House in Campanina
Campanina, Campania
What's better than starting the summer by visiting what could become your seaside villa? The location is certainly one of the first things to evaluate and the choice here couldn't be more appropriate. We are in Agropoli, a fantastic place to explore due to its strategic position, perched on a promontory overlooking the Gulf of Salerno. The town began to develop beyond the walls only during the nineteenth century, thus maintaining its ancient center and much of the walls. It is a highly sought-after tourist location not only for its historical heritage but also for its position as it is located within the Cilento, Vallo di Diano and Alburni National Park. But it will be the shade of blue of this crystalline sea and its golden sandy beaches that will make you understand that you have finally arrived home. But today we came to discover a charming terraced villa characterized by a truly breathtaking sea view. Perfect for those looking for a modern residence with well-defined spaces and high-quality finishes. After passing the garden, where we also find the well, we are welcomed by a porch ideal for outdoor lunches and dinners, perfect for enjoying the sea breeze. From here you have direct access to the living area, a large open space with open kitchen, living room and relaxation area designed to combine comfort and functionality. The apartment is all on one floor and we therefore find the beautiful room, with en-suit bathroom, embellished with gray Venetian stucco and bathroom fixtures with modern lines including a comfortable bathtub. The room with its large spaces has direct access to the garden from which it enjoys the wonderful panorama overlooking the archaeological area of Paestum and a glimpse of the island of Capri, a unique scenario, from the setting of the sun on the island to the autumn nights when a moon redhead hides in the sea. Next door we find the second room, also of excellent size and both embellished with a walk-in closet. The second bathroom, always furnished in a modern style, has a large and functional shower. The villa has a second porch at the back and a terrace that occupies the entire upper space from where you can admire the Temple of Hera, reachable by a modern iron staircase where the photovoltaic panels are housed. The latest generation house has underfloor heating, air conditioning, electric Venetian blinds inserted into the glass, burglar alarm, solar panels and a 10 kW photovoltaic system with two 30 kW storage batteries which contribute to energy efficiency and environmental sustainability giving total autonomy to the villa. There is also a large and comfortable garage equipped with a walbox for charging your electric vehicles, offering a practical and ecological solution for sustainable mobility. But now let's enjoy this splendid Cilento sunset while enjoying some moktails on the patio accompanied by sliced savory strufoli, cheeses and the inevitable buffalo mozzarella. Now that's life!
House in Bondeno
Bondeno, Lombardy
Yellow convertible Beetle, music by Bob Marley, around us alternate shades of green, yellow and brown of the plowed and cultivated fields while above us the sky is the color of sugar paper. Before visiting the property, a stop in the center of Gonzaga, a small rural town in the Po Valley halfway between Mantua and Reggio Emilia which gave its name to one of the most illustrious Italian families of the Renaissance. There is always something to discover and the cuisine and wine of the area never disappoints. Today I am curious to visit, I really love old country houses and I like to see how they have been restored. My expectations were not disappointed and after walking down the driveway an imposing two-storey clay brick house with petrol green shutters stood out. A paved pedestrian entrance flanked by multicolored hydrangeas leads us to the finely renovated double-leaf wooden door in pleasant contrast with the glass and iron solution of the door which allows natural light to enter the reception. Yes, because on the ground floor a B&B has been cleverly created with welcoming and large rooms from which you can admire the breath-taking view of the plain, equipped with fireplaces and en suite bathrooms and a large kitchen space to indulge in. On the first floor, with access from an internal staircase, we find the master apartment. Three large bedrooms, a large kitchen, the heart of the house in the tradition of rural families and two warm and welcoming living rooms heated by ancient terracotta stoves from the early twentieth century. We take a last flight of stairs and here we are in the attic, another huge space to design and think about. This farm is a perfect combination of ancient and modern, in which the renovated blends with the recovered in a welcoming harmony that makes you immediately feel at home. Around the main farmhouse, forming a square with the well in the centre, there are 3 other buildings, what I call the farmhouse, a two-storey building which could become the annex with 2 or more residential units, the old dovecote and a further building currently used as tool storage and shelter. The possibilities of use are manifold: I would see well a restaurant activity perhaps using the outdoor spaces for weddings and ceremonies in pure roof style, or expand the B&B with other themed or two -room apartments in the household, or the creation of spaces for teaching workshops perhaps with the addition of animals typical of the farm and why not also keep the existing one by dedicating themselves to dog breeding. For those who love the countryside, this property already has everything you could want, the stars in the window, the ladybugs on the tree and the bottle of white wine in the fridge, all it takes is a little imagination to transform it into your place of life and passion.
