Properties for sale in Messina, Italy

Casa Loredana - Mistretta Casa Loredana – Detached Country House with Sea Views in the Hills of Mistretta With sea views over Sicily's north coast and almost 4,000m2 of land, Casa Loredana is a detached country house in the hills just outside Mistretta. On clear days the panorama stretches all the way to the Aeolian Islands. Unforgettable Family Time around the Cosy Open Fire The house offers about 120m2, mainly over two floors. Downstairs, a big, open room is lounge, dining space and kitchen in one, gathered around an open fire. Alongside is a reception room that could be a study, library or playroom. Upstairs are two bedrooms, a bathroom and a wraparound balcony, plus a loft for storage. Below, a covered porch leads to a room with a working wood-fired oven. Not lived in full time for around ten years but carefully maintained, the house is structurally sound with a roof in good condition. The work ahead is about updating, with new wiring, a new bathroom, redecoration and repairs to the balconies and cornices. A separate outbuilding of around 40m2 makes an excellent store or workshop. Picking Olives and Cherries in Your Own Hillside Gardens Through big wrought iron gates, a shaded drive winds up to the house between terraced gardens. Around 25 olive trees share the land with cherries, pomegranates, persimmons, an apple and a pear. A spring on the land feeds a storage cistern, and the mains electricity connection is already in place. Add solar panels and heat pumps, and you could run the house almost entirely on clean energy. Escape into Sicily's Largest Natural Park Mistretta's cobbled streets, shops and bars are five minutes away, and the beaches of Santo Stefano di Camastra are under twenty minutes down a scenic road. The real joys of the region are its natural ones, however. Beech forests, waterfalls and mountain trails begin on your doorstep, with rare birds to spot in the skies above and a delicious local culinary scene based on the park's flora and fauna. Looking further afield, airports at Palermo and Catania are within driving reach and you can take comfortable sleeper trains across the straits of Messina and right up the peninsula of the Italian mainland. With a modest asking price and a renovation budget focused on comfort rather than structure, Casa Loredana is an affordable way to own a sea-view home in the Sicilian hills. It would make a delightful holiday retreat or the start of a whole new life on the island.

Casa Sabrina - Castroreale Casa Sabrina is a renovated village house in the historic centre of Castroreale, offering panoramic sea and mountain views, a private garage and several outdoor spaces across four levels. Panoramic Roof Terrace and Aeolian Views The standout feature is the large roof terrace, a genuinely usable outdoor space with room for dining, relaxing or sunbathing. From here, the view stretches across the surrounding mountains and the Tyrrhenian Sea, with the Aeolian Islands clearly visible on clear days and the Tindari and Marinello area appearing further along the coast. A second terrace sits on the first floor, alongside smaller balconies on the lower levels, giving the house generous outdoor space for a property in the centre of a historic hill town. Renovated for Comfortable Year-Round Living Casa Sabrina was fully renovated between 2008 and 2009 and is equipped for permanent use rather than simply as a seasonal retreat. The house has mains gas heating, air conditioning, direct municipal water, public sewerage, double glazing and certified systems. The main living level includes an open-plan kitchen and dining room with a functioning masonry fireplace, a compact guest room or study, and a bathroom. Upstairs are the principal double bedroom, a second bathroom, a dedicated laundry room and a separate sitting room with an exposed timber ceiling. Private Garage in the Historic Centre At street level, the private garage has space for one car, with additional room for bicycles, motorbikes or storage, and connects internally to the house. Two further ancillary rooms on the same level provide useful cellar, storage or service space. Castroreale’s main square and everyday amenities are only a few minutes away on foot, while Barcellona Pozzo di Gotto is around 17 minutes away and Milazzo port approximately 33 minutes. The coast can be reached in under half an hour, making Casa Sabrina equally suitable as a permanent home, second residence or possible holiday rental.

Villa Nancy - Sant'Agata di Militello Villa Nancy is a substantial sea-view villa in Sicily, combining around 310m2 of living space with panoramic coastal views, a productive olive grove and the flexibility of three distinct levels. Space, Comfort and Panoramic Views The main residential accommodation is spread across the ground and first floors, with a large living and dining room, exposed fireplace, separate kitchen, four principal bedrooms, two full bathrooms and a flexible additional room downstairs. A private lift links the two floors, while balconies and terraces make the most of the open views across the countryside and towards the Tyrrhenian Sea. Central heating, air conditioning and double glazing make the villa practical for year-round living. A Genuine Sicilian Country Estate The main sale includes around 1.2 hectares of fenced land with at least 100 olive trees, alongside vines, lemons, oranges and peaches. Additional adjoining olive-grove land is available by negotiation, potentially expanding the estate to around 4.2 hectares. Whether you want to produce your own olive oil, enjoy greater privacy or simply have room to breathe, this is much more than a villa with a garden. Flexible Living Near Coast and Mountains Below the main house, around 60m2 of C/2 storage space has been finished with a large reception area, fitted kitchen, private room with en-suite bathroom and direct outdoor access, giving the property valuable flexibility for guests, staff or extended family. Sant’Agata di Militello is around eleven minutes away by car, with beaches, shops, hospital, station and port all close at hand, while the Nebrodi mountains rise just inland. Check out the full listing on our website for more information about Villa Nancy.

