Before you fall in love

Know what a property can become before you buy it

A stone farmhouse or a historic apartment is easy to fall for. The harder questions come next. Can it become the home you imagine? What can legally be changed? What will the renovation actually cost, and are there hidden limitations?

EmmePi Architettura was founded 13 years ago in Pietrasanta by architects Alessandro Mori and Tiziana Piccinini. The studio renovates villas, country houses and apartments, designs new builds and handles everything from the first sketch through permits to site supervision, bringing the character of Tuscan architecture into modern comfort with local materials such as Carrara marble and custom-made furniture.

Worth knowing

EmmePi offers technical due diligence before you buy: a site survey, a 2D layout, a planning feasibility check, talks with the comune’s technical office and a preliminary volumetric proposal. It shows whether a pool, extension or change of use is realistic before you sign the deed, not after.

A full renovation, managed entirely from abroad

In 2022, a Danish client asked EmmePi to renovate the full interior of a 90m² apartment in Pietrasanta’s historic centre, bought for €380,000 the year before. The client lived abroad throughout, so every decision, approval and permit had to work at a distance. EmmePi ran the project on weekly calls and delivered in 6 months, with a budget of €22,000 for construction work, €5,000 for electrical work and €65,000 for furniture and furnishings.

EmmePi says the finished apartment was showcased in Elle Decor and later sold in 2 days at €540,000. The studio is now working on a historic villa in Cortona for the same clients.

Frequently asked questions

About working with EmmePi Architettura

How does the free consultation work?

You book a 45-minute slot, online or in the Pietrasanta studio, and can send plans, photos or moodboards beforehand. You discuss ideas, budget and needs, then receive a written recap. If you continue, the next step is a paid concept “Book”.

Can EmmePi help before I buy?

Yes. Pre-purchase due diligence includes a site survey, a 2D layout, a planning feasibility check, talks with the comune’s technical office and a preliminary volumetric proposal. It shows whether a pool, extension or change of use is realistic before you commit. Your independent legal adviser should still carry out the checks appropriate to your purchase.

Can I manage a renovation from abroad?

Yes. Meetings, approvals and updates happen online, and with EmmePi’s site management service the team supervises the works for you. You stay involved in the decisions that matter, such as approving the budget, key design choices and any significant variations, with regular photo and video updates keeping you informed.

Does EmmePi work outside Tuscany?

Yes. Tuscany is the studio’s main area, but it also has projects in Milan and Cortona, and occasionally works abroad.

Which permits will I need to renovate?

It depends on the works. Internal changes usually need a CILA, structural or external work needs a SCIA, and new builds or pools need a building permit. Landscape restrictions are common in Tuscany and can require an autorizzazione paesaggistica on top. EmmePi prepares and manages these for you, and can establish what you are legally allowed to change before you buy.

What does a renovation cost, and how long does it take?

As a guide from EmmePi, a cosmetic refresh of a structurally sound home is typically €20,000 to €50,000 over 2 to 4 months, a medium renovation with a new layout and upgraded systems €50,000 to €120,000 over 4 to 8 months, a major renovation with structural work €120,000 to €250,000 over 8 to 14 months, and a full transformation €250,000 or more over 12 to 24 months or longer. Protected or historic properties can take longer because of additional approvals, so build in a contingency of at least 10 to 15%.

How much does an architect cost?

It depends on scope, size, urgency and constraints. Indicatively, EmmePi’s concept “Book” is €3,000 to €6,000, and site management is charged as a percentage of the works: 5 to 10% for works direction and 2 to 6% for accounting. You receive a written recap and clear next steps after the free consultation, so there are no surprises before you commit.
