House in Cefalu
Cefalu, Palermo
Casa Ignazia - Cefalù A renovation project with real promise in one of Sicily’s most famous coastal towns, Casa Ignazia is found in the Kalura district of Cefalù, just twenty metres from the sea. CHARACTER THAT SHINES IN THE MORNING SUN Part of a historic coastal building divided among several owners, Casa Ignazia is arranged over two floors. The first-floor apartment has a bright bedroom with two windows, a living area with kitchen and an east-facing balcony that fills the rooms with morning light. The exterior is finished in attractive exposed stone, with a small enclosed garden. Upstairs in the attic, original wooden roof trusses present a striking architectural feature waiting to be revealed by a considered renovation. On the ground floor, two further rooms of around 20m2 each provide scope to expand the home into a generous two-level layout. One has its own independent entrance, and both could be connected internally to create a proper kitchen and living area below. RIGHT BY THE BEACH KNOWLEDGEABLE LOCALS FAVOUR The small rocky coves of Kalura are a well-kept secret. Many visitors to Cefalù never discover them, while the locals head here to escape the crowds in high season. The beach catches the morning sun and the water is clear and sheltered. Several hotels, bars and restaurants are within a short walk, including the Michelin-noted Il Capone at the five-star Hotel Le Calette. A lovely twenty-minute stroll past the lighthouse takes you into the heart of Cefalù, with its medieval streets, Arab-Norman cathedral, atmospheric piazzas and famous golden beach. You can park right outside your front door, too, which is a real advantage over the old town. The Madonie Natural Park is twenty minutes inland, and Palermo’s international airport about an hour to the west. A RENOVATION PROJECT THAT MAKES FINANCIAL SENSE A full renovation, from roof replacement to new systems and finishes, is estimated at €70,000 to €110,000. The total investment, including purchase, would still be well below the going rate for a finished home in this location. Demand for summer holiday rentals in Cefalù is strong, making this an attractive prospect for a buyer who wants a coastal retreat that can also earn its keep. Additional rooms within the same building may become available in the future, offering the chance to grow the property further. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE
House in Casa Santa
Casa Santa, Sicily
Casa Giulia - Trapani With a private terrace, a garden plot and an asking price well below the Sicilian average, Casa Giulia is an affordable renovation opportunity on the outskirts of Trapani. A BLANK CANVAS AT GROUND LEVEL The property is a ground-floor apartment with an open-plan living area, kitchen and bathroom, plus a large storage room with direct vehicle access from the street. The interior layout is ready to be reimagined by a new owner. Above the property is a rooftop terrace that belongs to the apartment alone, and adjoining it is a private plot of land. These outdoor spaces can be connected to create a garden – a combination you would not expect to find in a city-fringe property at this price. GATEWAY TO THE EGADI ISLANDS AND WESTERN SICILY'S FINEST BEACHES Casa Giulia sits less than a kilometre from the motorway exit for Trapani. The city’s beaches are three kilometres away, and the port – where ferries leave for Favignana, Levanzo and Marettimo – is a short drive. The famous salt flats stretch along the coast to the south, and the medieval citadel of Erice is reached by cable car or a winding drive up the mountain. San Vito Lo Capo, the Zingaro nature reserve and Palermo are all within easy reach. In the immediate neighbourhood you will find a supermarket, pharmacies and local shops. The property is in the municipality of Erice, but at sea level – the lower district that blends seamlessly into Trapani, not the medieval hill town above. A RENOVATION WITH RENTAL POTENTIAL The property needs a full renovation: electrical work, bathroom fixtures and new windows. It is currently unconnected to electricity and water, though the mains run along the street outside and connection is straightforward. All planning documentation is in order, including a certificate of habitability. A well-finished property in this location would have clear appeal on the short-term rental market, with the Egadi Islands and Trapani’s beaches drawing visitors throughout the year. At its asking price, Casa Giulia is an accessible way into one of the most undervalued corners of the Sicilian property market. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

