House in Custonaci
Custonaci, Trapani
Casa Concetta - Custonaci Two separate holiday homes with a shared driveway and outdoor spaces, Casa Concetta is a great opportunity to run a small tourist business in Sicily or even to move here full time and welcome all the guests you like. Only twenty minutes from the world-famous beach of San Vito Lo Capo it will certainly never be a hard sell to visitors! CLASSIC SICILIAN ARCHITECTURE IN A BEAUTIFUL NATURAL SETTING The house is a long low building with straight lines, topped by an almost flat roof in traditional Sicilian curved tiles. Seen from any angle it fits perfectly against the tall rocky hillsides to either side of it. The rusticated plaster walls are painted a warm sandy yellow, and a subtle accent of exposed stone echoes the low walls that border the garden and pathways. Occasional majolica tiles add a decorative touch: this is a quintessentially Sicilian house, one you just couldn't find in the north of Italy. A veranda at the front of the first apartment and one at the side of the second offer shade and space to relax or eat al-fresco. There's a built-in stone oven, a storeroom and even an outdoor shower. Guests will be certainly appreciate the off-street parking for two or more vehicles. SLEEPS EIGHT IN COMFORT The two apartments are different shapes and were built at different times, but similar in size and the distribution of spaces. The only major difference is that while the upper of the two has a double and a twin bedroom, the first flat has a double plus two singles. One of the singles, at a push, could become a twin. Each one, except the smallest room in the lower apartment, has its own air conditioning unit. Each then has a roomy living space that includes a fitted kitchenette, a dining area and space to relax with a sofa. The bathrooms both have showers and the kitchens have washing machines. The upper apartment is fitted and furnished in slightly more comfort, with modern insulating windows, a newer kitchen and more decorative touches. The lower one is, however, the bigger of the two. A PERFECT LOCATION FOR A SUNNY ESCAPE As we mentioned before, the Caribbean-style seafront of San Vito Lo Capo is just a few kilometres up the road, but the beach options certainly don't end there. Cornino is only ten minutes away and while popular with locals is largely overlooked by tourists, and the same could be said of Macari, fifteen minutes in the other direction. Scopello, on the other side of the headland, is a charming little fishing village, while Castellammare del Golfo is a bigger seaside town. North of Scopello is the nature reserve of Lo Zingaro, a magical wild spot that can only be explored on foot or by boat. Further south, a short ferry from the nearby city of Trapani, are the stunning Egadi islands. Nor is this only a beach location. The historic hilltop town of Erice, the salt pans of Trapani and the vineyards of Marsala are all in easy reach. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

SPACE AND LIGHT IN THE HEART OF TOWN Located on the first floor of a well-kept building in Gioiosa Marea, Appartamento Rosaria offers around 96m2 of living space with a bright and airy feel. The heart of the home is a spacious living-dining room, complete with air conditioning, two sofas, and large windows that flood the space with natural light. From here, you’ll find two bedrooms, each with its own balcony, making this an ideal setup for family living, guests, or a home office. PARTIAL SEA VIEWS AND THREE BALCONIES While the apartment isn’t right on the seafront, it still offers charming partial sea views from the kitchen, bathroom, and communal stairwell. The south-facing Juliet balcony off the kitchen brings in extra daylight and gives you that sought-after Sicilian indoor-outdoor connection. Plus, with two additional balconies off the bedrooms, you’ll have no shortage of spots to enjoy your morning coffee or an evening breeze. MOVE-IN READY WITH SCOPE TO IMPROVE Appartamento Rosaria already comes with independent heating, working electrics, and a fully operational kitchen and bathroom. The floors are in good condition, and the space is comfortably liveable as it is. That said, there’s clear potential to add value: a bathroom renovation, some fresh plaster and paint, and optional updates to the kitchen would quickly lift the whole property. Whether you’re looking for a starter holiday home, an affordable rental investment, or a project with manageable upgrades, Appartamento Rosaria delivers great value just a short stroll from the beach.