Appartamento Lucio - Mistretta Renovated, completely furnished and ready for immediate use, Appartamento Lucio occupies the top floor of a recent building on the edge of Mistretta, over 900m up in the green Nebrodi mountains. The sea and mountain views from its twin balconies are a real highlight. 92 m2 of Furnished Space Topped by a Storage Attic The front door opens onto a hallway, with the open-plan kitchen-diner on your left, then the bathroom, a smaller bedroom and a larger double. The bathroom has never been used at all, and the beds and other furniture in the bedrooms are modern and well chosen. A drop-down staircase built into the attic door overhead takes you up to a very generous storage space under the roof, and a more convenient little storeroom stands at the end of the corridor. Exposed light roof timbers in some of the rooms, high quality floor tiles, matching ceramic skirting and well-chosen furniture give the interior a very neat, well-designed feel. Double glazing throughout and radiators in every room will make it a very comfortable year-round home. Tyrrhenian Sea, Aeolian Islands and Sicily's Biggest Natural Park Balconies run along the front and back of the apartment, from the living room and master bedroom. From the former you can enjoy an incredible view over Mistretta and the lower hills of the Nebrodi that fall down to the Tyrrhenian Sea on the horizon. The dramatic volcanic archipelago of the Aeolian Islands is visible on clear days. At the rear, greeting you as you wake up in the master bedroom, is an uninterrupted panorama of the green countryside of the natural park. Walkable Mistretta, a Twenty Minute Drive to the Beach Shops, supermarkets, bars and pharmacies are within walking distance, in a town of about four thousand people that stays lively throughout the year. Mistretta's churches, fountains and stone palazzi make it one of the best preserved old centres in the Nebrodi. Santo Stefano di Camastra's beach is twenty minutes down a scenic road, Cefalù about 45 minutes and Palermo an hour and a half. A matching apartment across the landing may also be available. For a furnished, move-in-ready home with views like these, the pricing makes a second home in Sicily surprisingly achievable and a full-time relocation to the sun unbelievably affordable.

