SOLID STRUCTURE BUT SOME RENOVATION NEEDED The structure is sound with no damp or structural issues, and the floors are in good condition. An old outbuilding's building volume could potentially be relocated elsewhere on the land. With these works completed, the property would suit buyers looking for rental income, multigenerational living or flexible guest accommodation in one of southern Sicily's most attractive and historically rich areas. Villa in Lido di Mondello
Lido di Mondello, Sicily
Villa Due Mari - Mondello An absolute jewel of a family home, the stately Villa Due Mari is just 300m from the beach of trendy Mondello. An incredibly rare opportunity to buy into the great Sicilian summer experience, it dazzles with immaculate renovation work and perfect presentation. FIVE BEDROOMS AND THREE BATHROOMS The villa is spread across three floors, with a living room-diner and kitchen on the ground floor, four bedrooms on the first and a self-contained flat on the second. In total there is a huge 240m2 of indoor space, including a wide marble staircase that wraps around an fully functioning elevator. Two kitchens, one in the flat under the eaves, give you the flexibility to entertain in different configurations or perhaps to retain a live-in housekeeper or property guardian. Everything is in pristine condition, and the home is sold fully furnished, inclusive of all contents shown in our virtual tour and photography. A GREEN LAWN AND AN IRRESISTIBLE SWIMMING POOL The 400m gardens are fully enclosed and offer numerous possibilities for family time or entertaining. On the street-side of the west-facing property you will find a small front garden and off-street parking for one car. A flight of steps leads up to a long, open front porch. To the rear is a beautiful deep portico offering 55m2 of covered outdoor space. If we were buying the villa we'd consider enclosing it with glass to hold a winter garden and give us extra living space all year round, but it's stylishly designed and refreshingly cool just as it is. Beyond this, the well-kept lawn leads to the 7x3m swimming pool, an invaluable addition to a home in such a popular location. Beauty and Style, at Home and Around the Corner Mondello is officially a district of Palermo, but has its own distinct identity and is separated from the main city by the towering rocky outcrop of Monte Pellegrino. It is an exquisite natural bay, with a deep white sandy beach and picture-postcard turquoise sea. The gentle entry to the water and shelter offered by the bay makes it an unbeatable spot to bring young children or less confident swimmers. It has been the go-to summer escape for citizens of Palermo since the town's elite started to build villas here at the turn of the twentieth century. The immediately recognisable Liberty architecture, an offshoot of the Art Nouveau movement, was once the prevalent style throughout Palermo, but widespread rebuilding work in the 1960s saw much of it sadly lost. Villa Due Mari is a beautiful example of the style - a time capsule and a piece of the region's cultural heritage. Even better, it stands on the famous via Margherita di Savoia, a central avenue which is noted for its collection of well-preserved Liberty homes. Villa in Piazza Armerina
Piazza Armerina, Enna
I've never been a comfortable vacation type. But this time I needed something different in my life. A refuge. So, pushed by a Sicilian friend, I ended up here, a few kilometers from Piazza Armerina, immersed in the rugged and beautiful countryside of the Sicilian hinterland. The mansion had been described to me as “a dream of stone”, and when I walked through the iron gate, I realized it was no exaggeration. The house, ancient but completely renovated, seems to emerge from the earth itself. It is built with light stone from the Aidone mountains, handmade, alive under the sun. As soon as I arrived, I was welcomed by a tidy and fragrant garden, with olive trees, ripe figs and smooth stone paths. But the heart of the outdoor space is undoubtedly the square barbecue: modern, elegant, with one side entirely dedicated to cooking pizzas. On the first evening, I lit a fire, mixed with local flour and baked my first pizza, watching the hills turn golden. The villa opens with a bright ground floor: a modern kitchen, where light enters slices from the windows, blends with a functional living room furnished with a large modular sofa. That's where I spent my evenings, reading, music and silence. There is also a basic bathroom and a practical storage room, where I have placed my backpack and hiking shoes. On the first floor, two bedrooms overlook small wrought-iron balconies, from which you can enjoy a different view every morning: light fog, sharp sun, wind in the leaves, and then... silence. Here too, a modern and well-kept bathroom, with simple but elegant finishes. The attic was a real surprise: a single large open space, naturally divided into two areas by a play of different heights. I chose the highest part to create a small photography studio, while in the lowest area I spread a carpet, placed pillows, books and a floor lamp. Exposed wooden beams are the only reference to tradition in an environment with an essential and contemporary taste. The secluded location is what makes this place truly special. Piazza Armerina is just a few minutes away by bicycle. There I walked through baroque alleys, tasted freshly stuffed cannoli and visited the famous Villa Romana del Casale, with its breathtaking mosaics. But every time, I couldn't wait to return to these hot, silent stones. When the sun goes down, the walls turn orange, and everything seems suspended. This villa is a place where the ancient stays outside, carved in stone, while the modern welcomes you inside with style and simplicity. It is the perfect balance between history and present, between roots and freedom. A place that speaks to you, observes you, protects you. Here, between stone and fire, I found something I had lost: time.