Villa in Eboli
Eboli, Salerno
We are in the province of Salerno, nestled on a hill where Eboli dozes in the summer heat. The ancient part of the town dominates the last stretch of the Sele Valley, with the city extending at its feet. At the upper part stands the imposing castle, restored according to Vanvitelli's design, and the Capuchin church, built in a magnificent position. Surrounding the Eboli plain, you'll find a varied landscape of cereals, vegetables, vineyards, olive groves, and orchards. We stroll along the picturesque Via Paradiso, a little-frequented road that provides access to a few exclusive real estate properties, from which you can enjoy a fantastic panorama of the city and the surrounding plain as far as the eye can see. Our visit begins with an aperitif on the first large terrace in front of the entrance portico, having left the car in the spacious parking area. Before entering the villa, we let our gaze wander from the Alburnine peaks down to the coast of Punta Licosa, and up to the island of Capri. Accustomed to the mountains in the north, these views enchant me. Feeling the light breeze from the sea and the warmth of the sun makes me want to spend the rest of my stay here. But I promised you a visit, so let's start with the first room, a large and imposing atrium with floors and finishes in elegant marble, Venetian stucco, and crystal chandeliers, immediately conveying the property's elegance. To the right, we find the kitchen, always my favorite meeting place. With its generous size, beautiful fireplace, and exit onto the terrace, it has all the features to become the family's main gathering and discussion center. Also overlooking the atrium is the study on the ground floor, useful for those who can never get away from work, but it can also be transformed into a guest room or a reading and hobbies room. Next door, we find the first of the three large bathrooms in the house, complete with a window and shower. Climbing the splendid exposed marble staircase, illuminated by a series of oval windows, we reach the gallery where weapons, armor, and ancient objects are neatly displayed, giving an almost medieval touch. At the end of the gallery, we find the double bedroom with an en suite bathroom. The choice of the erker, a typical element of Nordic architecture, allows for the admiration of the incomparable panorama, which can be enjoyed even better from the large terrace accessible from a small living room next to the room. Currently, for family needs, the first floor has been divided into two sections. To visit the remaining part, we can access it from the two side terraces/gardens that follow the natural layout of the land, where citrus groves are a constant presence. The spaces and elegance continue to impress with a large living room equipped with an Italian-style billiard table, the third bathroom, and two rooms—one double and one single—both featuring the original erker. Finally, there's a large room with a kitchenette and an oven for bread and pizza, a must in the homeland of buffalo mozzarella. What more can I say? The spaces, the finishes, the furnishings—everything has its own order and elegance from times gone by. Bring your personal belongings and come live in your personal corner of paradise.
Apartment in Scicli
Scicli, Ragusa
Have you ever read "the secret garden"? I love the moment when Mary discovers the wooden door and the wonderful place that hides behind it. Today we will give you a similar experience. In Scicli, the most beautiful and photographed building is the Benevento palace. In one side of this splendid building, a door leads us into our secret garden and just as in the story time and nature have tried to recover their space. Within this courtyard, we imagine around the fifties, a small independent house was built and could now become your splendid home. Stand in front of the front door and close your eyes, because this property should be seen with heart and good taste. On the ground floor you can imagine how your spacious living area will transform. The ideal would be to find an antique door, in raw wood simply cleaned and cared for, where you can access a large kitchen with rope shades typical of the buildings of the center of Scicli, the living area furnished in Boho chic style with a large white corner sofa. In this floor we find the first of the two bathrooms of the house with small ancient Sicilian tiles. An important role should be reserved for the redevelopment of the square that can maintain part of the old cobblestones and the remaining a beautiful garden with lamps in the driveway and spotlights that highlight the ancient door and the stone wall. I would highlight the internal staircase that leads to the upper floor with a stone wall exposed by making vertical openings to let the natural light pass through them. The sleeping area should be reviewed so that the master bedroom has an exit to the small terrace between the roof tiles. Here we will be able to place a whirlpool where you can spend intimate moments protected by a wisteria pergola, while the bed takes the coolness from the balcony to which we will have recaptured the ancient splendor. The second bathroom and a second bedroom or study will complete the floor. But this is what I "saw" closing my eyes, and you? How fantastic have you decided to transform this pearl? I can't wait to go back and see what you've accomplished.
Villa in Donoratico
Donoratico, Tuscany
You taught me that everything is a sign. So when on Friday, after picking up the ring for our engagement and I went to a nursery to get an old rose in which to hang the little box to ask you to marry me, hearing a builder talking who was looking for a chestnut tree for a new subdivision definitely seemed like a good omen. Now I'm here under your house on my motorbike, you only know that we're going to Castagneto Carducci, there, where we met and fell in love, but you don't know that ours will perhaps be a more important date. During the trip I looked at your smiling face, your rebellious locks peeking out under your helmet. We arrived, you look a little confused while a gray-haired man with a good-natured air approaches us and introduces himself. He shows us the whole lot, 50,000 square meters, an endless expanse of olive trees adjacent to the town of Donoratico and explains to us that the first part involves the construction of a series of villas, each with its own garden of about 150 square meters each. Yes, our first home will be here, if you want, a two-story villa, I who am the less imaginative of the two had to see the plans, but you are already measuring with your eyes the space we will have. Given the way you are made, you first took care of understanding how big the garden will be and 500 square meters is the right size for us, to host friends and to raise first a dog and then children. I already know that the house reflects your way of being, a large single space on the ground floor overlooking that garden in which you will grow your infinite botanical experiments. In the outdoor pergola you have already decided that you will plant some strawberry grapes, your favorite, which will keep us cool in the summer, which will color our autumn days and in the winter with its slender structure will let the light in. It seems to me that you have already decided, we will divide the two rooms on the ground floor for our passions but they will have to have a sofa bed each to host friends and relatives. The one on the first floor will be our room with en suite bathroom and a view of the terrace. You have already told me what the terrace will be like, covered with jasmine plants to hide the hot tub, with a small living room for our first sun-kissed breakfasts. Wandering among the clods of earth I can see everything you are dreaming and describing to me. I already think of our neighbors who I imagine are very heterogeneous, local families, foreigners who will buy to come from far away to spend their pleasant holidays, mature couples who have reached their well-deserved retirement and leave the city for a place with mild temperatures and to live comfortably on the ground floor forgetting about stairs and elevators. A potpourri that will animate the large green spaces of this new residential area. I was more interested in the technical characteristics and from the information they give us the quality will certainly be excellent. Green building, heating and air conditioning with heat pump or underfloor, 6.5 kw photovoltaic system, ventilated roof are certainly some of the most important. Let's look at the projects and the villas are truly beautiful. Like you, I love the large windows and the windows that will be in wood or aluminum reflect my standards while the blackout blinds will guarantee us privacy without having to use curtains, which as you know I can't stand. The wooden floors almost everywhere give atmosphere to the house and so we could walk barefoot. I haven't told you one thing yet, my love, in our project, in addition to the carport I have already budgeted for an outdoor kitchen with barbecue and... the swimming pool for us and our children. I know how you do as soon as you see a body of water, be it a lake, sea or swimming pool and so I thought that our dream had to be complete to allow you to stay in your natural element as much as possible. What do you say love, I have already chosen now it's up to you to tell me if you want to grow old by my side in the shade of a chestnut tree.