Casa Franco - Mistretta Surrounded by five hectares of olives and fruit trees, Casa Franco is a two-storey country house of around 180 m2 in the hills above Mistretta, at the end of its own private drive. A 180 m2 House to Renovate The ground floor holds the kitchen, with a brick fireplace in one corner, a large living area and a further room for dining or sleeping, all connecting directly with the terrace outside. Upstairs there are two bedrooms and a large central room, with small balconies over the hillside and ceilings of 2.75 metres. The house needs renovation before it meets contemporary standards, but it is a solid base rather than a ruin. An essential refit might cost around €50,000 to €90,000, while a complete refurbishment, including a three-bedroom layout upstairs, could run from €100,000 to €180,000 or more. Five Hectares, a Spring and Two Outbuildings According to the sellers, the olive grove can yield more than 300 litres of oil in a favourable year, with apricots, pears, persimmons and prickly pears growing alongside ornamental planting. A natural spring flows all year round, supported by a 5,000-litre cistern. A stone outbuilding near the house and a former store along the drive could become guest quarters or an independent annexe, subject to the necessary permissions, opening the way to hosting family or small-scale rural tourism. Daily Life in Mistretta, Beach Days at Santo Stefano di Camastra Mistretta's shops, pharmacies, bars and restaurants are a few minutes by car, the coast at Santo Stefano di Camastra is 25 to 30 minutes away and Cefalù about 45. The airports of Palermo and Catania are roughly equidistant from the estate. For buyers who want land, water and privacy on a realistic budget, and the chance to build value through renovation, the whole project adds up here. Palazzo Lorenzo - Sant'Agata di Militello A huge 1950s building with the space and layout to run your own hospitality business, Palazzo Lorenzo is found close to the old town of Sant’Agata di Militello, a year-round Sicilian town on the northern coast rather than a seasonal resort. If you have ever considered swapping the commute for a bed and breakfast by the sea, this is a property to take seriously. Six Apartments, Three Garages and a Roof Terrace The ground floor holds three garages covering around 350 square metres, enough to park six cars and take parking off the table for future guests. Upstairs, six apartments of between 75 and 120 square metres bring the residential total to around 570 square metres, with the whole building coming to over 900m2. A 140m2 roof terrace crowns the building, ready to become a breakfast spot, a lounge or a garden. A Blank Canvas for Your Own Guest House The building needs a full renovation: damp treatment, new windows, new doors, a heating system and extra bathrooms. But if the plan is to design a guest house from scratch, this is an advantage rather than a drawback. You have complete freedom to redraw the layouts, fit en-suite bathrooms and create exactly the kind of space your guests will want to come back to. 250 Metres From the Beach The smart, palm-lined seafront is a short walk away, with a deep sandy beach and a promenade that would feature heavily in any holiday listing. The old town, with the Castello Gallego and piazza Duomo, is three or four minutes on foot, and a well-connected train station puts Cefalù and Palermo within easy reach. For a buyer ready to build a hospitality business on the Sicilian coast, this listing has the scale, the location and the price to make it happen. Casetta Chiara - Sant' Agata Di Militello Looking out towards the Aeolian Islands from a quiet hillside lane, Casetta Chiara is a stone cottage above Sant'Agata di Militello, on Sicily's northern Nebrodi coast. A View that Rewards the Climb At close to 480 metres above sea level and under three kilometres from the coast, the cottage looks north over the Tyrrhenian Sea towards the Aeolian Islands, sharp and clear on the brightest days and a fixture of the view all year round. Around the house there is little but country lanes, light woodland and open meadow, an easy place to feel properly removed from the crowds. A Practical One-Bedroom Retreat A driveway climbs from the lane to a terraced front garden, where a traditional oven is built into the cottage's stone wall, ready to be brought back to life as a wood-fired barbecue or replaced with a small outdoor kitchen. Inside, the larger room has a dual aspect and will fill with light once the west-facing window is unshuttered, while the smaller room next door opens straight onto the garden, sea view included. A hidden door in the living room leads through to a bathroom space, and the exposed timber beams overhead are worth keeping on show. Renovate on a Modest Budget The solid stone walls keep the rooms naturally cool in summer and cosy in winter. The roof has recently been redone, but kept on show, perfectly in keeping with the rustic feel of the property. Electrics, plumbing and drainage will be the three biggest challenges to address, with the site not currently connected to the municipal main. However, a pipe passes nearby, so connecting to it will not be a complicated task. A septic tank will be needed, too, but we suggest a realistic budget to turn this into a charming and fully habitable retreat would only be around €40,000. Easy Reach, Far From the Crowds Sant'Agata di Militello, with its shops, cafes and services, is a short way downhill. Cefalù is under an hour's drive away, and Messina and Milazzo, both within around 80 minutes, offer ferries to the mainland and boats out to the Aeolian Islands themselves. Catania and Palermo airports are roughly equidistant, and Mount Etna begins to rise just 30 kilometres to the south.

Villa Antonello - S.Agata di Militello With a sweeping 180-degree view over the Tyrrhenian Sea and the green Nebrodi hills, Villa Antonello is a solidly built two-apartment property at 450 metres above sea level in the municipality of Sant’Agata di Militello, completed in 2011 and ready to use. One Apartment to Use Now; Another to Finish The first apartment is finished to a high standard of craftsmanship, with a brick fireplace connected to the radiator heating system, terracotta floors, exposed beamed ceilings and custom-built wooden cabinetry. The living space is on the ground floor with a well-fitted kitchen and WC; the upper level has two bedrooms, a bathroom and a private terrace with sea views. Air conditioning is in place on both floors. The second apartment mirrors the same layout and has been built to the same structural standard. It needs its finishing touches — kitchen unit, radiators and stair cladding — making this a short fit-out project rather than a renovation. Both apartments hold certificates of habitability. Outdoor Life and Self-Sufficiency A stone outdoor kitchen with a wood-fired oven and dining table is built at the edge of the hillside, looking straight out over the valley. The 3,300m2 plot is planted with olive trees that produce their own extra-virgin oil, and there is a prepared area beneath the terrace for a vegetable garden. A 40m2 outbuilding is fully registered and provides ample storage or workshop space. Sea, Mountains and Verdant Green Hills The town of Sant’Agata di Militello, with its beaches, marina, supermarkets and year-round services, is seven kilometres away — around fifteen minutes by car. Direct trains connect the town to Palermo (under two hours) and Messina (around an hour and a half). Palermo’s international airport is under two hours by road. Cefalù is an hour to the west. The Aeolian Islands, visible on a clear day, are reachable by ferry from Capo d’Orlando, 25 kilometres east. Potential Rental Income Villa Antonello is well priced for a two-apartment property with this quality of view and this level of finish in the first apartment. The second apartment, once completed, opens up solid rental income potential in a part of Sicily where experiential tourism is growing. The combination of cool summer temperatures, Nebrodi park access, sea proximity and good transport links makes this a compelling offer for a second home buyer or small rental investor alike.
