Kritsa is one of the oldest, largest and most picturesque villages in Crete. It’s built on a hill and surrounded by olive trees and beautiful countryside. The village of Kritsa is part of the municipality of Agios Nikolaos and has about 2300 inhabitants including a many expats from several European countries and other parts of the world. Agios Nikolaos is the capital of the county Lasithi and is located at the Mirabello Bay, north-east Crete, only 40 mins away from the international airport of Heraklion. Geographically the town is well protected from strong winds allowing sea sports and swimming nearly all year round. Although Agios Nikolaos has a population of less than 20,000 it has several banks, supermarkets, shops of every kind, doctors, a modern hospital of high standard, public swimming pool and tennis courts, yacht marina, harbour, cinema, theatre, gyms, a 9-hole golf course, schools ranging from nurseries to 6-level high school and generally all the amenities you would expect to find in a modern European town. The microclimate is one of the best in Greece and the moderate temperatures rarely exceed 30c in summer or fall below 15c in wintertime. This wonderful dry climate together with the natural beauty of the area has attracted most of the high class hotels of Greece to operate here.

It is located within the building zone of the village of Agios Georgios and has the planning permission (allowance) for a house or houses of up to 400 m2, built on one floor, plus basement. Enough space would be left to make terraces, pergolas, swimming pool, parking space, garden, etc. The plot has road access and electricity and water is available nearby and easy to connect to, once a building license has been issued. The distance to the sea is about 1 km (on a straight line). There are a few wild beaches at the nearby coast. The nearest beach, which is easy to access and great for swimming, snorkeling and spearfishing, is the small pebble beach in Vlichadia, only 3.7 km away from the plot. The nearest supermarkets and other amenities for daily needs can be found in the town of Elounda and in Neapoli, both about a 30-minute drive away. The international airport of Heraklion is about a 70-minute drive away.