Apartment in Cecina
Cecina, Livorno
Our appointment today is at the Acqua Village in Cecina, from here we will reach the property we are visiting with a walk and then return to enjoy an afternoon of aquatic fun. We are in Cecina in the province of Livorno, in the heart of the Etruscan Coast in the countryside a few steps from the sea and all the services, but mainly from the very long and sandy beach, with a lush pine forest behind it. In many parts the beach is free, while alternating there are some bathing establishments where you can rent sunbeds and umbrellas and some bars and restaurants, and a surf school. We immerse ourselves in the greenery of a natural context of rare beauty, in which this lovely studio apartment is located, ideal for those seeking tranquility and comfort after a life of work or for investment. Given the tourist rentals, very popular in this area, it is in fact possible to put it to income immediately. The apartment is located on the ground floor, inside an ancient and typical well-renovated farmhouse, embellished by the presence of a shared swimming pool from which you can admire a unique and suggestive landscape and give yourself moments of pure relaxation. This property is set in a context of high landscape value, a timeless place where you can immerse yourself in absolute quiet. From a private driveway that guarantees privacy, you can directly access the veranda, a real open-air living room overlooking the fenced garden, a further added value of the property where your small animals can run free without danger. The apartment, although small in size, is well-proportioned and has everything you need thanks to the wise use and placement of the furniture, on the right the equipped kitchen while in the front delimited by the bookcase the sleeping area where there is a double bed with a bridge wardrobe. A hallway, where there is a washing machine and a comfortable shelf, gives access to the bathroom with shower embellished with mosaic tiles and the presence of a bright view of the garden. To make your stay more pleasant, there is already an air conditioning system. But as promised, our afternoon among the pools of Acqua Viva begins now, while this evening we will let loose at the Tinì Soundgarden, because with us pleasure and work go hand in hand.
House in Sassetta
Sassetta, Livorno
The wait, that magical moment between having scheduled a visit to a property and arriving at the destination. Sometimes it is so pleasant to fantasize that instead of reaching the property immediately I decide to prolong this pleasure. Today they are waiting for me in Sassetta, in the province of Livorno and a short distance from Castagneto Carducci. I have decided to make my first visit, the one I make to get to know the property and the owners, before preparing all the photographic documentation and not only, a little vacation. In Genoa a sailing boat awaits me that will take me to Livorno. Already this first part of the trip allows me to smell the sea which for those who, like me, live in the mountains is the air of vacation. After docking, Spartaco, my cocker spaniel, and I rent a car, he doesn't like them very much, he is a dog that loves people and if he could choose he would make me travel by bus or train to smell and meet everyone. We have the same reaction once we arrive at this spectacular late 19th century residence, unlike the bourgeoisie who once lived and moved gracefully in the garden, we start to run, to savor the freedom of the large green spaces. The house watches us from its thousand windows with an austere air, it will think, these two won't take care of me, will they? But those who can appreciate and love a house at first sight will have the right enthusiasm to transmit to those who come to live here. The main villa is divided in two vertically and the part for sale looking at the main facade is the one on the right. It is spread over 4 floors of about 240 square meters each to which are added other small buildings that can be used for multiple uses and a farmhouse a short distance from the villa. With the owners we visit the interior, on the ground floor the living area with kitchen complete with period fireplace, pantry, dining room, living rooms, one with fireplace, utility room and bathroom. Much of the period furniture has been preserved, as well as the finely decorated ceilings, a series of rooms that have remained crystallized in time. The wonderful ceilings with vaults in which the original frescoes and floors have been recovered, each one is a work of art in itself, the ancient Romans would have called them sectilia pavimenta and are characterized by the geometric alternation of different colors and materials. A staircase leads us to the first floor where the sleeping area is currently located where there are two bathrooms and six bedrooms, some furnished in perfect late nineteenth-century style, including dressing tables to take care of your beauty in the bedroom. The second floor is presented as a separate apartment, in fact it has a kitchen, three bedrooms and a bathroom while the 3rd is a large attic that deserves a new use. Spartaco and I return to visit the centuries-old chestnut park with a total surface area of 20,000 square meters that surrounds the property. We take some time to admire the exceptional view of the Tuscan hills. We return to the shed between the stone walls near the entrance where we enjoy a refreshing pomegranate juice and visit one by one all the small buildings that are part of the property, the old chicken coop with the oven, the porch and the large warehouse where the carriages were kept and we already imagine their possible destinations. The last stop is the farmhouse, located on a hill adjacent to the villa and surrounded by greenery that guarantees exclusivity and privacy, it could become a splendid annex or as in the owners' plan 4 independent apartments. The sun is setting and Spartaco and I get back in the car, next destination the Sassetta spa, we end a wonderful day in the best possible way but even more wonderful is the property we visited.