House in Gratteri
Gratteri, Palermo
Casa Rosaria - Gratteri A substantial renovation project on one of Gratteri’s main streets, Casa Rosaria is a four-storey townhouse of approximately 220m2 with the rare advantage of a private garden in the heart of the village. 220m2 OF CHARACTER ACROSS FOUR FLOORS The traditionally built stone house is arranged over four levels, connected by a marble-clad staircase in excellent condition. Rooms range from a ground floor entrance with an original stone sink to a first floor chamber carved directly into the rock – a wonderfully atmospheric space. The upper floors offer a kitchen-living area with potential for an open-plan layout, and a top floor with well-preserved chequerboard cement tiles and panoramic views that stretch to the sea. A PRIVATE GARDEN IN THE VILLAGE CENTRE What really makes Casa Rosaria stand out in this part of the world is its rear garden, accessed from the top floor terrace. Private outdoor space attached to a house in Gratteri’s old town is exceptionally uncommon, and it opens up possibilities that most village properties cannot offer – from outdoor dining to a kitchen garden or a quiet retreat under open sky. SOLID BONES, READY FOR YOUR VISION Casa Rosaria needs moderate to thorough renovation. At least one timber floor structure requires rebuilding, the bathroom must be redone, and the roof, electrics and window frames all need attention. The facade, however, is in good order, and the reinforced concrete staircase is sound throughout. A minimum budget of around €40,000 will bring the house into comfortable use; although if you want to make it into a really stylish mix of historic charm and modern comfort you might need to find two or three times that. The Mountains of the Madonie, Half an Hour from Cefalù Gratteri sits around 700m above sea level in the Madonie Natural Park, surrounded by outstanding hiking and mountain landscapes. The ever-popular beach town of Cefalù is only a thirty minutes drive down a winding scenic road, and you can find supermarkets and larger shops along the way in Lascari. For international connections, Palermo’s international airport is ninety minutes to the west. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE
House in Bagheria
Bagheria, Palermo
Casa Salvatore - Bagheria A three apartment palazzo on four floors, with a glorious sunny top-floor living room and roof terrace, Casa Salvatore stands in the historic centre of Bagheria, a small Sicilian city just fifteen minutes by train from Palermo. THREE APARTMENTS AND A ROOFTOP TERRACE Each of the first three floors is a one bedroom apartment with a kitchen and bathroom, and all have their own entrances from a shared marble staircase. It would be perfectly straightforward to create a trio of separate apartments, and the top floor could either become a studio or a common leisure space – perhaps depending on whether you plan to renovate for resale or the rental market. Tall ceilings throughout lend a touch of history and an airy openness to the rooms, and balconies on Via Scoppa bring in natural light. The top floor is probably the biggest selling point, an open-plan space with floor-to-ceiling glazing on two sides. This leads out to a corner terrace with views over the rooftops and bell towers of the town. TEN MINUTES TO THE TRAIN,FIVE TO THE SEA Bagheria is a lively little city of around 40,00 residents, boasting a lively food scene, pedestrianised shopping streets and a rich cultural heritage centred around its famous baroque villas, including the celebrated Villa Palagonia. It's something of a satellite of Palermo, and the train station that's just ten minutes away on foot helps commuters and tourists alike reach the centre of Sicily's capital in less than a quarter of an hour. The charming seafront village of Aspra, with its fish restaurants and access to the coves of the Capo Zafferano peninsula, is five minutes away by car. When you need to travel internationally, Falcone-Borsellino airport is about 45 minutes away and you can also get there by train with a single change. A RENOVATION PROJECT PRICED TO LEAVE YOU AN AMBITIOUS BUDGET The property needs a comprehensive programme of work: new plumbing and wiring, heating installation, new window frames, bathroom refurbishments and facade repairs. The ground floor, which has been unoccupied longest, requires the most attention, while the second floor is in notably better condition. The low asking price leaves significant room to renovate in a way that will stand the test of time, and the result could be a substantial and characterful home – or three or four - in one of northern Sicily’s best-connected towns. Villa in Cefalu
