In 1926 Hondon de las Nieves and Hondon de los Frailes separated to become independent municipalities. The Hondon Valley is well known for its Grape Vines and is sometimes called ‘The Valley of the Vines’. The economy relies heavily on the agricultural industry in this very fertile valley. Grapes, almonds and olives are mainly grown here. Surrounded by an expanse mountain views (Crevillente Sierras) this rural area is known as the District of Vinalopo; a name often seen on Spanish wine. The other dominant industry has been Construction with many limestone quarries servicing the Costa Blanca building trade with cement products. The Hondon Valley enjoys over 300 days of sunshine and pleasant breezes. Summers are very hot whilst winters mild. The Hondon Valley is a peaceful and tranquil area, and the pace of slow life.

Land in Ubeda
Ubeda, Valencia
Rustic plot for sale in the municipality of Pinoso (Alicante region)Beautiful rural plot of 10,000 m2, planted with almond trees, located in a quiet area with open views of the mountains and surrounding landscape.According to the cadastral registration (Catastro), the plot appears slightly smaller than 10,000 m2, but this must be corrected, as the official Land Registry (Registro de la Propiedad) lists the correct surface area of 10,000 m2.The Land Registry is leading, so this is the valid measurement used for building purposes. With its 10,000 m2, this plot meets the minimum requirement to build a house on rural land. The plot is located within the so-called “Patricova zone,” an area designated by the authorities as potentially flood-prone. In practice, however, almost all plots in the area have the same classification, and several houses have been built. The Patricova designation does not automatically mean that the entire plot is at real risk of flooding. To obtain a building licence, an architect can carry out an “estudio de inundabilidad” (flood risk study). This study determines where any water drainage or mild run-off could occur, allowing proof to be presented to the municipality of which parts of the plot are safe for construction. Thanks to such studies, other new-build houses in the area have been authorised and constructed.Water and electricity connections are available near the plot, although it is advisable to verify this beforehand with the relevant providers.
Land in Lel

This is because the Patricova designation does not automatically mean that the entire plot is at real risk of flooding. To obtain a building licence, an architect can carry out an “estudio de inundabilidad” (flood risk study). This study assesses any possible water flow or mild run-off areas on the land. With this information, the municipality can be shown which parts of the plot are safe for construction. Thanks to these studies, other new-build homes in the area have already been approved and built. The location is peaceful and offers stunning 360-degree views of the mountains and surrounding landscape.Water and electricity connections are available in the area, although it is advisable to have this confirmed in advance by the relevant providers.

The area behind has stunning views across the valley, and would make a fantastic Pool and barbecue area. On the road we have the main entrance to the property, here we have an entrance room and a bedroom next to this, the room behind comes with a feature fireplace and has the back door to the small garden area. here we have a doorway that leads to the storeroom beneath the stairs, and then the stairs to the first floor. The first floor is separated into three separate rooms. The ground floor has 80m2 of space and also the first floor has 80m2 of space. The rear part of the property has a small outside area of around 20m2, with old stone built storage area used as storage area but could be all removed to make a rear courtyard area Potentially this could be a three or four bedroom property with small rear private garden and separate area at the front for a Pool or Jacuzzi with summer kitchen, or for a veggie garden/allotment. Also it would be possible to make the front area into a small guest house with private garden. There is mains electricity and water available for connection to the property, as well as waste. The property sits just inside the Murcia border, so purchase tax is cheaper here than in Alicante province, and the property sits in an area of great natural beauty, overlooking the lunar type landscape of Fortuna fading into the distance, whilst having views of the Murcian and Alicante mountains from the balcony. Can non-residents get a mortgage in Spain?
Often yes—many Spanish banks lend to non-residents, typically based on income, age, credit profile, and the property valuation. Non-resident mortgages commonly require more documentation (proof of income, tax returns, bank statements, ID) and may offer a lower loan-to-value than resident mortgages.
Expect the bank to commission an official valuation and to review the property’s legal status before final approval. If speed matters, get a mortgage assessment early and coordinate timelines with your lawyer so the financing conditions match the purchase contract dates.
We recommend speaking with a mortgage broker to understand the application process and get access to the latest mortgage deals in Spain.
What is the property buying process in Spain?
A typical Spain purchase follows:
(1) offer accepted,
(2) reservation agreement and deposit,
(3) legal due diligence (Land Registry checks via nota simple, debts, planning/licences, community fees),
(4) private contract (often “arras”) with a larger deposit,
(5) completion at the Notary where funds are transferred and the escritura is signed, and
(6) registration at the Registro de la Propiedad.
You should avoid paying significant deposits before a lawyer confirms title, charges, and planning status—especially for rural homes or properties with extensions.