Apartment in Besenello
Besenello, Trento
In the lush Vallagarina valley lies Besenello, on the left bank of the Adige River. For those familiar with the valley, Besenello is especially known for its marvelous castle, Castel Beseno, the largest fortress in Trentino. It entirely occupies the hilltop overlooking the town. Splendid by day, this fortified site takes on an air of magic and mystery at night, when illuminated, it appears like a ship floating suspended in the darkness. Thanks to its strategic geographic position, Besenello enjoys a particularly mild climate. Nestled in a natural amphitheater formed by the surrounding mountains, it is shielded from the winds that traverse the valley and warmed by the sun that shines on the surrounding cultivated fields, primarily vineyards. Besenello offers numerous opportunities for hiking and mountain biking, catering to both seasoned adventurers who can reach the surrounding peaks or Lake Garda, and those who prefer peaceful, flat walks. In this picturesque setting is a three-room apartment located on the second and top floor of a typical village house in the historic district. Renovated about ten years ago in keeping with local tradition, it is a splendid duplex with independent heating. On the second floor, you’ll find the living area with a fully furnished kitchen and a living room, featuring two wooden balconies characteristic of Trentino architecture. The two bedrooms are located in the attic, accessible via a bright internal staircase, adorned with beautiful exposed wooden ceilings and practical skylights. The apartment also includes two bathrooms—one on each floor—and a convenient anteroom. A cellar and a parking space add to the appeal of this property. For those with a green thumb, the building offers a small shared plot of land where each apartment has its own section for a garden.
House in Casa Riola
Casa Riola, Sicily
A light snow goes down while I go down to the street where a taxi awaits me. It is my first day of vacation, I have left the office for a few hours, just enough time to spend home to take the suitcase, Oreste, my coal -colored Cocker and reach the airport. It will be strange for the first time not to celebrate Christmas in Turin with friends and relatives, but when I saw the images of this property I understood that I finally found what I was looking for. Landed in Sicily I am welcomed by the scent of the sun and the sea, but what I am looking for between the crowd is the unmistakable note of Bosco di Bleu de Chanel, the good smell of my husband. We booked for these holidays in a splendid hotel in Syracuse, where our children will spend the days between Christmas and New Year with us. I transmitted my impatience to see the property also in Tilly who in the journey between the hotel and the house looks like a flipper ball. We are about to see an independent villa that had its births like us in the 70s. What struck me are the spaces, it is around 140 square meters on two levels on a lot of about 1000 m, perfect dimensions when we find ourselves all together and the fact give to be located on two levels allows us to use the ground floor with garden in which to make the pool create when we are alone. As soon as I get off the car, I realize that my intuition had not made a mistake, the house has excellent potential both internal and external, the renderings give some interesting ideas, but the houses must be sewn on the owners as tailoring clothes. We are wandering between the two floors, we observe, with the imagination we are already breaking down walls and opening windows to allow the beauty that surrounds us to enter the house, we create, furnish ... we plant, we sow, buy .... He plays the alarm clock, outside snow, I am in Turin, I have to leave for Sicily to show a couple of customers a splendid two -storey villa to be placed. I caress Oreste, kiss my husband and I promise that I will come back to them before Christmas, it always happens so, when I find a splendid house, the dream as if it were already mine.
Apartment in Tiarno di Sopra
Tiarno di Sopra, Trentino-Alto Adige
In the heart of the Trentino mountains, in the charming village of Tiarno di Sopra, there was a charming apartment located on the first floor of a small building with only two residential units. It was renovated in 2010, when it was chosen to start a new life. Looking out the window, you could admire the roofs of the village and the imposing peaks of the mountains. Its location made it the ideal refuge, with shops, schools and services just a few steps away, while the nearby Lake Ledro and the trails of the Adamello Brenta Natural Park encouraged outdoor adventures. Once you crossed the threshold, a warm glow greeted anyone who entered. The living area, with the open kitchen and the spacious living room, became the beating heart of the house, a place of sharing and relaxation. Natural light filtered generously through the windows, caressing the furnishings with soft shadows. The sleeping area offered rest and tranquility: a large and bright double bedroom and a second room, perfect for guests or as a creative studio. The bathroom, with a window and a deep tub, offered moments of quiet and refreshment. But the real treasure of this house was on the ground floor: a large cellar, once used to store fine wines and tools for mountain excursions. A precious corner, ready to guard new dreams and new stories. Whoever crossed that threshold immediately felt the warmth of a lived-in and loved home. Perhaps, within those walls, the perfect place to begin a new chapter of life was hidden. Perhaps, that place was waiting for you.
