the property to rent out, an idea not to be underestimated given the high demand and not only during the summer period. Internally it is in fair condition and can be lived in immediately, with central heating and a beautiful fireplace in the dining room, but with some modernisation and customisation work you can make it absolutely unique.
House in Scicli
Scicli, Ragusa
We are in the historic center of Scicli, a UNESCO World Heritage Site, where among medieval columns and porches stand the baroque domes of the cathedral. Among oleanders, olive trees and flowers, the scent of the bakery 50 meters away wakes us up in the morning. Here the specialty is the so-called "Testa di Turco", at least double the size of the average, which crumbles into a thousand crunchy and delicate layers of puffy pasta that hide a good dose of cream from the citrus aftertaste. This is the aura of the property below presented, which is spread over a portion of an ancient building and is configured as the ideal for the creation of a reality where, in addition to the scent of the bakery, you can breathe air of modernity, baroque and minimalism. You can think of a holiday home for yourself or for others, for guests or to make income, but also for a primary residence. Why not? Because at the end of the day the location, the main factor of each property, also here it has the upper hand but should not be neglected all the other features. It must be designed as a sort of terraced house, well restored, with parts where, for example, ancient bricks and an old building spring out of the stucco specially, other interesting details such as the medieval arch in the living area, all elements and fine architectural details. Sure, if on one side the house has all some particular elements, on the other there is a final touch to give it its own personality. As an idea, here you could think of how to use the contrast between ancient stone and stucco, installing light wood shelves, decorated with fatty or tropical plants, a beautiful monster for example, perhaps putting some light as can be seen in some modern chic rooms where outdoor bulbs are very popular, the aluminum element in black color, going to work then on the balance of the colors of the house. Let's imagine it in the center of Scicli, both as ours and as a B&B: a living area with a beautiful sofa, the kitchen with a small counter, and the bathroom / laundry room. On the first floor the bedroom, the second bathroom with shower and finally the mezzanine with the exposed roof to be used according to your style. Apartment in Caldonazzo
Caldonazzo, Trento
We are in Trentino, specifically in beautiful Valsugana, where one cannot help but notice among the foliage of the trees two limpid bodies of water, the lakes of Caldonazzo and Levico. But let us dwell on Lake Caldonazzo a short distance from our apartment. We are in an optimal climatic zone that gives the waters of the lake ideal temperatures for bathing from May to the end of September; after all, it is one of the warmest lakes in Europe. In addition to this special feature, you should know that there are free beaches and equipped bathing establishments on its shores. In fact, the lake is ideal for practicing various sports such as sailing, canoeing, windsurfing, rowing, and water skiing. Those who enjoy fishing will also find a wide variety of fish such as trout, rudd, carp, sun perch and tench. Now, however, we head into the historic center of town, on one of Caldonazzo's main streets, where on the 1st floor of a quaint historic house is our recently renovated apartment. It is accessed by climbing a first flight of stairs, from a small terrace that receives the afternoon sun.We enter directly into the kitchen, where there is no lack of a chimney for the installation of a practical economical stove, great for cooking chestnuts in the fall and for natural heat. We continue into the modestly sized living room, which if desired can also become a second room for those who need extra sleeping accommodations. You will be kissed by the sun as you wake up in the morning. The master bedroom, like the living room boasts a beautiful east-facing window and the size is made more generous by a practical walk-in closet. Very nice and elegant bathroom with the large shower stall and window. Completes the property a large and windowed cellar on the ground floor, in which is also located the boiler for the independent heating of the apartment. Everything redone with good taste, attention to the quality of materials and without unpleasant condominium expenses. You just have to order the kitchen and move into this beautiful and cozy nest.
House in Stazione di Alberese
Stazione di Alberese, Tuscany
On this splendid spring day, accompanied by the singing of birds, our visit to the Pantanella farm allows us to live for a while in a bucolic context similar to those described by Jane Austin. We are located in the Maremma natural park, a few km from the sea and one of the most beautiful and intact coasts of the Maremma coast and at the foot of the Uccellina mountains covered in thick Mediterranean scrub where nature rules over man. And so while our gaze is lost in the hectares of land in the soft countryside we are about to visit the manor house, an aristocratic country residence on two levels with warehouses and storage rooms on the ground floor and the first or floor dedicated to the home. In the courtyard, in addition to the main building, we find 3 other buildings once used for agricultural and livestock farming, warehouses, chicken coops, pigsties, stables and barns which take us back in time and make us relive the past. The property includes approximately 31 hectares of which part is occupied by a vineyard for approximately 17,000 meters and 100 olive trees while the rest is currently used as arable land and by a forest of over 4 hectares separated from the property where the farmers once lived they supplied wood. The property would be well suited to becoming an accommodation facility in which to combine the production of oil, aromatic herbs and other agricultural products with special experiences in nature in one of the rural buildings or in other eco-sustainable solutions to be included in this area of particular beauty. Not to be underestimated is the presence of high salinity thermal waters underground which could extend the offer of a possible accommodation facility. Close your eyes and imagine yourself already here, you have decided to move to your new life and you have enriched the structure with antique wooden furniture, precious white porcelain objects, cushions and curtains in finely embroidered antique white cotton. Everything speaks of your love for this place from the lavender pots that you placed in ancient wineskins, to the iron lamps found in a second-hand shop and even the white bicycle with the large wicker basket with which you take long walks along the tree-lined avenues. In the morning after a restful sleep you wake up in your wrought iron bed which was once a gate and after having pulled back some ancient embroidered linen curtains you enjoy the panorama of the Maremma Natural Park, with the Uccellina mountains as a backdrop. Agritourism, charming B&B, educational farm, riding school or simply your country residence, there are countless possibilities for developing this property set in a context where the calm rhythm of the countryside dominates and not far from the sea, from the splendid art cities of the Tuscany and its naturalistic wonders.

