According to what we found from the PDM, the subcategory Farms and Farms with Isolated Building admits the following occupations and uses: a) Residential building and its annexes (maximum one dwelling per plot); b) Equipment and facilities related to leisure, recreation and sports activities; c) Local support commercial establishments and food and beverage establishments; d) Facilities and buildings for livestock activity in home detention; e) Tourist activities and enterprises framed in the typologies, Tourism in Rural Areas (TER), Housing Tourism (TH) and Isolated Hotel Establishments (Hi). 2 – Fractionation into plots with an area of less than 4.0 ha is not permitted, without prejudice to the provisions of the following paragraph. 3 – For the uses referred to in paragraph 1, buildability on plots of land with the areas indicated below, already constituted and registered as autonomous buildings, on the dates referred to in the following paragraphs, is permitted: a) Parcel with an area equal to or greater than 0.5 ha and less than 2.0 ha, if pre-existing on the date of publication of the PDMB in the Official Gazette, December 7, 1995; b) Parcel with an area equal to or greater than 2.0 ha and less than 4.0 ha, if pre-existing on the date of publication of the amendment to the PDMB by adaptation to the PROT OVT, 18 March 2010; c) Plot with an area equal to or greater than 4.0 ha. 4 – For the uses referred to in paragraph 1(a) to (d), buildability is also subject to the following parameters: a) Maximum land occupation index of 0.06, with a maximum of 3,200 m2; b) Maximum land use index of 0.08, with a maximum of 3,200 m2; c) Maximum soil waterproofing index of 0.10, with a maximum of 4,000 m2; d) Maximum number of floors: 2, except for water tanks and technically justifiable special installations; e) Minimum distance of 5 m from all plot boundaries, in plots with an area equal to or greater than 0.5 ha, and less than 2.0 ha, and this distance may be reduced in exceptional cases to be verified by the technical services. f) Minimum distance of 15 m from all plot boundaries, on plots with an area equal to or greater than 2.0 ha and less than 4.0 ha, and this distance may be reduced in exceptional cases to be verified by the technical services. g) Minimum distance of 20 m from all plot boundaries, on plots with an area equal to or greater than 4.0 ha, and this distance may be reduced in exceptional cases to be verified by the technical services. A typical Portugal purchase goes:
(1) agree terms,
(2) lawyer checks title/charges and key documents (e.g., property registry extracts),
(3) sign the promissory contract (CPCV) and pay a deposit,
(4) arrange finance and final checks,
(5) sign the final deed (commonly referred to as the escritura or equivalent formalised deed) and transfer funds,
(6) register ownership so your rights are protected. The CPCV is important because it’s usually the point where commitments become much harder to unwind.

What taxes and fees should I budget for when buying property in Portugal?
Buyer costs commonly include IMT (property transfer tax), stamp duty (Imposto do Selo), plus legal, notary, and registration costs.
Portugal’s Tax Authority notes that stamp duty is calculated at 0.8% on the value used for IMT, and if you use a mortgage, the loan can also be subject to stamp duty.