House in Cantone Rossi
Cantone Rossi, Piedmont
In the Piedmontese plains of the province of Alessandria, just 7 kilometers from Casale Monferrato, we find Frassineto Po, a small but charming town that can now be considered part of Casale's outskirts. Frassineto Po retains the unique character of a rural environment, enriched by the Piedmontese countryside. It is known for its excellent wines, internationally renowned rice, and high-quality agricultural products. However, it also boasts cultural activities that have made it famous, particularly "Il Villaggio del Libro" (The Book Village), located inside Palazzo Mossi—the first and currently the only book outlet in the entire country. "Those who love reading, traveling, and exploring the infinite spaces of words and imagination will find a welcoming harbor in this Monferrato land, which may gradually become recognized not only as a land of fine wines but also of books… DOC." This is part of the presentation accompanying the initiative. In this setting, where agriculture and gastronomy blend beautifully with culture, a farmhouse was built in the early 1900s—now available for sale. Positioned on the border of Casale Monferrato’s municipal territory, near the Church of Madonna degli Angeli, the property consists of a main building, the heart of the estate, surrounded by six smaller buildings (sheds, warehouses, annexes, etc.) within a plot of approximately 3,100 square meters. The main structure is divided into two sections, currently serving two well-defined purposes. The residential area spans three levels (ground floor, first floor with a spacious terrace, and attic), all connected by a central staircase. The agricultural section includes two large garages and various utility rooms on the ground floor, while the first floor—accessible via an original metal spiral staircase—hosts what was once the hayloft, a stunning open-space area with exposed beams that could be transformed into a magnificent living space. The building is structurally solid and well-maintained, though its interior requires some remodeling depending on its intended use. As mentioned, the property also includes six satellite structures, ranging from sheds to warehouses and agricultural annexes, offering versatile spaces that can be adapted to various needs and creative ideas. Its generous volume, open views of the countryside, and independence from other structures allow for multiple possibilities. It could be converted into several apartments, a charming bed & breakfast, or even a high-quality agriturismo, taking full advantage of the area's strong enogastronomic identity. The proximity to a major town makes this property convenient from a logistical standpoint, providing easy access to road networks while offering the tranquility of country living. At the same time, it remains close enough to Casale Monferrato to benefit from the services and amenities of the city.
Villa in Scoglitti
Scoglitti, Sicily
While waiting for a taxi outside Comiso airport, I am kissed by the tender April sun. I fear that I will be making the journey with an anonymous new car with a chemical scent and a noisy young man. It is not so, I am greeted by an old white Beetle, driven by a disheveled curly girl who seems to have come straight from a demonstration in '68. The car smells of oranges (she dries them herself to create natural perfumes) the jazz music goes well with the context but is a pleasant background in a conversation that seems to be taking place between old friends. She asks me the reason for the trip, I only have a small yellow trolley with me, and I tell her that I have come to visit some properties, but alas I only have two days and 6 houses to see. She asks me what the first address is to reach and I realize that I am giving her carte blanche, I ask her if she wants to be my guide and driver for two days. The "why not" was the answer I was hoping for and so we head together towards the first property. I understand why he chose this first, it's a villa, directly overlooking the sea. It's not a sumptuous and a bit snobbish modern villa all glass and steel, honestly it looks a bit like an old fisherman with this slightly cracked external shell. I cross the boundary wall welcomed by the serenity of seaside places. The ground floor of the house is a large porch, we could say that this house is almost a stilt house. At the moment it doesn't seem very used but I think that adorned with plants and with some sliding glass doors it will be the place for moments of contemplation and conversation. Here, you can sit with a good book or sip a cup of mint tea, while the sun rises in the sky, painting the world with golden shades. In one corner a garage, discreet and functional, ready to store cars and bicycles, symbols of daily adventures along the coast. I generally look at houses for the light and the spaces because the house is an intimate place and needs to be personalized. Here the light is not lacking and I immediately find my corner of paradise, a balcony overlooking the coast, where the waves gently crash on the shore and the scent of saltiness mixes with the fresh air. The living room is airy and designed to encourage conviviality with its open kitchen and various niches to create a living room and dining area; the large French windows of the terraces allow natural light to flood the room, or to look out directly onto the sea, offering a breathtaking view. Imagine opening the glass doors and letting the sea breeze in, while the sound of the waves accompanies your conversations. The two bedrooms, each with its own distinctive character, are havens of tranquility. Here, rest is guaranteed, lulled by the sweet song of the waves. The two well-designed and practical bathrooms make every moment of the daily routine a pleasant and refreshing experience. In this corner of paradise, every detail is designed to celebrate the beauty of life by the sea. The house is not just a dwelling, but a refuge for the soul, a place where memories intertwine with the sweetness of nature. Every day spent here is an invitation to live with passion and gratitude, to discover the wonder of a panorama that changes with the tides and to enjoy the serenity of a simple and authentic existence. Now I'm going down, I saw that my guide is already in his swimsuit and I don't want to miss a swim embraced by the red of the sunset.
