Apartment in Galati Mamertino
Galati Mamertino, Messina
Casa dei Nonni - Galati Mamertino With stunning views and an enticing price tag, Casa dei Nonni is a slice of the most traditional Sicily in a beautiful natural park. THREE BEDROOMS AND A COVERED ROOF TERRACE The property is built on four floors, with the lowest a semi-basement accessible from an adjacent street. The main body of the home is on the ground, first and second floors, with one bedroom on each. Two of these are cosy doubles with direct sea views through north-facing windows. The master, on the first floor, is twice the size and in addition to the same window as the others has a balcony overlooking the street outside. The ground-floor kitchen is brightly lit from a large street-facing window, and kitted out with a blue suite of oven, gas hobs, cupboards, double sink and fridge-freezer that is only ten years old. The small family bathroom on the first floor has a tub with a shower attachment and smart white tiling. On the top floor, the terrace measures 18m2 and gives you a great panorama over much of the village and the hills that rise around it on three sides. It is afforded shade by a fixed canopy and would make a lovely family space for relaxing afternoons or outdoor meals. SICILY'S LARGEST UNSPOILT WILDERNESS The Natural Park of the Nebrodi Mountains is the largest expanse of protected land in the whole of Sicily, and stretches from the beaches and marinas of the Tyrrhenian coast to the foothills of Mount Etna in the south. Along the way it unfolds as a thrilling landscape of mountains and lakes, forests and rivers which provide a home to innumerable species of flora and fauna. Galati Mamertino, where Casa dei Nonni stands, is a little community of around two thousand residents at an altitude of 800m above sea level. It's one of the last stops you come to before the centre of the natural park, which is completely free from towns and villages, spreads out over a vast area of 80,000km2. A WELCOMING COMMUNITY WITH CLOSE FAMILY TIES Since it was built in the 1970s, Casa dei Nonni has remained in the same family, and you will find that this is typical of much of the real estate in these traditional inner-Sicilian villages. Galati Mamertino is a warm and friendly place with a chance to really get under the skin of authentic Sicilian life. It does have all the modern conveniences you need, however, with supermarkets and smaller shops, a pharmacy and post office, and a smattering of bars and restaurants all within walking distance of the property. You will also appreciate the fibre optic internet cabling and the efficient public services. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE
House in Gratteri
Gratteri, Palermo
Casa Pinuccia - Gratteri With sea views and timeless charm, Casa Pinuccia would be perfect for a buyer who wants the thrill of restoring an old home in Sicily. THREE-STOREY HOME WITH BEDROOM,LIVING ROOM AND KITCHEN Casa Pinuccia's layout is simple, with a 15m2 living room on the ground floor, a bedroom of the same size on the first floor and a kitchen and dining room on the second. Tucked away under the first staircase is a ground floor bathroom with a miniature tub and shower attachment. The living room opens straight onto the street through double doors which also let plenty of light into the cosy space. The first floor bedroom has the bonus of a sea-view balcony, and the dining room upstairs has the same. The room is only a little smaller than those below, despite the presence of the kitchen. We would actually love to see this floor opened up and turned into a single kitchen-diner. Doing this you could even put in a sofa and a couple of bookcases and allow yourselves to use the ground floor as a second bedroom. It would do justice to the sensational view from the balcony. A RENOVATION CHALLENGE WITH A CHARACTERFUL CORE There is no getting away from the fact that a lot of work is going to be needed, not least on the wooden ceilings which have suffered from water damage. Beyond this Casa Pinuccia will need new windows, electrical wiring and plumbing to bring it up to modern safety codes. Additionally the fascia needs to be refreshed, and the elderly air conditioners replaced – we would suggest with two-way heat pumps. On the plus side of the ledger, the staircase was redone in concrete in the 1980s, finished with some lovely Sicilian marble and remains in great condition. The bathroom is from a similar era but the simple decoration has aged well and everything still works efficiently. The roof is also holiding up well. You'll love the decorative floor tiles throughout the home, and the fixed wood oven built right into the kitchen wall is a must-keep. AMAZING HILLTOP LOCATION IN SICILY'S FAVOURITE NATURAL PARK The position of Casa Pinuccia is a huge selling point. Everything that surrounds Gratteri is beautiful green hillside, which stretches up to the towering peaks of the upper Madonie and down to the pristine Tyrrhenian Sea below. Although you could enjoy a different route around the fields, woodland and mountainsides of the region every day for a year, you'll also adore the fact that the nearest sandy beach is just 20 minutes away by car. The spectacular seafront of Norman Cefalu is only five minutes beyond that. And Palermo reachable in not much over an hour. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Gratteri, Palermo