House in Santa Flavia
Santa Flavia, Palermo
Casa Maria - Porticello On the outskirts of the picturesque fishing town of Porticello, ten kilometres east of Palermo, Casa Maria is a family home on the lower floor of a two-property villa. It's star appeal comes from the 200m2 roof terrace, of which it has exclusive use. 135M2 OF BEAUTIFULLY PRESENTED INDOOR SPACE Casa Maria is divided into a 30m2 reception room, two bedrooms, a spacious kitchen-diner, a more formal dining room and two bathrooms. One of these is for family use, the other is en-suite to the master bathroom, and both have showers. The kitchen is a lovely big room, with all the floor space necessary to fit a dining table and chairs, and a walk-in larder. The bedrooms are also very comfortably sized, 16m2 and 19m2 respectively The apartment is in great condition, good as new with no investment needed. Decoration is simple but uniform, with marble floors and wooden doors and trim throughout. The matching fixtures in the primary kitchen and bathrooms are included in the asking price. With would think about using the dining room as a third bedroom, or perhaps a comfortable lounge with a sofa bed to give you extra flexibility. HUGE OPEN ROOF TERRACE WITH A PARTIAL SEA VIEW The main attraction is on the roof, accessed by a communal staircase but not shared with anyone else. Up here you'll find all the sunshine and fresh air you could ever need, and a wooden pergola offers shade over what is currently an outdoor kitchen. The units won't remain in place, but the wooden structure is fully certified and built to last. Connections for water, gas, electricity, drainage and even a dishwasher mean that you could very easily enclose this a bit more and give yourself a beautiful south-facing family room with cooking facilities and even a bathroom. The view from the south-eastern corner is particularly good, with the waters of the Gulf of Castellammare visible 500m away in the middle distance. WONDERFUL LOCATION FOR BEACH, COUNTRYSIDE AND CITY If you like the idea of living in small town Sicily but don't want to give up on all the opportunities and infrastructure that a big city has to offer, Porticello is a marvellous spot. The state road that runs close by the property will take you into the outskirts of Palermo in twenty minutes, and you'll find a huge shopping centre, medical facilities and all kinds of larger stores. If you're heading into the centre you can save yourself the stress of hunting for a parking space by taking the train from Santa Flavia station, only five minutes from your front door on foot. This can also take you to the eastern Sicilian city of Messina, the stunning beach of Cefalù or the airport on the other side of Palermo. On days when you want to take it easy, the nearest beach is only ten minutes away. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE
House in Ispica
Ispica, Ragusa
We walk through the districts of the Ispica countryside, where blades of grass lie prone to the constant blowing of the sea breeze, laden with swollen dewdrops in which the sun is reflected in the turquoise sky. The old farmhouse immediately evokes the idea of frugality, rusticity and the echo of a distant yet so incredibly familiar era. It is a marvel of absolute calm, in an infinite field, a reality in which one can laugh, joke, cry and love without anyone knowing. In other words, it is a place we could truly call our own. Today, however, the property is in a state of neglect, the garden is uncultivated and in need of replacement. But, equipped with the right vision, we immediately identify the main concept: do we salvage the two small houses that are there or do we demolish everything and salvage the volume? Either way, the imagination has a lot to feed on. A modern, contemporary villa in a minimalist style as well as a combination of tradition and modernity? A swimming pool or jacuzzi? Or a volleyball net hung between a palm and an oak tree? Or solar panels on a canopy to protect the car? A beautiful colonnade with climbing plants or an orchard, an olive grove, a citrus grove or... the ideas are endless, just like the potential of this rustic cottage nestled in its gigantic grounds that seem to be a fiefdom worthy of a medieval noble vassal. And so the proposal takes shape: a large plot of land of more than 12,000 square metres plus two buildings, the larger of which is partly used as a dwelling with a living area, two bedrooms, bathroom and storeroom, with a warehouse alongside, while the second building, of more modest dimensions, was certainly once used as an agricultural warehouse. Today we can think either of recovering the volume, or of renovating the existing buildings, changing or retaining, according to need, their function, for our first home, for holidays or as a property to be rented out to the delight of many tourists.