Cefalu, Palermo
Villa Caterina - Cefalù A three or four bedroom villa to renovate in one of Sicily's most sought-after locations, Villa Caterina is a 220m2 detached house on 1,200m2 of land. In the hills of the municipality of Cefalù, around ten minutes from the famous beach town itself, it offers a beautiful view of the Gulf of Termini Imerese, facing west towards the region's spectacular sunsets. SUNSET OVER THE WATER Positioned 300m above sea level in a sparsely populated district known as Campella or Contrada Monte, the villa is set up to take full advantage of that expansive view of the Conca d'Oro, the great coastal arc that sweeps from Campofelice di Roccella to Palermo. Looking inland, the verdant hills of the Madonie rise up at your back like a carpet of green. Best of all, the area is heavily protected by local planning regulations, which guarantee that no new developments can infringe on your view or sense of privacy and seclusion. A CLEAR PATH TO A FULLY RESTORED HOME The house sustained fire damage around a decade ago, but the load-bearing structure held firm thanks to the quality of its relatively recent construction. An extensive insurance dispute resulted in detailed court-commissioned surveys and laboratory analyses, providing comprehensive documentation of the building's condition. A full engineer's cost estimate has been drawn up for the renovation, covering a new roof, structural consolidation, replacement windows and floors, modern electrical and plumbing systems, heating and cooling, and solar panels. With the purchase and renovation combined, the total outlay is estimated at under €500,000. THE PEACE OF THE COUNTRYSIDE, WITH CONVENIENCE AND HISTORY ON HAND Despite its secluded hillside setting, the property is only a ten-minute drive from the centre of Cefalù, with its UNESCO-listed cathedral, golden sandy beach, and full range of shops and restaurants. The Madonie Natural Park is on the doorstep, and Palermo's international airport is about an hour away by car. Few locations in northern Sicily combine this kind of rural tranquillity with such easy access to the coast and its amenities. For buyers looking for space, views and value just outside one of the island's most desirable towns, Villa Caterina is as good a proposition as anything you'll find. Villa in Scafa
Scafa, Sicily
Villa Infinito - Capo d'Orlando A contemporary designer villa with sweeping sea views and a private pool, Villa Infinito commands a privileged hillside position in the sought-after Scafa district of Capo d'Orlando, on Sicily's Tyrrhenian coast. SENSATIONAL VIEWS AND A DESIGN TO SHOWCASE THEM With around 220m2 of living space on two floors, the villa is defined by its huge windows, which dominate the sea-facing northeastern wall of the property. The master bedroom has been meticulously laid out to allow the sea, and the Aeolian Islands on the horizon, to be the very first view that greets you as you wake. The open-plan ground floor boasts almost an entirely glazed wall facing the water, and the high-end steel kitchen, feature fireplace and scenic dining area are all set up in a way that you'll almost never have to take your eyes off the twinkling turquoise expanse unfolding a couple of hundred metres below you. Upstairs, three bedrooms all enjoy those sea views out towards the archipelago, and open onto a luxurious raised terrace that shows the panorama off to perfection. INFINITY POOL AND MEDITERRANEAN GROUNDS Nor is the estate lacking in natural beauty down at ground level. The 4,500m2 grounds are planted with over forty olive trees and ornamental palms. Taking pride of place alongside an inviting terrace, the infinity pool is an obvious centrepiece for the whole property, its edge appearing to merge with the sea beyond as you cool off in its clear, filtered waters. A covered carport, tool shed and well-kept driveway lined with tall trees complete the outdoor amenities. READY TO LIVE IN, READY TO EARN The property is in excellent condition with full planning compliance. It even has the necessary documentation to be used as a vacation rental if you're not planning to make it a year-round home and want to recoup some of the running costs when you're not here in person. Less than four kilometres from the centre of Capo d'Orlando and its modern marina, and roughly equidistant from Sicily's two main international airports, Villa Infinito is a great combination of luxury, privacy and practicality. Connected to municipal water and sewage, it also boasts gas-powered central heating, with radiators in every room. Air conditioning is also installed throughout. Apartment in Solanto