Casa Matteo - Gratteri In the small village of Gratteri, seven kilometres inland and 650m above sea level in the heart of the Madonie Natural Park, Casa Matteo is a must-see for buyers interested in renovating an historic . MAGNIFICENT VIEWS OF THE SEA AND MOUNTAINS The steep terrain and the height of this terraced palazzo building combine to offer unobstructed sea views from the second and third floors. The former even has a balcony that offers you the chance to enjoy the fabulous coastal panorama in the open air. At the moment, the top floor kitchen only has a small window facing north towards the Tyrrhenian Sea, but we think that even a mid-budget renovation project would be able to create a terrace on this level that would give you a bird's eye view of an enormous swathe of northern Sicily. To the rear, Casa Matteo has a view of the surrounding village from the upper floors, which is as charming as the front is dramatic and memorable. FOUR STOREYS AND OVER 150M2 OF LIVING SPACE The home is divided into six rooms, which could be configured in a variety of ways. Most of these are over 15m2, and the largest space, a second floor pair of rooms connected through a broad archway, offers over 40m2, plus the sea-view balcony at the front. We imagine the finished home with two bedrooms on the lower levels, a beautiful living room-cum-diner on the second floor and an unforgettable kitchen with full-wall glazing opening onto a roof terrace at the top of the property. A RENOVATION CHALLENGE THAT OFFERS A RICH REWARD As you'll see from our virtual tour and photography, it is obviously going to be necessary to dedicate time and budget to the historic home. The exact budget will depend on your needs and tastes, as well as how much of the work you're in a position to take care of yourself. We estimate that the final investment will need to be in the region of €110,000 – really, a bargain for the chance to own a piece of Sicilian heritage that's been remodelled to your exact taste. Some features that we think it would be a shame not to incorporate into the final design include a staircase made from the rare and exceptionally durable Billiemi stone, two floors' worth of clay tiles and the antique bread oven which has been built into the kitchen. Take a tour and let your imagination start to work on this fascinating restoration project! FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE
House in San Michele di Ganzaria
San Michele di Ganzaria, Catania
Casa Giusi - San Michele di Ganzaria A three-storey home in a beautiful historic village, Casa Giusi stands at the centre of San Michele di Ganzaria in the south-eastern municipality of Caltagirone. BUILT TO MAXIMISE LIGHT AND SPACE Each of the three storeys of the little townhouse consists of a single living space and a bathroom. This means that even though it only has a single exposition, roughly west onto the quiet side street on which it stands, Casa Giusi is naturally lit and feels very spacious for its size. The ceilings are three metres, and the clean plaster walls and light ceramic floor tiles make the place roomy and easy to maintain. The windows are new and in aluminium, with external blackout shutters to let you get the best possible night's sleep and keep your property secure when you can't be there in person. TWO BEDROOMS; TWO AND A HALF BATHROOMS The ground floor is a welcoming kitchen-diner, with all the fixtures you need to prepare a meal in the best-lit portion of the property at the front, and a cosy dining space that's also big enough for a sofa and armchairs at the rear. A smart staircase leads you up to the bedrooms, under which is the primary bathroom, with a box shower in one corner. The first floor bedroom is the master, a really big 20+m2 with French windows opening straight onto a nice little terrace. You could easily put a table and chairs here and enjoy breakfast in the open air. An en-suite WC is small but practical. The second bedroom is only a little smaller and still enjoys its own balcony, where you can enjoy the sunshine on a summer afternoon. This too has an en-suite bathroom, with a miniature tub. AN HISTORIC REGION WITH UNESCO PROTECTION The Baroque towns of the Val di Noto have been recognised as a World Heritage Site by the global cultural authority UNESCO since 2002. The most westerly of these is Caltagirone, a twenty minute drive from San Michele di Ganzaria. The little village, where you will find all of the shops and facilities you need on a daily basis, is not much less historical in its own right, having been first settled during Sicily's ninth century Byzantine period. We think you and all of your visitors will love the unspoilt charm and traditional beauty of the region and this welcoming hillside community in particular. The value for money is obviously outstanding, and the well-maintained property has no urgent need for investment. At this price it won't be on the market long. Plot Galia - Montallegro Description The Galia property near Montallegro is very close to the Torre Salsa beach and is located in the nature reserve of the same name. The access is initially perfect on an asphalt road, which becomes a gravel road after approx. 1 km. It is only a little steeper shortly before the rustico. The plot is rectangular and measures approximately 480m x 40m. There is a rustico of 53 square meters on the plot. The owners had already commissioned an architect who had developed and presented a corresponding project. The project was stopped because the owner unfortunately passed away. Surroundings There is a water and electricity connection nearby. Access is possible via a dirt road. Opportunities A small paradise could be created here. We are thinking of a kind of tiny house; you can build a nice country house with a covered terrace and possibly a pool for little money, even if it is only a short walk to the sandy beach. The WWF nature reserve is known for its water turtles and various bird species. - A place of total relaxation and respect for nature. Can foreigners buy property in Italy?
Yes—foreigners can buy property in Italy, including non-residents. In many cases the process is straightforward, but some non-EU buyers may need to meet Italy’s reciprocity principle (your notary/lawyer can confirm based on nationality).
The purchase is completed before an Italian notary (notaio), who verifies the legal title and registers the deed. Buying property does not automatically give you residency, so plan visas/residency separately if you want to stay long-term.
What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.
