House in Poros
Poros, Western Greece
Olympia Heritage Estate sits on 18,000 sqm of hillside outside Krestena, in the Ilia countryside, a short drive from Ancient Olympia. At its centre stands a stone residence of around 130 years, a house with real history behind its walls. It once belonged to celebrated Greek soprano Alexandra Trianti, and during her years here it welcomed well-known figures from Greek public life, such as Aristotle Onassis. The main house of 104 sqm is arranged on a single floor, with two bedrooms, a bathroom, a kitchen, and a spacious living and dining room anchored by a fireplace. Its stone walls and unhurried atmosphere carry the character of another era, while a 2008 renovation keeps it comfortable and ready to use.Fifty metres from the main house stand two independent guest houses, 63 sqm in total, each with its own bathroom. They give the estate flexibility: room for extended family and friends, or self-contained accommodation to let. The property is sold fully furnished and equipped, from the living-room and kitchen furnishings down to the smaller details, so a new owner can settle in from the first day.The 18,000 sqm plot is the estate's defining feature. Olive, cypress, plane, and pine fill the land, along with lemon and orange trees, rosemary, lavender, and oleander that scent the air and mark out quiet corners for sitting, dining, or watching the light change over the wooded hills. The grounds around the house are made for slow mornings and long evenings under the stars, with open mountain views and no near neighbours to disturb the calm.Rental potentialThe estate has already been let on a short-term basis, and the two independent guest houses give it clear flexibility for the future. The Ilia countryside and its closeness to Ancient Olympia draw visitors through a long spring-to-autumn season, and local management companies can handle the letting and upkeep on your behalf.LocationKrestena is a small inland town in Ilia, set among olive groves and open farmland, a natural crossroads between Ancient Olympia, the coast, and the town of Pyrgos. Ancient Olympia, the birthplace of the Olympic Games, is a short drive away. The thermal springs and pine-backed beach at Lake Kaiafas lie about 6 km to the southwest, and the beaches of Samiko, Kakovatos, and Zacharo are within easy reach for summer days by the sea. The wider area offers Ancient Elis (alternative spelling for Ilia), the Temple of Apollo Epicurius at Bassae, the Byzantine Philosophou Monastery, and the Neda river with its waterfalls and trails.
Villa in Daratsos
Daratsos, Crete
The Cretan Wave Residences take their form from the movement of the sea. Three new-build villas in Daratsos, 4.5 km from Chania, with lines that rise and fall like the waves that inspired them, and sea views from every home.Designed by a Chania-based architecture and design studio, the project centres on clarity of form, natural materials, and spaces that strengthen the connection between home and landscape. The result is a compact, contemporary complex of three villas that combines functionality, energy efficiency, and quality of construction, shaped to suit the climate and character of Crete. Each villa offers a total of 128 sqm of living spaces and a 64 sqm basement. All residences follow the same practical layout: Unfolding over two floors and a basement, the ground floor houses the open-plan living/dining room and kitchen, one bedroom, one bathroom, and the interior staircase. Large patio doors open onto the pool terrace and sun lounge deck. The flight of stairs takes one to the first floor, featuring two large bedrooms, one with an en-suite bathroom, as well as one bathroom. Both bedrooms are fitted with 'floor-to-ceiling' frames, and offer access to spacious balconies with sea, town and countryside views. The basement level houses the garage, with space for two cars, a storage room, a bathroom, and the staircase. The swimming pool and sun deck are the focal points of each villa's outdoor area. The landscaped gardens are planted with local flora such as oregano, lavender, and thyme at ground level, with olive and cypress trees above, chosen to keep water consumption low and let the project settle naturally into its surroundings.Heating and cooling run on a heat pump with fan coil units, an efficient system suited to comfort in every season. The villas are delivered with bathroom sanitary ware and fittings and full kitchen fittings.Rental potentialThe Galatas and Daratsos area sits within one of the most established holiday zones in western Crete, minutes from the Blue Flag beaches west of Chania. Demand here is supported by a genuinely long season, running from spring well into autumn, and with Chania International Airport just 20 km away, with direct seasonal connections to cities across Europe alongside year-round links to Athens. A major advantage is the proximity to Chania, both settlements are just a short drive away from Crete's second largest city, and all amenities, such as banks, the university hospital, public services, and retail shops, are within easy reach. For owners considering short-term rentals, the combination of beach proximity, everyday amenities and easy arrival makes the area a consistently strong performer, with no obligation to rent: the home remains fully available for your own use.Location - distancesGalatas and Daratsos are neighbouring villages on the low hills just west of Chania, close enough to share the same beaches and everyday amenities. Daratsos is the quieter of the two, a largely residential area that many Chania locals choose for its balance of calm and convenience. Galatas carries a longer story: it was the scene of one of the defining moments of the Battle of Crete in 1941, and the village square, the Greek and New Zealand memorial, and a small museum still draw visitors tracing that history. Today it remains a living village rather than a monument, with tavernas around the square and a permanent local community that keeps both villages active well beyond the summer months

Why buy property in Greece
Greece remains among the least expensive Mediterranean markets for a home near the sea. Prices run from around €20,000 to over €1m, with 951 homes inside a €300,000 budget and 303 under €100,000. Crete supports year-round living in a way most Greek islands do not, while the Peloponnese and the Ionian islands offer mainland and island stock at lower prices than the Cyclades. Buying requires a Greek tax number and completion before a notary, after which the deed is registered with the Hellenic Cadastre.

What taxes and fees should I budget for when buying property in Greece?
Buyer costs typically include purchase taxes, notary and registration fees, legal/technical checks, and (if applicable) agent fees.
A key item is the Property Transfer Tax, which is 3% on the taxable value for many transactions (your adviser will confirm how the taxable value is calculated for your property).
New-build taxation can differ, so always request a written “total cost to complete” estimate before committing.
Does buying property in Greece qualify you for residency i.e. the Golden Visa?
Buying property in Greece does not automatically grant residency, but Greece offers a Golden Visa (investor residence permit) for qualifying non-EU investors.
The minimum real-estate investment level can depend on location (commonly higher in high-demand zones like Attica/Athens, Thessaloniki, Mykonos and Santorini, with different thresholds elsewhere) and there are specific rules/exceptions (e.g., certain conversions/restorations).
Important: recent reforms also introduced restrictions for some Golden Visa property use (for example, limits on short-term letting for properties used for the permit), so treat Golden Visa eligibility and usage rules as a compliance step to confirm early—before you buy.