House in Tipano
Tipano, Emilia Romagna
Cesena, March 17th, 1878Dearest Cousin Clelia, I hope this letter finds you in perfect health. With a heart full of joy and admiration, I wish to tell you about a recent visit I made to our dear cousin Amedeo, who has finally completed his new residence in Cesena. It is a magnificent home, situated in an unparalleled location. Very close to the road that links Ravenna to Rome, yet nestled in absolute silence and the lushest greenery. You would never imagine that such a peaceful paradise lies only ten minutes on foot from the historic center of the city, so well is it shielded and secluded by the surrounding nature. The villa rises along the banks of the Savio River and enjoys an exceptionally favorable climate. Summer is always cooled by a gentle breeze, while winter is softly protected by the tall trees that adorn the garden. In fact, the entire estate, which extends over more than 15,000 square meters, is surrounded by groves of oaks and carefully chosen trees, creating an atmosphere of tranquility and freshness that could hardly be more ideal. The park around it is a true green treasure chest, where every corner radiates a peace that few places can offer. Upon entering the villa, I found the perfect blend of a residence worthy of our noble family and the ingenuity of our cousin, who managed to structure it in such a way that each of his four children has their own private apartment. On the ground floor, Juliette and Amedeo have reserved for themselves a space that is a delight of lightness and freshness, entirely made of wood and fabric, with rooms decorated in French-style boiserie. A large hall with a fireplace creates a perfect ambiance for warmer days, thanks also to the oak veranda reminiscent of Tuscan lemon houses. Going up to the first floor, he thought of sweet Henriette, with a spacious apartment featuring wide rooms, polished oak floors, and walls adorned with French wallpaper. From one window you can see the Rocca of Cesena; from another, the riverbank winding along the property. Also on the first floor, Clotilde’s apartment is a true masterpiece of elegance. The scagliola-painted walls and walnut ceilings draw the eye and offer a noble atmosphere, with a lovely view over the park and the surrounding hills. The second floor holds the brightest and most colorful attic, with two bedrooms and skylights that flood every corner with natural light. The vibrant colors and fine details were thoughtfully designed for the eccentric Umberto. For young Giambattista, Amedeo transformed a large room into four separate spaces, including a kitchen-living area that faces west, bathed in the golden light of sunset. I can’t help but admire the wisdom in having created a home that meets everyday needs while being located in a place perfect for a peaceful retreat, far from the world. I embrace you warmly and await your reply with great eagerness. With all my affection,Your loving cousin,Carlo Alberto
Apartment in Piazza Armerina
Piazza Armerina, Enna
Strolling through the center of Piazza Armerina, I meet up with Luigi, my guide for the day. He has the air of a slightly melancholic actor, and his name seems to tie him—unknowingly—to one of the most famous fathers of Italian literature, who was born on this marvelous Mediterranean island. With a sly smile, he takes me to see the first property on my list: a fully renovated apartment, a modern and refined interpretation of a historic residence. The old building that houses it, located on the first floor, has been renovated on the first two levels: the ground floor, which now hosts commercial spaces, and the piano nobile, with an independent side entrance—that’s the one we’re about to visit. Luigi points out how the renovation was designed to gracefully welcome those seeking an atmosphere of class, while keeping intact the connection to local tradition and the soul of the place. The apartment, he tells me, has a long history of hospitality. Years ago, truck drivers would stop here after long journeys to refuel—the building had a gas station attached—and then spend the night in the rooms we’re about to see. With the same sly smile, he adds that more than resting their weary bodies, they were here to satisfy other needs. Only the silent walls know those stories now. Today, the rooms have been redesigned to become an exclusive bed & breakfast, made up of large, bright spaces, all furnished in a modern and refined style—never too much, always just right. We visit the common living area, which opens onto a picturesque view of the town. It's a cozy space where color and natural light intertwine to offer moments of relaxation. We continue with the four bedrooms, each with a private bathroom. Every room features a brightly painted wall behind the bed—a sensory touch that gives each space its own unique identity. The rooms' beauty is enhanced by barrel-vaulted ceilings, finished with Venetian stucco and masterfully lit to add a regal feel to every corner. Each room is equipped with air conditioning and private bathrooms, featuring spacious showers that invite guests to unwind. Two of the rooms open onto small balconies overlooking the piazza, where the town’s life flows slowly and calmly, always within sight of those who appreciate history and the city’s living breath. One of the rooms includes a beautiful corner whirlpool tub, large enough for two. I must say, the beauty of the old has been perfectly blended with the comfort and practicality of the new. I believe this property is an unmissable opportunity for anyone looking to not just purchase an apartment, but to own a piece of history—lovingly restored and ready to become a profitable business. What are you waiting for? These rooms whisper that they can't wait to become the silent witnesses of many new stories waiting to unfold.
