House in Mezzolombardo
Mezzolombardo, Trento
Ever since he had been left alone, Grandpa Carlo spent a lot of time in his armchair, leafing through the newspaper in search of something smaller and more suitable for him. The house he lived in was not only large and difficult to keep tidy but also full of memories that came to visit him at night and kept him from sleeping. That morning too, he looked through the real estate listings in the newspaper and circled with his red pencil a small box describing a mini apartment in a condominium not far away. When his grandson came to visit him, he immediately noticed that mark on the newspaper. He read with curiosity what his grandfather had highlighted and his heart filled with sadness. As soon as he got home, he did a search on his PC and when he found the house in Mezzolombardo, an entire property facing south-west, spread over four floors, he began to imagine how that house could become the family’s new meeting place. On the lower floor there was a living room with a small balcony, a windowless bathroom with a shower and a double bedroom illuminated by two large windows: an ideal space to allow Grandpa to live comfortably and maintain his independence, while being close enough not to feel alone. Higher up there was a spacious living room with a stove and balcony, next to a large, livable kitchen and a bathroom with a bathtub and shower. The spiral staircase led to the next floor, where there was a double bedroom with a balcony, a twin bedroom, a bathroom with a whirlpool tub and a hallway. There was also a garage, a large space on the ground floor with access from the main street, which once housed a workshop, and in the future, in addition to a car, motorcycle and bicycles, it could accommodate a space where Dad could indulge his creative hobbies. But it was the attic that gave rise to the biggest idea. Matteo imagined that fourth floor transformed into useful spaces for the whole family: Mom could create a quiet study to work in, while Sara would finally have a place to study and spend time with her friends without having to share her bedroom with her little brother. Matteo shared the idea with the whole family over dinner and what at first seemed to be just a house found among the listings thus began to turn into a project. Four floors, lots of spaces and one great possibility: living together, but without giving up their independence. On Saturday, before having lunch all together, they went to visit the property and during lunch they talked about nothing else. This is one of the possible scenarios for using the splendid house for sale in Mezzolombardo, come and visit it and create your own true story within those walls.

House in Isola del Liri
Isola del Liri, Frosinone
Ivy House" In the heart of Isola del Liri, in a central and charming location, lies Casa Edera, a property of approximately 84 square meters located on the first floor of a characteristic historic building. It is a house that strikes for its authenticity and for its ability to preserve architectural elements that tell the history of the place. Upon entering, you immediately perceive the property's unique character, where the rooms are embellished by the presence of ancient stone arches, a testimony to the era and an integral part of the house's identity. It is precisely these original details that give the property a warm, evocative atmosphere that is difficult to replicate in recently built homes. The house covers an area of approximately 84 square meters and has two bedrooms, offering comfortable and versatile spaces. The presence of an eat-in kitchen represents a further distinctive element: a space conceived not only as a functional space, but as the true heart of the home, ideal for daily living and spending convivial moments with family or guests. The built-in bathroom with shower is particularly distinctive, designed to complement the style of the property and blending seamlessly with the home's historic context. Completing the atmosphere are the terracotta floors, which recall the tradition of historic Italian homes and help create a warm and welcoming atmosphere. The terracotta, together with the stone and the original arches, gives continuity to the interiors and reinforces that sense of authenticity that is one of Casa Edera's greatest strengths. Location is another element of absolute importance. The property is located a few steps from the Liri Waterfall, one of Isola del Liri's most famous and evocative attractions. The opportunity to live in the city center, immersed in a historic and characteristic setting and with the main attractions, activities, restaurants and services within easy walking distance, makes this property particularly attractive. Casa Edera is suitable for multiple uses. It could become a private residence, a second home for relaxing, or a solution to be promoted in the tourist rental and short-term rental market. The very historical elements that characterize the property, from the stone arches to the terracotta floors, to the context of the historic building, can represent an important distinguishing feature for those who want to offer their guests an authentic experience rather than simply accommodation. The property also offers free parking, a particularly welcome feature for those arriving by car and an added convenience for potential tourist use. Casa Edera therefore represents a particularly successful encounter between history, authenticity and functionality. This is not a property designed for those looking for an anonymous and impersonal home. It's a home for those who appreciate the materials, details, and atmosphere of period homes, but also desire the convenience of living in the heart of a charming town steeped in history. Casa Edera is a piece of Isola del Liri history to be experienced, protected, and enhanced. For further information and/or on-site visits, call 0776566289 or 3487607909. House in Lascari
Lascari, Palermo
Casa Max - Lascari Casa Max is an unfinished two-storey stone country house near Lascari, offering around 94m2 of internal space, 1.7 hectares of land and open views across the Sicilian countryside towards the sea. An Unfinished Stone Country House The exterior already has the character of a traditional Sicilian country home, with exposed stone walls and a compact two-level structure. Inside, however, the property remains largely unfinished, giving the future owner considerable freedom over finishes, fittings and the overall style of the completed house. An existing project provides for a living room, kitchen with dining area, two bedrooms and a bathroom, together with outdoor space and a small upper terrace. The internal staircase, floors and basic divisions are already present, while the electrical and plumbing systems, along with the other services, still need to be completed. 1.7 Hectares with Olive Trees and Sea Views Around the house are approximately 1.7 hectares of agricultural land containing around twenty olive trees, along with almond, orange and lemon trees and other Mediterranean vegetation. The elevated rural setting gives broad views over the surrounding countryside, with the sea clearly visible towards the northern coast. The size of the land also creates scope for landscaped outdoor living areas and dedicated parking. Subject to the relevant permissions, further additions such as a veranda, photovoltaic system or swimming pool may also be possible. Country Living Close to Cefalù Despite its rural setting, Casa Max is only around five minutes by car from Lascari, with the nearest beach approximately twelve minutes away and Cefalù around 21 minutes. Provision exists for reconnection to the electricity grid, while a 10,000-litre cistern is already present. The property is not connected to municipal water or sewerage, so independent water and wastewater systems will need to form part of the completion project. For buyers looking to create a personalised Sicilian country home rather than inherit someone else’s renovation choices, Casa Max offers an unusually flexible starting point.

Italy
Property for sale in Italy divides between move-in homes and restoration projects, and the asking price rarely shows which is which. Prices run from around €20,000 (£17,000) to over €2m, with 504 homes under €100,000.
Tuscany and the northern lakes sit at the top, while Umbria, Abruzzo, Apulia and Sicily return far more house for the money. Use the filters to narrow by region, price and property type.
Why buy property in Italy
Italy offers the widest gap between entry and prime of any market we cover. Prices run from around €20,000 for a village house needing work to over €2m for a Tuscan estate, with 1,693 homes inside a €300,000 budget. Tuscany, Umbria and the northern lakes carry the recognisable names and the prices to match, while Abruzzo, Apulia, Sicily and Sardinia return considerably more space for the same money. Restoration is the norm rather than the exception, and the cost of the work is rarely reflected in the asking price.

Can foreigners buy property in Italy?
Yes—foreigners can buy property in Italy, including non-residents. In many cases the process is straightforward, but some non-EU buyers may need to meet Italy’s reciprocity principle (your notary/lawyer can confirm based on nationality).
The purchase is completed before an Italian notary (notaio), who verifies the legal title and registers the deed. Buying property does not automatically give you residency, so plan visas/residency separately if you want to stay long-term.
What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.