Apartment in Piazza Armerina
Piazza Armerina, Enna
Today we are going to Piazza Armerina, a municipality in central-eastern Sicily located in the Erei mountains at around 700 m above sea level. I must admit that I was unaware of the presence of this place and I thought it was a square in Enna and not a true natural and artistic masterpiece, known as "The city of Mosaics and the Norman Palio" or "The city of 100 churches". Our meeting is at the Duomo, the highest point in the city. From here a series of medieval streets unfold through which we wander in ecstasy, while to the right and left we are surrounded by Renaissance and Baroque buildings. A Vespa whizzing by a few steps away from us brings us back down to earth and understand that we are in the 21st century. Among these ancient buildings we identify the one where the property we are going to visit today is located, the result of a recent renovation where a large and modern apartment has been created on the first and second floors. Having crossed the threshold through an ancient and austere wooden door, an elegant staircase covered in Caltagirone marble and ceramics takes us to the first floor where the various rooms develop from the large atrium starting from the living room, the large living area with an American kitchen with a relaxation space and a splendid view where we can admire the famous Gagini balcony and finally a study room and bathroom in refined marble. The staircase that leads us to the sleeping area is another element that characterizes the entire house, marble and glass blend together in an extremely pleasant contrast between the classic and the modern. The second floor reflects the dimensions of the one below, but is different in layout and style the slope of the roof. Here we find the three rooms, one with a walk-in closet and the large bathroom finished in a more modern but no less beautiful way. What can I tell you, a few lines are not enough to describe in detail each environment and the characteristics of the materials and finishes, what we know is that if the center of Piazza Armerina is your destination your search will stop here.
House in Scicli
Scicli, Ragusa
We are in the historic center of Scicli, a UNESCO World Heritage Site, where among medieval columns and porches stand the baroque domes of the cathedral. Among oleanders, olive trees and flowers, the scent of the bakery 50 meters away wakes us up in the morning. Here the specialty is the so-called "Testa di Turco", at least double the size of the average, which crumbles into a thousand crunchy and delicate layers of puffy pasta that hide a good dose of cream from the citrus aftertaste. This is the aura of the property below presented, which is spread over a portion of an ancient building and is configured as the ideal for the creation of a reality where, in addition to the scent of the bakery, you can breathe air of modernity, baroque and minimalism. You can think of a holiday home for yourself or for others, for guests or to make income, but also for a primary residence. Why not? Because at the end of the day the location, the main factor of each property, also here it has the upper hand but should not be neglected all the other features. It must be designed as a sort of terraced house, well restored, with parts where, for example, ancient bricks and an old building spring out of the stucco specially, other interesting details such as the medieval arch in the living area, all elements and fine architectural details. Sure, if on one side the house has all some particular elements, on the other there is a final touch to give it its own personality. As an idea, here you could think of how to use the contrast between ancient stone and stucco, installing light wood shelves, decorated with fatty or tropical plants, a beautiful monster for example, perhaps putting some light as can be seen in some modern chic rooms where outdoor bulbs are very popular, the aluminum element in black color, going to work then on the balance of the colors of the house. Let's imagine it in the center of Scicli, both as ours and as a B&B: a living area with a beautiful sofa, the kitchen with a small counter, and the bathroom / laundry room. On the first floor the bedroom, the second bathroom with shower and finally the mezzanine with the exposed roof to be used according to your style. Surely the potential is there, they are at an affordable price, and are located in the center of Scicli, where there is a splendid portion of the building which only your personal touch is missing.
