Can I buy in cash now and take out a mortgage later?
Across most of Europe that is rarely an option. Very few refinance products exist, and where they do, they often come at reduced loan to values. Arranging your mortgage at the time of purchase is usually the wiser route.
How much extra should I budget beyond the deposit?
Allow an additional 10% to 12% of the purchase price on top of your deposit. This covers property purchase tax, notary and bank fees and other closing costs.
What is a decision in principle and why does it matter?
It is an early indication from a lender of what you can borrow, secured before you commit to a property. It tells you what is available and affordable, which matters because a deposit paid without finance in place may not be returned if a mortgage falls through.