House in Mistretta
Mistretta, Messina
Casa Marinella - Mistretta A fabulous value-for-money proposition for a buyer with a little time to invest and the appetite for a renovation, Casa Marinella is a four-bedroom villa with an unbeatable view. Miles of Stunning Hillside Laid Out in Front of You On the western edges of the Nebrodi Natural Park, less than four kilometres from the hilltop town of Mistretta, Casa Marinella stands on the western bank of a dramatic valley, which plunges 400m downhill over just a couple of kilometres, directly to the rear of the house. With the mountains opposite rising up to peaks over a thousand metres above sea level, and the waters of the Mediterranean visible on the horizon away to your left, it's a magical panorama almost completely undisturbed by human activity. The two-storey villa has been built to take full advantage of this, at the top of a 4,000m2 plot filled with over a hundred olive and fruit trees, but offering an uninterrupted view over their green canopy from the ground floor terrace and the balcony upstairs. The lower level has nearly 50m2 of mostly covered patio, including an outdoor kitchen with traditional stone fireplaces and grill. This is a property which will transport you to a simpler way of life, in contact with nature and the food chain. 220M2 OF LIVING SPACE ON TWO FLOORS Of course, there is also a conventional kitchen indoors with an antique bread oven, none the less spacious and with room for a family dining table. Joining it on the ground floor are a living room whose window overlooks the valley, and a bedroom with en-suite bathroom. Each of these last two spaces have patio doors straight out onto the terrace. On the first floor you'll find four more rooms and a second bathroom, although the fixtures for this are yet to be installed. Two of the rooms have valley views (even taking in the sea seven kilometres to the north, on a clear day), and the home is flanked by the balcony on two sides. To the rear there is another terrace, a large flat space which takes full advantage of the gradient of the land. A RENOVATION PROJECT WITH A FABULOUS PAYOFF There is a lot of work to be done before Casa Marinella can be said to be truly complete – the upper floor in particular is very much a work in progress. The walls need to be plastered and even, in some points, raised to the level of the roof. The floor is still in cement, and all of the decoration will need to be done from scratch. Of course, the advantage of this is that you can set the place up to look exactly as you would like. The ground floor could be used straight away, and indeed you could live there while working upstairs. At some point it, too, will need a fair amount of work however, with the wiring, windows and bathroom all in particular need of attention. Casa Marinella is definitely a project house – but for the sum of the purchase price and an investment around €100,000 you could own a really stunning big home fifteen minutes from the sea in one of Sicily's most underrated regions. House in Zingarello
Zingarello, Sicily
Casa Carmelo - Agrigento A three-bedroom villa with sea-view balcony, Casa Carmelo is a beautiful holiday home in Sicily's southern region of Agrigento. 500M FROM THE SEA The waves of the Mediterranean wash up against Sicily's south coast just beyond the end of the quiet cul-de-sac on which Casa Carmelo is found. With a fabulous sandy beach only a kilometre from your front door you'll never grow tired of coastal walks or long sunny days in the sand and surf. The coastline faces south-west, making it the perfect spot from which to enjoy the island's famous sunsets. This district of the region of Agrigento is a quiet, residential one. While the nearest shops and amenities need a car to reach easily, they are only a short drive away and the no-through road means that you'll experience almost no noise from traffic or neighbours. The gardens and fields nearby are green and verdant, with plenty of citrus and olive trees amongst many other forms of agriculture in evidence. Needless to say, this guarantees a bounty of locally produced fruit and vegetables. TWO FULLY INDEPENDENT APARTMENTS Casa Carmelo offers 138m2 of internal space, divided between two floors. Each of these, however, can function as a private apartment. There is a bathroom on each, a kitchenette built into one corner of the upstairs living room and a separate one on the ground floor. An external staircase lets you enter the upper property without disturbing anyone downstairs, and a lockable door at the top of the imposing indoor staircase affords privacy to both halves of the property. The rest of the ground floor is a large living room measuring about 50m2, which the current owners have made use of as a studio space, with a double bed under the stairs. Upstairs there are three double bedrooms, so even if you don't plan to do this you can sleep six in comfort, even without adding sofa beds in either of the living rooms. The ground floor enjoys a shaded veranda directly outside the front entrance, while anyone staying upstairs will love the ample balcony with its partial sea view away to the south. The garden of Casa Carmelo is spacious and well-maintained, and the whole property is in excellent condition. The windows are new, with mosquito blinds and external blackout shutters, and there are air conditioning units in all of the rooms. A REGION FILLED WITH TREASURES Anyone familiar with Sicily will know that Agrigento is primarily famous for the 'Valley of the Temples', a huge archaeological complex that is home to the remains of the city of the Greek city of Akragas. The vast temples and other remains found there are one of the most important sites for ancient history to be found anywhere in Europe. The site begins just fifteen minutes' drive from Casa Carmelo. Only a little further up the road is the beautiful white cliff known as the 'Scala dei Turchi', or the Turkish Steps. With its pristine strata glistening against the deep blue sea by day, or reflecting the colours of the sunset as dusk falls, this is an unmissable sight that will never fail to enthral visitors. Casa Mariolina - Mistretta A magical place to get away from your cares and spend time in nature, Casa