Apartment in Scicli
Scicli, Ragusa
Have you ever read "the secret garden"? I love the moment when Mary discovers the wooden door and the wonderful place that hides behind it. Today we will give you a similar experience. In Scicli, the most beautiful and photographed building is the Benevento palace. In one side of this splendid building, a door leads us into our secret garden and just as in the story time and nature have tried to recover their space. Within this courtyard, we imagine around the fifties, a small independent house was built and could now become your splendid home. Stand in front of the front door and close your eyes, because this property should be seen with heart and good taste. On the ground floor you can imagine how your spacious living area will transform. The ideal would be to find an antique door, in raw wood simply cleaned and cared for, where you can access a large kitchen with rope shades typical of the buildings of the center of Scicli, the living area furnished in Boho chic style with a large white corner sofa. In this floor we find the first of the two bathrooms of the house with small ancient Sicilian tiles. An important role should be reserved for the redevelopment of the square that can maintain part of the old cobblestones and the remaining a beautiful garden with lamps in the driveway and spotlights that highlight the ancient door and the stone wall. I would highlight the internal staircase that leads to the upper floor with a stone wall exposed by making vertical openings to let the natural light pass through them. The sleeping area should be reviewed so that the master bedroom has an exit to the small terrace between the roof tiles. Here we will be able to place a whirlpool where you can spend intimate moments protected by a wisteria pergola, while the bed takes the coolness from the balcony to which we will have recaptured the ancient splendor. The second bathroom and a second bedroom or study will complete the floor. But this is what I "saw" closing my eyes, and you? How fantastic have you decided to transform this pearl? I can't wait to go back and see what you've accomplished.
Villa in Casa Riola
Casa Riola, Sicily
A light snow goes down while I go down to the street where a taxi awaits me. It is my first day of vacation, I have left the office for a few hours, just enough time to spend home to take the suitcase, Oreste, my coal -colored Cocker and reach the airport. It will be strange for the first time not to celebrate Christmas in Turin with friends and relatives, but when I saw the images of this property I understood that I finally found what I was looking for. Landed in Sicily I am welcomed by the scent of the sun and the sea, but what I am looking for between the crowd is the unmistakable note of Bosco di Bleu de Chanel, the good smell of my husband. We booked for these holidays in a splendid hotel in Syracuse, where our children will spend the days between Christmas and New Year with us. I transmitted my impatience to see the property also in Tilly who in the journey between the hotel and the house looks like a flipper ball. We are about to see an independent villa that had its births like us in the 70s. What struck me are the spaces, it is around 140 square meters on two levels on a lot of about 1000 m, perfect dimensions when we find ourselves all together and the fact give to be located on two levels allows us to use the ground floor with garden in which to make the pool create when we are alone. As soon as I get off the car, I realize that my intuition had not made a mistake, the house has excellent potential both internal and external, the renderings give some interesting ideas, but the houses must be sewn on the owners as tailoring clothes. We are wandering between the two floors, we observe, with the imagination we are already breaking down walls and opening windows to allow the beauty that surrounds us to enter the house, we create, furnish ... we plant, we sow, buy .... He plays the alarm clock, outside snow, I am in Turin, I have to leave for Sicily to show a couple of customers a splendid two -storey villa to be placed. I caress Oreste, kiss my husband and I promise that I will come back to them before Christmas, it always happens so, when I find a splendid house, the dream as if it were already mine.