Solanto, Sicily
Casa Davide - Solanto Overlooking the little piazza at the heart of its historic fishing village, Casa Davide is a two-bedroom apartment in the Borgo di Solanto, within the municipality of Santa Flavia. With private access to a beach just a few metres away and Palermo's airport only a 45 minute drive, it would make a gorgeous holiday home on Sicily's north coast. PRIVATE ACCESS TO THE SEA The Borgo di Solanto grew up around a castle built in the twelfth century to protect the local tuna fishery and later became a retreat for Sicilian aristocrats and Bourbon royalty. The exclusive atmosphere continues to this day, as Casa Davide enjoys a private right of way down to a beach club on the small stretch of seafront just a few metres away. Housed within a little condominium with just two other apartments, it benefits from a dual entrance, with a raised front porch overlooking the sunny town square and a shared courtyard at street level to the rear. PERIOD CHARACTER AND MODERN COMFORTS High ceilings, original tiled floors and solid wood window frames give the apartment the feel of a proper Sicilian home. The spacious living room is big enough for a sizeable dining table and shares with the compact kitchen a lovely view of the piazza in front of the property. To the rear, beyond the two double bedrooms, the bathroom has been recently renovated with smart new tiling and a large walk-in shower. An underground cistern of 18,000 litres and air conditioning in the living area ensure year-round comfort. MINUTES FROM PALERMO, BUT COMPLETE PEACE AND SERENITY On the headland of Mongerbino and Monte Catalfano, just ten kilometres east of Sicily's boisterous capital city, Solanto feels a world away. Facing out onto the long lazy Gulf of Termini Imerese, it has views of twinkling sea and green hills that rise up to the mountains of the Madonie Natural Park. Nonetheless, the metropolis can be reached in just twenty minutes by road or rail - Santa Flavia station is under two kilometres away. You'll find convenient supermarkets and everyday infrastructure in nearby Bagheria and Casteldaccia. Cefalù is about forty minutes by car, and the international airport under 45 minutes. It's actually remarkable that despite this convenience and the heritage of Solanto, the village itself is almost totally undisturbed by mass tourism. There would, however, be a market for such a charming and well-located apartment as a short-term holiday let. READY FOR IMMEDIATE USE The property is fully habitable, with all services connected and a recently modernised bathroom. Some cosmetic updates could give it an extra layer of polish, but there would be absolutely no pressure to do any work before you move in. House in Gratteri
Gratteri, Palermo
Casa Pinuccia - Gratteri With sea views and timeless charm, Casa Pinuccia would be perfect for a buyer who wants the thrill of restoring an old home in Sicily. THREE-STOREY HOME WITH BEDROOM,LIVING ROOM AND KITCHEN Casa Pinuccia's layout is simple, with a 15m2 living room on the ground floor, a bedroom of the same size on the first floor and a kitchen and dining room on the second. Tucked away under the first staircase is a ground floor bathroom with a miniature tub and shower attachment. The living room opens straight onto the street through double doors which also let plenty of light into the cosy space. The first floor bedroom has the bonus of a sea-view balcony, and the dining room upstairs has the same. The room is only a little smaller than those below, despite the presence of the kitchen. We would actually love to see this floor opened up and turned into a single kitchen-diner. Doing this you could even put in a sofa and a couple of bookcases and allow yourselves to use the ground floor as a second bedroom. It would do justice to the sensational view from the balcony. A RENOVATION CHALLENGE WITH A CHARACTERFUL CORE There is no getting away from the fact that a lot of work is going to be needed, not least on the wooden ceilings which have suffered from water damage. Beyond this Casa Pinuccia will need new windows, electrical wiring and plumbing to bring it up to modern safety codes. Additionally the fascia needs to be refreshed, and the elderly air conditioners replaced – we would suggest with two-way heat pumps. On the plus side of the ledger, the staircase was redone in concrete in the 1980s, finished with some lovely Sicilian marble and remains in great condition. The bathroom is from a similar era but the simple