Mariolina is a one-storey cottage on an acre of sea-view land in northern Sicily. THE WILD BEAUTY OF THE NEBRODI PARK Sicily's largest natural park, the Nebrodi is a vast, mountainous region whose lower hills are characterised by leafy green hillsides and a quiet, unspoilt natural beauty. The estate on which Casa Mariolina has been built is a perfect embodiment of this, with sixty olive trees and all manner of wild fruits overlooking a deep valley, with views stretching as far as the Tyrrhenian Sea, ten kilometres to the north. It's a beautiful and fabulously relaxing spot to unwind and get back in touch with your friends and family. Everything is geared towards the social experience, with an open plan cottage, a deep covered veranda and an outdoor kitchen that would be a dream come true for any ambitious chef. A DELIGHT FOR ANY CHEF On a terrace slightly above the main house, back along the driveway towards the main road, a huge area has been flattened, paved with terracotta tiles, and enclosed with a handrail. Here you find the incredible outdoor kitchen, with a barbecue grill, twin wood-fired ovens and a deep vat above a fourth fireplace. Two large chimneys transport the smoke above the tiled wooden canopy overhead. There is also a sink, fridge and worktop. Absolutely everything you need to prepare a rustic feast. Outside the cottage, on the veranda, are a pair of long dining tables, and indoors are two more. You could easily feed twenty or more people at once, a testament to the role that communal living - and above all communal eating – have always played in the life of Casa Mariolina. Of course, there is also an indoor kitchen space to rustle up a simpler snack. But if you love nature and you love to entertain, this cottage in the hills would make an unbeatable place to combine the two. A VERSATILE INDOOR SPACE The open plan cottage consists of a single large room, with a lounge area that becomes a bedroom with the use of a sofa bed, a dining space in the middle and a kitchen at the far end. Two separate entrances would allow you to create a proper bedroom if you wanted to. The bathroom has a shower and is neatly finished with a clean white tile. Completing the estate, which spans three parcels of land, is a storeroom for all of the equipment necessary to maintain the land and its trees. The property is sold as seen in our photos and video, including all fixtures and furniture. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Further afield but still within 90 minutes' travel time are the Baroque towns of Noto, Ragusa and Modica, the temples of Agrigento and of course the natural wonder of the Mount Etna National Park. Low Condominium Fee and the Potential for Rental Income The communal areas of the building are maintained and managed by the condominium association, in return for a modest fee of €30 per month. Parking is freely available for residents in the central courtyard. At present the flat is rented to students who pay a rent of €400 per month. The emptier pastures open up on the lower slopes to give a fabulous view of the sea in the middle distance, 8 kilometres away and about 400m downhill. The two existing buildings on the land are 100m2 and 40m2 respectively. You could work off this footprint, but the size of the pot means that the option would be available to create a much larger villa, complete with a guest house and swimming pool. HAVEN OF BIODIVERSITY You will find the soil fertile, with olive oil produced from trees in this region considered to be of particularly high quality. There are over a hundred olive trees on the plot at present, and one could easily imagine a buyer adding many more. You will also find a wide variety of trees and bushes, many of which bear fruit and nuts of all varieties. The land is home to numerous species of bird as well as hares, lizards and small mammals. There is already a well on the land, and you would certainly be able to achieve true sustainability and energy independence if you were to invest in solar panels to power and heat your new home. LESWS THAN HALF AN HOUR TO THE BEACH While the drive into Collesano is no more than six or seven minutes, you will also find it very easy to reach the towns at sea level. Both Campofelice and Lascari have lovely stretches of coastline, and the famous resort of Cefalù is only a 35 minute drive. Palermo and its international airport can be reached in an hour. Apartment in Bagheria
Bagheria, Palermo
Appartamento Bitta - Bagheria Compact but practical, and with a great old town location, Appartamento Bitta is a one-bedroom, ground floor flat in the heart of Bagheria. With all of the attractions of the town within easy walking distance, and the beaches of the Capo Zafferano peninsula just a stone's throw away, this is a great opportunity to get yourself a holiday home in Sicily without leaving the area of Palermo. Smartly Designed and Well Presented With about 50m2 of internal space made to feel deceptively spacious by high ceilings and a minimalist design, the apartment is divided into four spaces: kitchen, living room, bedroom and bathroom. There is also some storage in a little loft. The bedroom is the biggest of the four, with plenty of space for a double bed and other furniture. The exposed wooden beams on the ceiling lend a nice rustic touch. The living room and kitchen are neat and functional, and the bathroom contains a box shower. A Lively and Traditional Community Bagheria is a socially active town of about 25,000 people, which buzzes with activity all year round. The community boasts not one but two Michelin-starred restaurants, and some excellent options for traditional Sicilian cuisine. The small villages which surround the town to the north, around the edge of the peninsula, are havens for great fresh seafood. The centre of Palermo can be reached in a matter of twenty minutes by train, bus or car. The Sicilian capital has expanded in recent years, but there is still a strip of green belt before you get to Bagheria, which allows the market town to retain a distinctive sense of its own identity. Hassle-free and Affordable There is no need to spend anything on Appartamento Bitta, it is in good condition and ready to be used right away. As a budget option to serve as a base for holidays in Sicily which is convenient all year round, and not just in the high season, it is a great option for the price point, and unlikely to stay on the market for long. House in San Marco d'Alunzio