Villa in Scoglitti
Scoglitti, Sicily
While waiting for a taxi outside Comiso airport, I am kissed by the tender April sun. I fear that I will be making the journey with an anonymous new car with a chemical scent and a noisy young man. It is not so, I am greeted by an old white Beetle, driven by a disheveled curly girl who seems to have come straight from a demonstration in '68. The car smells of oranges (she dries them herself to create natural perfumes) the jazz music goes well with the context but is a pleasant background in a conversation that seems to be taking place between old friends. She asks me the reason for the trip, I only have a small yellow trolley with me, and I tell her that I have come to visit some properties, but alas I only have two days and 6 houses to see. She asks me what the first address is to reach and I realize that I am giving her carte blanche, I ask her if she wants to be my guide and driver for two days. The "why not" was the answer I was hoping for and so we head together towards the first property. I understand why he chose this first, it's a villa, directly overlooking the sea. It's not a sumptuous and a bit snobbish modern villa all glass and steel, honestly it looks a bit like an old fisherman with this slightly cracked external shell. I cross the boundary wall welcomed by the serenity of seaside places. The ground floor of the house is a large porch, we could say that this house is almost a stilt house. At the moment it doesn't seem very used but I think that adorned with plants and with some sliding glass doors it will be the place for moments of contemplation and conversation. Here, you can sit with a good book or sip a cup of mint tea, while the sun rises in the sky, painting the world with golden shades. In one corner a garage, discreet and functional, ready to store cars and bicycles, symbols of daily adventures along the coast. I generally look at houses for the light and the spaces because the house is an intimate place and needs to be personalized. Here the light is not lacking and I immediately find my corner of paradise, a balcony overlooking the coast, where the waves gently crash on the shore and the scent of saltiness mixes with the fresh air. The living room is airy and designed to encourage conviviality with its open kitchen and various niches to create a living room and dining area; the large French windows of the terraces allow natural light to flood the room, or to look out directly onto the sea, offering a breathtaking view. Imagine opening the glass doors and letting the sea breeze in, while the sound of the waves accompanies your conversations. The two bedrooms, each with its own distinctive character, are havens of tranquility. Here, rest is guaranteed, lulled by the sweet song of the waves. The two well-designed and practical bathrooms make every moment of the daily routine a pleasant and refreshing experience. In this corner of paradise, every detail is designed to celebrate the beauty of life by the sea. The house is not just a dwelling, but a refuge for the soul, a place where memories intertwine with the sweetness of nature. Every day spent here is an invitation to live with passion and gratitude, to discover the wonder of a panorama that changes with the tides and to enjoy the serenity of a simple and authentic existence. Now I'm going down, I saw that my guide is already in his swimsuit and I don't want to miss a swim embraced by the red of the sunset.
Apartment in Piazza Armerina
Piazza Armerina, Enna
Strolling through the center of Piazza Armerina, I meet up with Luigi, my guide for the day. He has the air of a slightly melancholic actor, and his name seems to tie him—unknowingly—to one of the most famous fathers of Italian literature, who was born on this marvelous Mediterranean island. With a sly smile, he takes me to see the first property on my list: a fully renovated apartment, a modern and refined interpretation of a historic residence. The old building that houses it, located on the first floor, has been renovated on the first two levels: the ground floor, which now hosts commercial spaces, and the piano nobile, with an independent side entrance—that’s the one we’re about to visit. Luigi points out how the renovation was designed to gracefully welcome those seeking an atmosphere of class, while keeping intact the connection to local tradition and the soul of the place. The apartment, he tells me, has a long history of hospitality. Years ago, truck drivers would stop here after long journeys to refuel—the building had a gas station attached—and then spend the night in the rooms we’re about to see. With the same sly smile, he adds that more than resting their weary bodies, they were here to satisfy other needs. Only the silent walls know those stories now. Today, the rooms have been redesigned to become an exclusive bed & breakfast, made up of large, bright spaces, all furnished in a modern and refined style—never too much, always just right. We visit the common living area, which opens onto a picturesque view of the town. It's a cozy space where color and natural light intertwine to offer moments of relaxation. We continue with the four bedrooms, each with a private bathroom. Every room features a brightly painted wall behind the bed—a sensory touch that gives each space its own unique identity. The rooms' beauty is enhanced by barrel-vaulted ceilings, finished with Venetian stucco and masterfully lit to add a regal feel to every corner. Each room is equipped with air conditioning and private bathrooms, featuring spacious showers that invite guests to unwind. Two of the rooms open onto small balconies overlooking the piazza, where the town’s life flows slowly and calmly, always within sight of those who appreciate history and the city’s living breath. One of the rooms includes a beautiful corner whirlpool tub, large enough for two. I must say, the beauty of the old has been perfectly blended with the comfort and practicality of the new. I believe this property is an unmissable opportunity for anyone looking to not just purchase an apartment, but to own a piece of history—lovingly restored and ready to become a profitable business. What are you waiting for? These rooms whisper that they can't wait to become the silent witnesses of many new stories waiting to unfold.