Apartment in Naro
Naro, Agrigento
Welcome to Naro, the “Fulgentissima” as Frederick II fondly called it, and the Italian Capital of Culture for 2025. We are in the province of Agrigento, just a few kilometers from the Valley of the Temples and the stunning Sicilian coastline. This charming town showcases one of Sicily’s highest expressions of Baroque architecture, with its monuments, churches, and palaces delighting residents, tourists, and lovers of culture and design alike. Here lies Palazzo Morillo, an 18th-century Baroque building nestled between the town’s main street, Corso Vittorio Emanuele, and Via Specchi and Via Riolo. What we’re visiting today is the piano nobile of this historic residence—an exquisite example of 18th-century Baroque and one of the town’s most prominent and elegant palaces. Entry is through a carved wooden door on Via Riolo, leading to a majestic marble staircase adorned with arches and columns that brings us to the main floor. This level features eight spacious rooms, a kitchen, and service areas. The building’s exterior façade is adorned with seven balconies resting on stone bases, all enriched with refined moldings, friezes, and decorative elements. An internal staircase leads to the upper floor, where we find another service room and a stunning terrace with views over the picturesque historic center and the sea beyond. This historic residence spans over 400 square meters. Moving from room to room is a unique experience, where the carefully crafted ceramic floors—each space displaying a distinct pattern or optical effect—lead the way, while your gaze is drawn upwards to the high, frescoed ceilings. The atmosphere is one of sophistication and elegance, inviting you to relive the grandeur of times past. Stucco, plasterwork, and baroque details follow you from one room to the next, as does the light, seemingly chasing you thanks to excellent exposure on three sides and large windows that flood the space with warm, natural light throughout the day. The property is unoccupied, can be subdivided, and requires renovation—except for the roof, which has been completely replaced in recent years. This is not simply a house to fall in love with—it is one that commands respect for its noble and ancient heritage. Restoring its magnificent floors, reclaiming the period woodwork, and reviving its frescoes to their original splendor is not just a possibility, but a tribute. Given its central location, generous dimensions, and inherent character, the choice is yours: a prestigious luxury residence? A charming hospitality business? A one-of-a-kind event venue? One thing is certain: your new home comes with a message of hope and blessing, engraved in stone beneath the grandest balcony—“Long live Divine Providence, 1790.” Still reading? Book a viewing now—you won’t be disappointed.
House in Auronzo di Cadore
Auronzo di Cadore, Belluno
As a mountain enthusiast and lover of authentic places, every time I return to the Cadore area, I’m struck by the genuine beauty of these lands. While walking near Lake Santa Caterina, I came across a property that immediately caught my attention: a family-run hotel, simple and genuine, with huge potential to become a small gem of modern mountain hospitality. The building has a solid foundation, both structurally and emotionally: it features 10 rooms spread across two floors, all with private bathrooms, and some with small balconies. Even in its current state, the rooms hold great value, but I can easily imagine a restyling that would make them even more welcoming for today’s travelers — with natural materials, understated comforts, artisanal details, and a design that honors tradition while offering a contemporary feel. On the ground floor, you’ll find the heart of the hotel: a bar area, once well known in the region for its excellent pastries. Here, I see the opportunity to create a lively meeting point not only for overnight guests, but also for hikers, cyclists, and travelers passing through — a place to enjoy breakfast, relax after a walk, or savor a local dessert in a warm, homely atmosphere. Next to it, the kitchen offers enough space to develop a simple yet curated culinary offering, perhaps with a small menu based on local, seasonal products. The basement could be transformed into a wellness area, complete with a sauna and relaxation zone, while the large attic — still waiting to be explored — could be converted into a cozy, multifunctional loft: a space for activities, small events, or even a few panoramic suites. Cadore has a deep soul, and properties like this have the potential to become a new kind of hospitality: respectful, rooted in tradition, yet able to speak the language of today's travelers. With a thoughtful but decisive renovation, this hotel could be reborn as a contemporary mountain retreat with the warmth of a family home.
House in Pero
Pero, Milan
Imagine a man like Marcovaldo — a character created by Italian writer Italo Calvino — a simple, dreamy soul who sees nature and beauty hidden in the cracks of a busy, modern city. That’s exactly how he would have looked at this apartment: like a rare, gentle animal that wandered into his life by pure chance. He was in Milan, yes, but in a corner of the city that felt almost like a promise: quiet in the morning, sky-blue in the afternoon, and scented with rain in the evening. The living area — as the real estate agent called it — had a large window and a French door leading onto a balcony. Not just a token balcony, but a real one, wide enough for a small table and two chairs. Here Marcovaldo, like a king restored to his throne, would eat under the open sky, watching for clouds tucked between the rooftops or a flutter of pigeons adding a poetic touch to his meal. And then there was the bathroom... with a real window! For someone used to shaving in misty, shadowy rooms, this small opening to the outside world felt like pure luxury. He would now shave bathed in sunlight, watching leaves quiver on the trees in the courtyard, feeling almost like he was on holiday. The bedroom — though he occupied it alone — had a window so wide that waking up felt like being inside a painting. Light streamed in without asking permission, making the bedsheets shine like snow under the sun. There were even two closets: one in the hallway, one near the bathroom. Spacious, orderly, with a scent of new wood that filled him with a quiet hope. Marcovaldo, who had once rolled his shirts into drawers, now hung them with care, as if preparing for grand events. In this apartment, every window was a new beginning. Every closet, a promise. And every meal on the balcony, a tiny dream made real.
