House in Mezzolombardo
Mezzolombardo, Trento
Ever since he had been left alone, Grandpa Carlo spent a lot of time in his armchair, leafing through the newspaper in search of something smaller and more suitable for him. The house he lived in was not only large and difficult to keep tidy but also full of memories that came to visit him at night and kept him from sleeping. That morning too, he looked through the real estate listings in the newspaper and circled with his red pencil a small box describing a mini apartment in a condominium not far away. When his grandson came to visit him, he immediately noticed that mark on the newspaper. He read with curiosity what his grandfather had highlighted and his heart filled with sadness. As soon as he got home, he did a search on his PC and when he found the house in Mezzolombardo, an entire property facing south-west, spread over four floors, he began to imagine how that house could become the family’s new meeting place. On the lower floor there was a living room with a small balcony, a windowless bathroom with a shower and a double bedroom illuminated by two large windows: an ideal space to allow Grandpa to live comfortably and maintain his independence, while being close enough not to feel alone. Higher up there was a spacious living room with a stove and balcony, next to a large, livable kitchen and a bathroom with a bathtub and shower. The spiral staircase led to the next floor, where there was a double bedroom with a balcony, a twin bedroom, a bathroom with a whirlpool tub and a hallway. There was also a garage, a large space on the ground floor with access from the main street, which once housed a workshop, and in the future, in addition to a car, motorcycle and bicycles, it could accommodate a space where Dad could indulge his creative hobbies. But it was the attic that gave rise to the biggest idea. Matteo imagined that fourth floor transformed into useful spaces for the whole family: Mom could create a quiet study to work in, while Sara would finally have a place to study and spend time with her friends without having to share her bedroom with her little brother. Matteo shared the idea with the whole family over dinner and what at first seemed to be just a house found among the listings thus began to turn into a project. Four floors, lots of spaces and one great possibility: living together, but without giving up their independence. On Saturday, before having lunch all together, they went to visit the property and during lunch they talked about nothing else. This is one of the possible scenarios for using the splendid house for sale in Mezzolombardo, come and visit it and create your own true story within those walls.

Italy
Property for sale in Italy divides between move-in homes and restoration projects, and the asking price rarely shows which is which. Prices run from around €20,000 (£17,000) to over €2m, with 504 homes under €100,000.
Tuscany and the northern lakes sit at the top, while Umbria, Abruzzo, Apulia and Sicily return far more house for the money. Use the filters to narrow by region, price and property type.
Why buy property in Italy
Italy offers the widest gap between entry and prime of any market we cover. Prices run from around €20,000 for a village house needing work to over €2m for a Tuscan estate, with 1,693 homes inside a €300,000 budget. Tuscany, Umbria and the northern lakes carry the recognisable names and the prices to match, while Abruzzo, Apulia, Sicily and Sardinia return considerably more space for the same money. Restoration is the norm rather than the exception, and the cost of the work is rarely reflected in the asking price.

What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.

What is a “Codice Fiscale” and why do I need it to buy in Italy?
The Codice Fiscale is your Italian tax code and it’s required for key steps in a property purchase—signing contracts, opening utilities, paying taxes, and often for banking. Many overseas buyers apply early because it can delay the preliminary contract (compromesso) and completion if it isn’t ready.
Your lawyer can usually guide the application process, or you can obtain it via the Italian tax office or consulate route depending on your situation.