Apartment in Naro
Naro, Agrigento
Welcome to Naro, the “Fulgentissima” as Frederick II fondly called it, and the Italian Capital of Culture for 2025. We are in the province of Agrigento, just a few kilometers from the Valley of the Temples and the stunning Sicilian coastline. This charming town showcases one of Sicily’s highest expressions of Baroque architecture, with its monuments, churches, and palaces delighting residents, tourists, and lovers of culture and design alike. Here lies Palazzo Morillo, an 18th-century Baroque building nestled between the town’s main street, Corso Vittorio Emanuele, and Via Specchi and Via Riolo. What we’re visiting today is the piano nobile of this historic residence—an exquisite example of 18th-century Baroque and one of the town’s most prominent and elegant palaces. Entry is through a carved wooden door on Via Riolo, leading to a majestic marble staircase adorned with arches and columns that brings us to the main floor. This level features eight spacious rooms, a kitchen, and service areas. The building’s exterior façade is adorned with seven balconies resting on stone bases, all enriched with refined moldings, friezes, and decorative elements. An internal staircase leads to the upper floor, where we find another service room and a stunning terrace with views over the picturesque historic center and the sea beyond. This historic residence spans over 400 square meters. Moving from room to room is a unique experience, where the carefully crafted ceramic floors—each space displaying a distinct pattern or optical effect—lead the way, while your gaze is drawn upwards to the high, frescoed ceilings. The atmosphere is one of sophistication and elegance, inviting you to relive the grandeur of times past. Stucco, plasterwork, and baroque details follow you from one room to the next, as does the light, seemingly chasing you thanks to excellent exposure on three sides and large windows that flood the space with warm, natural light throughout the day. The property is unoccupied, can be subdivided, and requires renovation—except for the roof, which has been completely replaced in recent years. This is not simply a house to fall in love with—it is one that commands respect for its noble and ancient heritage. Restoring its magnificent floors, reclaiming the period woodwork, and reviving its frescoes to their original splendor is not just a possibility, but a tribute. Given its central location, generous dimensions, and inherent character, the choice is yours: a prestigious luxury residence? A charming hospitality business? A one-of-a-kind event venue? One thing is certain: your new home comes with a message of hope and blessing, engraved in stone beneath the grandest balcony—“Long live Divine Providence, 1790.” Still reading? Villa in Piazza Armerina
Piazza Armerina, Enna
The car stops in front of a large gate. Mom smiles, pats her belly and says, “We're here.” I jump down, curious. Dad opens the gate and we stand in front of a large house, surrounded by greenery. All around, just silence, wind in the trees, and a garden that never seems to end. Dad says it's over 13,000 meters of land all of ours, I don't know how many there are, but I see so many! I run toward the house. The entrance is wide and smells of orange. On the ground floor is a bright living area with large windows. The kitchen is huge - I can already imagine grandma making arancini - and there is a room with a sitting area and a stove of those beautiful ones, which also warms the heart. At the back, a modern bathroom and a laundry room, all comfortable and neat. There's even a door that leads straight to the garage: no more shopping bags in the rain and I'll finally have a workshop where I can fix my little cars. I run up the stairs. On the second floor is a bathroom, and a room where, they say, Mom and Dad will sleep with their soon-to-be-born baby sister. Another room for the grandparents that will become a kitchen when they get a room on the ground floor. A door that leads into a secret third floor, everything here is still in the rough, when I grow up Mom said there will be a room for me, one for my sister and three more to accommodate friends and relatives plus of course the bathroom, actually two. Outside there is a barbecue area under the trees. Father promises that in the summer we will have barbecues with the grandparents, who will come to live with us during the vacations. But the best thing is that I will finally have Spike. Father read in a newspaper about an abandoned Belgian shepherd. He said we will adopt him together. I will never leave him, Spike will be my best friend. This is not just a home. It is a dream, here in Piazza Armerina, in the hills of Sicily. It is the place where we will grow up, together. Born soon little sister Spike and I will need a companion for adventure.