House in Monteleone
Monteleone, Emilia Romagna
It was a golden spring day when I arrived at Monteleone Castle. I had the privilege of spending a whole week there with Ginevra, my best friend since first grade, before her wedding was celebrated there. The sun was filtering through the foliage of the trees, caressing the ancient walls of the fortress with a light that seemed suspended in time when I heard footsteps approaching, it was Mario, the manor's caretaker and handyman. Ginevra had told me a lot about him because not only was there a memory of when her family started working in the castle, but because Mario knew every stone and every flower, every corner and every story. The castle stands elegantly at the top of the village of Monteleone: but its other properties are scattered like wildfire in the surrounding area, 300 hectares of tidy vineyards, fields perfumed with wild herbs, silent woods and meadows dotted with flowers. Marco offers to accompany me and tell me about the manor, as he likes to call it, and our visit begins in the small church. He leads me inside and proudly shows me some of the splendid rooms, all beautifully maintained, those that, as Marco tells me, “have a history within history”, the large kitchen, the astronomy room, the library, the coat of arms room, the bedrooms, and outside, in the splendid Italian garden, the bell tower and the watch tower. Time passes quickly and the sun is already setting. Today's journey has been long and tiring and I ask permission to retire for a little rest. I climb the ancient stairs of the castle almost on tiptoe, guided by an inviting silence towards the room I have been assigned. I open a door ajar and find myself in a room with the scent of Cyrmol. The lit fireplace spreads an embracing warmth. I sit on a four-poster bed, covered with light veils and embroidered linen sheets. The lavender scent of the sheets envelops me, I close my eyes, perhaps only for a moment, and I am already asleep. But that moment becomes a dream. In the dream I am here, but everything was different. The castle is alive with ladies and knights and torches lit along the corridors. The manor is a kingdom, and I... am the betrothed of the young prince of Monteleone. The skilful hands of two maidens help me dress, and I wear a marvellous and precious gown, woven of gold and silk threads, that sparkles with every breath I take. I walk through the vineyards as if they have always belonged to me, in the village I greet people who bow softly, as if they have known me all my life. The laughter within the walls of the house not far away, the bonfires lit in the woods, the dancing among the ruins that seem, as if by magic, rebuilt and alive. And the prince? He looks at me as if I were the key to his happiness, and I feel suspended between dream and reality, between the present and a lost time. Then, as often happens in dreams, time begins to slip away. I wake up slowly, still wrapped in the warmth of the fireplace. But the most incredible thing is to discover that I am really wearing the dress of the dream: gold and silk, sewn as if by ancient hands. I rise slowly, slowly, mirroring myself in the glass of a veiled window. The prince was no longer there, but something of him remained in my gaze. My heart is still full of that other time, something of the dream has remained with me, like a secret whispered between the stones of the castle. These days everything seems incredible to me, I hear the faint echo of a love that perhaps was, or perhaps will be but this castle is and will remain my heart's place.
Villa in Piazza Armerina
Piazza Armerina, Enna
The car stops in front of a large gate. Mom smiles, pats her belly and says, “We're here.” I jump down, curious. Dad opens the gate and we stand in front of a large house, surrounded by greenery. All around, just silence, wind in the trees, and a garden that never seems to end. Dad says it's over 13,000 meters of land all of ours, I don't know how many there are, but I see so many! I run toward the house. The entrance is wide and smells of orange. On the ground floor is a bright living area with large windows. The kitchen is huge - I can already imagine grandma making arancini - and there is a room with a sitting area and a stove of those beautiful ones, which also warms the heart. At the back, a modern bathroom and a laundry room, all comfortable and neat. There's even a door that leads straight to the garage: no more shopping bags in the rain and I'll finally have a workshop where I can fix my little cars. I run up the stairs. On the second floor is a bathroom, and a room where, they say, Mom and Dad will sleep with their soon-to-be-born baby sister. Another room for the grandparents that will become a kitchen when they get a room on the ground floor. A door that leads into a secret third floor, everything here is still in the rough, when I grow up Mom said there will be a room for me, one for my sister and three more to accommodate friends and relatives plus of course the bathroom, actually two. Outside there is a barbecue area under the trees. Father promises that in the summer we will have barbecues with the grandparents, who will come to live with us during the vacations. But the best thing is that I will finally have Spike. Father read in a newspaper about an abandoned Belgian shepherd. He said we will adopt him together. I will never leave him, Spike will be my best friend. This is not just a home. It is a dream, here in Piazza Armerina, in the hills of Sicily. It is the place where we will grow up, together. Born soon little sister Spike and I will need a companion for adventure.

Can foreigners buy property in Italy?
Yes—foreigners can buy property in Italy, including non-residents. In many cases the process is straightforward, but some non-EU buyers may need to meet Italy’s reciprocity principle (your notary/lawyer can confirm based on nationality).
The purchase is completed before an Italian notary (notaio), who verifies the legal title and registers the deed. Buying property does not automatically give you residency, so plan visas/residency separately if you want to stay long-term.
What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.