San Marco d'Alunzio, Messina
Casa Gullotti - San Marco D'Alunzio A pair of properties contained within the same detached villa, Casa Gullotti comprises a fully renovated and joyfully traditional three-bedroom home on the upper floor, and a restoration project space on the ground floor. Set into the hillside, just three kilometres inland from Sicily's north coast in the lower hills of the Nebrodi Natural Park, it enjoys fabulous sea views from the windows, gardens and all three balconies. A Classic Home Beautifully Restored The upper floor is a real classic of Sicilian style. The patterned floor tiles are locally produced and a great example of the design school that finished many of the great houses of the region. You will also note the quality of the marble finishings in the two bathrooms, and the characteristic fixed oven in the kitchen, built into a solid counter that has been finished in a bright checkerboard tile. The three double bedrooms are all large, and two have their own balconies. One overlooks the sea to the north, while the other gets day-round sunshine on the souther side of the property. In the middle, facing east towards the region's spectacular sunsets, is a living room with a balcony of its own. 120m2 to Renovate The ground floor is identical in size, with a front door to the south and direct access onto the gardens. It is in need of a total renovation, including new plastering, wiring and plumbing, bathrooms, kitchen and all decoration. However, the structure of the building is sound. It is fully independent of the upper apartment, meaning that it would be perfectly possible to sell one on and cover the costs of the other, or to let one as a holiday home. The space outdoors is not well maintained but with some investment of time and/or money could prove a really sunny and scenic spot in which to spend long afternoons or eat outside in the warm summer evenings. In the characterful streets of the historic centre of Alcamo, it offers plenty of internal space and very convenient access to all local amenities. The restoration work has been done to a very high standard, using top quality materials, and fully certified. New parquet floors have been on the upper two levels of the three-storey property. The bathrooms are sparkling and stylish, with glass sinks, lovely tiling and wooden finishes. Wood has also been chosen for the windows, which are freshly installed, and the shutters which offer privacy as well as blackout and cool in the hot Sicilian summers. Lastly, the electrical and water fittings have been re-done, and the kitchen is fully ready for all the arrival of all the cooking and storage appliances you will need. Over 100m2 of living space The layout is a simple one, with a long corridor running along one side of the building and staircases above this. The first floor then comprises a bedroom, which is currently more of a garage space. A large rug on the colourful marble tile floor and some warm colours on the wall, however, and you will have a large and welcoming bedroom. There is a small box room to the rear that would make a great walk-in wardrobe, and even an en-suite WC. Alternatively this space could be a games room, large home office or even an independent studio apartment. House in San Biagio
San Biagio, Sicily
Case Vasi - Calderaro Two halves of the same villa, Casa Vasi and Casa Calderaro are twin semi-detached homes with glorious panoramic views of the Nebrodi Park. Just outside the small town of San Salvatore di Fitalia, 10km inland and 550m above sea level, they are a chance to escape from the stresses and intensity of the world in total harmony with the surrounding countryside. The houses can be bought separately or together. Each has its own sizeable plot of land, and shared use of an access road. Casa Vasi is ready to be lived in straight away, while Casa Calderaro is a restoration project. A home to use straight away... With 70m2 of living space on the upper floor and a 25m2 basement, Casa Vasi is compact but efficient in its use of space. A long, thin home with four rooms, it opens directly into a large living room with an open fireplace and garden-view window. The bedroom is probably the nicest space, with plenty of light, especially in the morning. It offers a balcony with a fabulous view, looking down along the valley to the sea. There is also a neat kitchen with a larder and a bathroom with a shower. Casa Vasi is in good condition, with a recent renovation having completely overhauled the property. The wiring and plumbing are in good condition, as is the roof. You'll find neat, well-maintained plaster on the walls, aluminium windows with wooden shutters and a roof that's in a fine state of repair. It is sold fully furnished, with all contents as seen. ...and one to renovate Casa Calderaro is a similar size and shape to Casa Vasi, and also has that wonderful valley-view balcony. There the similarities end, however, as this house has been completely stripped of all plaster, partitions and utilities. With the exception of a few floor tiles which you might choose to reuse it's a blank canvas. The windows on the long side of the space have a lovely hillside view, better in fact than the other apartment has to offer. The roof seems to be well maintained too. And there is the same basement underneath the main living area. However, a significant investment of time and capital will be needed to turn this back into a modern living space. Can foreigners buy property in Italy?
Yes—foreigners can buy property in Italy, including non-residents. In many cases the process is straightforward, but some non-EU buyers may need to meet Italy’s reciprocity principle (your notary/lawyer can confirm based on nationality).
The purchase is completed before an Italian notary (notaio), who verifies the legal title and registers the deed. Buying property does not automatically give you residency, so plan visas/residency separately if you want to stay long-term.
What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.