House in Modica
Modica, Ragusa
After a long and rewarding career, Anna has finally reached the well-deserved goal of retirement. With the money of the liquidation he decided to realize a dream that he cultivated for a long time: buy his own house in a place rich in history, culture and natural beauty. The choice fell on Modica, a beautiful baroque town in the province of Ragusa, in south-eastern Sicily. Famous for its handmade chocolate, the majestic churches and picturesque alleys, Modica is also close to the sea: in a few minutes drive you can reach golden beaches and crystal clear waters. The property that Anna has bought is in a quiet, panoramic and well connected area. This is a two-storey house, with two separate apartments. On the ground floor there is a garage, a kitchen, a bedroom and a terrace with beautiful views of the city and the hills. On the first floor, instead, there is a second house consisting of kitchen, living room with its balcony and a double bedroom overlooking the beautiful terrace that we have already found also on the ground floor. Anna has decided to merge the two apartments into a single house on two levels. On the ground floor has a large living area with kitchen, bright and cozy, ideal to receive friends and family. Upstairs she has kept the bedrooms, ready to welcome her two children during the holidays when they come to visit her with their families. To ensure a certain degree of independence during periods when children and grandchildren stay for long periods, Anna has thought of an intelligent furniture: a transformable piece of furniture that allows you to separate part of the living room on the ground floor, creating an autonomous and functional space. This solution, in addition to offering greater convenience for the family, also opens up the possibility of renting a part of the house for short periods, generating an extra income. Serene and satisfied with her choice, Anna enjoys the new life in Modica, between walks by the sea, sunsets on the terrace and the warmth of a house finally all his own, Anna still does not exist, But surely you have imagined yourself here in his place...waiting to enjoy the well-deserved rest with the family.
Villa in Piazza Armerina

"Honey, you can't imagine how wonderful this is!" My mother's voice is full of excitement, clear and alive on the other end of the phone. "We arrived in Sicily this morning and now we are at Alessandra's house, on the hills that embrace Piazza Armerina. My love... I have no words. She lives in a villa that seems to have come out of a daydream! It is immersed in a sea of olive trees, which move slowly with the wind as if they were whispering ancient stories. The landscape is a continuous wonder: gentle hills that chase each other to the horizon, the intense scent of wild rosemary that mixes with the warm air, and that light... oh, that golden light that here in Sicily seems to bless everything. On the clearest days, Alessandra told me that you can even see Etna, far away, but majestic. The villa sits on a slightly sloping terrain, surrounded by silence and nature. When I saw it for the first time, I felt like I was entering a painting: an elegant but sincere house, welcoming like a hug. On the ground floor there is a splendid covered patio, with wooden beams and a barbecue area that smells already of summer evenings, laughter and good wine. The kitchen, large and bright, is a little gem with windows wide open on the olive trees, every detail chosen with care. Next to it there is an intimate living room, furnished with simple but refined taste, the relaxation area with a large fireplace, a comfortable bathroom and Alessandra's bedroom overlooking the garden. Going up one level - even if, given the slope of the land, it still seems like the ground floor - another living room opens up, with a large terrace overlooking the valley. It is my favorite corner: the sun comes in from every side and seems to caress your skin. Here there is a delightful guest room, where I will sleep these days with a bathroom just for me and the private terrace ideal for my tan. On the top floor, in the attic, there are two bedrooms in one went to Lucia and the other to Sandra and a really pretty bathroom. Everything smells of lavender, wood and cleanliness. The windows overlook the olive trees, and in the evening... it is something that cannot be explained. You only feel the chirping of crickets and the wind in the leaves. No noise, just peace. A silence that enters you, and heals you. Alessandra is happy here, you can see it in her eyes, in her calm gestures, in her serene voice. Next time we have to come together, you and I. I want you to see all this, feel it too. This place steals your heart." This could be the call your guests will make after staying at your fantastic property in Piazza Armerina.