decoration has aged well and everything still works efficiently. The roof is also holiding up well. You'll love the decorative floor tiles throughout the home, and the fixed wood oven built right into the kitchen wall is a must-keep. AMAZING HILLTOP LOCATION IN SICILY'S FAVOURITE NATURAL PARK The position of Casa Pinuccia is a huge selling point. Everything that surrounds Gratteri is beautiful green hillside, which stretches up to the towering peaks of the upper Madonie and down to the pristine Tyrrhenian Sea below. Although you could enjoy a different route around the fields, woodland and mountainsides of the region every day for a year, you'll also adore the fact that the nearest sandy beach is just 20 minutes away by car. The spectacular seafront of Norman Cefalu is only five minutes beyond that. And Palermo reachable in not much over an hour. FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Gratteri, Palermo
Casa Matteo - Gratteri In the small village of Gratteri, seven kilometres inland and 650m above sea level in the heart of the Madonie Natural Park, Casa Matteo is a must-see for buyers interested in renovating an historic . MAGNIFICENT VIEWS OF THE SEA AND MOUNTAINS The steep terrain and the height of this terraced palazzo building combine to offer unobstructed sea views from the second and third floors. The former even has a balcony that offers you the chance to enjoy the fabulous coastal panorama in the open air. At the moment, the top floor kitchen only has a small window facing north towards the Tyrrhenian Sea, but we think that even a mid-budget renovation project would be able to create a terrace on this level that would give you a bird's eye view of an enormous swathe of northern Sicily. To the rear, Casa Matteo has a view of the surrounding village from the upper floors, which is as charming as the front is dramatic and memorable. FOUR STOREYS AND OVER 150M2 OF LIVING SPACE The home is divided into six rooms, which could be configured in a variety of ways. Most of these are over 15m2, and the largest space, a second floor pair of rooms connected through a broad archway, offers over 40m2, plus the sea-view balcony at the front. We imagine the finished home with two bedrooms on the lower levels, a beautiful living room-cum-diner on the second floor and an unforgettable kitchen with full-wall glazing opening onto a roof terrace at the top of the property. A RENOVATION CHALLENGE THAT OFFERS A RICH REWARD As you'll see from our virtual tour and photography, it is obviously going to be necessary to dedicate time and budget to the historic home. The exact budget will depend on your needs and tastes, as well as how much of the work you're in a position to take care of yourself. We estimate that the final investment will need to be in the region of €110,000 – really, a bargain for the chance to own a piece of Sicilian heritage that's been remodelled to your exact taste. Some features that we think it would be a shame not to incorporate into the final design include a staircase made from the rare and exceptionally durable Billiemi stone, two floors' worth of clay tiles and the antique bread oven which has been built into the kitchen. Take a tour and let your imagination start to work on this fascinating restoration project! FOR A FULL DESCRIPTION OF THE PROPERTY PLEASE VISIT OUR WEBSITE

Plot Galia - Montallegro Description The Galia property near Montallegro is very close to the Torre Salsa beach and is located in the nature reserve of the same name. Can foreigners buy property in Italy?
Yes—foreigners can buy property in Italy, including non-residents. In many cases the process is straightforward, but some non-EU buyers may need to meet Italy’s reciprocity principle (your notary/lawyer can confirm based on nationality).
The purchase is completed before an Italian notary (notaio), who verifies the legal title and registers the deed. Buying property does not automatically give you residency, so plan visas/residency separately if you want to stay long-term.
What is the property buying process in Italy?
A typical Italy purchase follows:
(1) offer accepted,
(2) due diligence (title, mortgages/charges, planning and cadastral conformity),
(3) preliminary contract (compromesso) with deposit (caparra),
(4) mortgage/finance (if needed) and final checks,
(5) completion at the notary signing the deed (rogito) and transferring funds,
(6) notary registers ownership with the land registry and updates cadastral records.
In Italy, verifying urban planning + cadastral conformity (often with a geometra) is a major risk-reducer, especially for older homes.