House in Murlo
Murlo, Siena
It is well known by now how much I love to travel and, above all, to observe. Work visits always turn out to be extraordinary opportunities to learn and experience fantastic moments. Today's stroll took me within the walls of Murlo, a small and pristine medieval village nestled in the heart of a wild and unspoiled territory. It captivates because it is far from mass tourism and evokes life from another era. However, what surprises most is the surrounding territory and, in particular, its inhabitants, who bear an extraordinary resemblance to Etruscan paintings. It's not just my observation; I discovered that it has recently been proven that the local population carries Etruscan DNA. This is because it was a fiefdom of the Bishops of Siena and remained isolated for centuries. All of this holds enormous charm for me, but the most incredible experience came during the visit to the property. A fantastic sensation enveloped me, as if my brain were an independent organ sketching out projects at a rapid pace, crumpling and throwing them aside, engrossed in another fantastic idea. I almost seemed to see all those balls of paper scattered disorderly on the terracotta floor. And my heart danced to the waltz of euphoria unleashed by adrenaline. Upon entering the atrium of the first palace, I immediately realized that the term B&B was an understatement, as the structure lends itself to various solutions. Visiting the first two floors already set up to accommodate guests in its 7 rooms with attached bathrooms sparked in me a desire to preserve all the beauty that already exists and perhaps enhance it with some modern furnishings here and there, highlighting the enchanting ancient terracotta floors and tiles, but toning down the colors and favoring white. Once downstairs, the alcoves won me over. Here, one can truly decide to do something in addition to the upper floors and thus dedicate oneself to breakfasts, lunches, events, but I believe that's limiting it; it's primarily a place to share. The niches suggest tastings, possibly of excellent Tuscan wines and olive oil, but one could also focus on products made perhaps with a personal brand, creating a small production. Considering the splendid and enormous fully equipped kitchen, one could think of exclusive pastry-making to delight the guests' palates. But I wouldn't rule out dedicating oneself to catering in the wonderful vaulted halls, with typical Tuscan cuisine products, organizing events, aperitifs, themed dinners both indoors and outdoors, in the splendid garden and by the poolside. Did I tell you that strolling within these walls has inspired me with lots of ideas and images of what could be done? Now, you too can take a walk, breathe this pure air, lose yourself in the idyllic landscape, and think that you could have not only a business but a whole new life for yourself and your family. But when you need your privacy and tranquility, you can always retreat to the annex where a beautiful three-bedroom apartment awaits you. Will you be able to enjoy your spaces and have everything under control? Are you still thinking about it?
Apartment in Riva del Garda
Riva del Garda, Trento
It is in the morning that the spring sun peeps into our white living room, gently kissing the diagonal wall and creating a triangle of golden light. Riva del Garda is an enchanted place, a place of the senses, where chic blends with the antique, where mountains brush against the lake and dreams embrace reality. Here, those with a palate for style will find their oasis, between Trentino's Valle dei Laghi, Lombardy and the Veronese region, where the lake dances with the Alps and the snow caresses the olive trees. And it is precisely in this setting that an ineffable call emerges for a dwelling that becomes a sanctuary of the soul, a refuge where authenticity reigns supreme: the interiors of this flat, capable of whetting the appetite of the most refined senses, are a brilliant blend of Parisian style and contemporary aesthetics, enriched by French finishes that verge on the work of art. But talking about the constitution of the property, the dwelling offers four distinct spaces, three of which embrace the quietness of the bedrooms, while one opens up to the fervour of daily life, welcoming the living area to which, to enrich the comfort, are added two bathrooms that offer intimacy and practicality. However, the real jewel is the terrace, overlooking the small harbour and the fortress, an authentic treasure chest of beauty and serenity, which lends an inestimable value to this penthouse in the heart of the old village, amidst charming Habsburg palaces and medieval battlements. In an urban context where open spaces are rare, this precious extension offers a haven of rare beauty and peace to be enjoyed both during the day and at night in a romantic candlelit dinner. The finishes, as expected, are of a high standard, wooden floors dominate in all the rooms while the custom-designed furnishings fit perfectly into the various spaces. Also not to be missed are the parking space located in the basement and a generous wine cellar that thoughtfully houses the skis for the winter and the mountain bikes, ready to explore the majesty of the Valle dei Laghi and Alto Garda. Whether our main residence, a holiday retreat or an investment, this property presents itself as a golden opportunity in terms of economic return. With its three bedrooms in the heart of the town and an outdoor space, the prospects are promising. Should our desires change, it reassures us to know that we have invested in something of value, easily resaleable or leasable, in keeping with our heritage and financial goals. In a natural and historical paradise, this wonderful flat will become your living retreat with a unique view of Lake Garda.

What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.

What is a “Codice Fiscale” and why do I need it to buy in Italy?
The Codice Fiscale is your Italian tax code and it’s required for key steps in a property purchase—signing contracts, opening utilities, paying taxes, and often for banking. Many overseas buyers apply early because it can delay the preliminary contract (compromesso) and completion if it isn’t ready.
Your lawyer can usually guide the application process, or you can obtain it via the Italian tax office or consulate route depending on your situation.