Villa in Saitta

There is a place, in the hills of Modica, where time has stopped. Not in the sense that nothing happens, on the contrary. But there, the days pass slowly, to the rhythm of light, wind and silences full of life. The villa cannot be seen immediately. You have to travel along a small road that climbs between dry stone walls and rows of olive trees. Then, suddenly, it opens before your eyes like a postcard, framed by fruit trees, centuries-old carob trees and the sweet scent of the sun-kissed earth. It is a welcoming home. It comes to meet you with the warmth of ancient stone, restored with respect, and that sense of peace that only certain places can give. She's not ostentatious, she's not pretentious: she's authentic. True as a happy memory. Inside, the fireplace waits for someone to light the fire. In the large built-in kitchen you can still hear the echo of voices, of kneading hands, of the slow-cooking wood-fired oven. Everything smells of family, of slow Sundays, of generously poured wine. In the outdoor kitchen created from an attached building, the air tastes like embers and wood. There we laugh, we listen to stories, we toast to summer and life that flows. And when evening falls, with cicadas playing in the background, just look up to understand that you are in the right place. Under the covered veranda, where time really seems to expand, you have lunch in the shade during the hottest hours, you read a book suspended between light and silence, you chat until late with the breeze caressing your skin. It is one of those places where even waiting tastes sweet. Two large rooms with bathroom with independent entrance seem designed for those who arrive and no longer want to leave. Or for those who, every now and then, need their own corner. And then there is the garden. It's not just any garden: it's a small oasis. Every tree, every plant tells something. And if you stop in silence, you can hear the sound of water flowing, down there, from the old well brought back to life, quenching the earth's thirst and guarding the memory of the past time. This villa cannot be visited. You live. And when you leave – if you leave – you realize that something is left with you. A smell, an image, a sensation. Like a promise of return.
Apartment in Termini Imerese
Termini Imerese, Palermo
Appartamento Giusi - Termini Imerese In the friendly market town of Termini Imerese, just half an hour from Cefalù and Palermo, Appartamento Giusi is a cosy little studio on the second floor of a corner terrace townhouse with a lovely sea-view balcony. A COMPLETE RENOVATION AND FULL FURNISHING The apartment is being fully renovated, and will be delivered with all of the work finished. You can expect a floor in Portuguese marble and windows in original wood with double glazing. The fitted kitchen will include an oven, induction hob and fridge freezer decorated with a backsplash in local majolica tiling. Everything is well lit thanks to the French windows that lead you out onto that lovely sea-view balcony. The bedroom area will have a 140cm bed and a high quality mattress to guarantee you a comfortable night's sleep. The bathroom will include a box shower as well as a washing machine, plus the usual suite of ceramics. A small washroom will link this to the main body of the apartment, and from here you will also be able to access a storeroom at the far end of the building, under a flight of stairs. OFFERED FOR SALE SUBJECT TO PRE-CONTRACT The vendor is seeking a buyer who is prepared to make a deposit in order to finish the renovation work. The great advantage of this is that while you will still receive an apartment that is in pristine condition, you will avoid all of the hard work and frustrations that can come with renovating your own property. This is especially advantageous if you're buying in Sicily for the first time - we love our island but the pace at which things get done can take a bit of getting used to! So we see the pre-sale agreement as a really big point in favour of Appartamento Giusi. A PRACTICAL LOCATION MOMENTS FROM THE SEA Termini is a very traditional Sicilian town and although it has an abundance of history, it is in no way spoilt by tourism. The nearby ruins of the ancient spa town of Imera are a short drive away, and the castle and medieval village of Caccamo can be reached in 20 minutes. Beach lovers will be amazed by how easy it is to reach Cefalù by road or rail, with the Termini Imerese station only ten minutes walk from Appartamento Giusi. This can also bring you right into the heart of Sicily's intoxicating cultural and commercial capital, Palermo. With the sun-drenched sands of the Tyrrhenian coast on one side of you and the green hills of the Madonie Natural Park on the other, this is a stellar spot to give yourself a base in Sicily at such a tempting price.
