Description

21LUNIGIANA - METRA REF 846Stone cottage - Restoration Required Traditional stone cottage with large garden (about 110 sqm) and outbuilding/garage in the idyllic traditional village of Metra in Lunigiana, surrounded by breathtakingly beautiful mountains yet just 30km from Aulla. Requires complete restoration.

The cottage is currently divided into 2. On one side the property has a room with original fireplace, corner ash tub (once used for washing) and original sink and upstairs there is another room subdivided into 2 by a thin wall. Next door has 2 rooms, one above and one below, which could be joined to the other side.

The gross area of the whole building is about 102 sqm. Metra itself is small and friendly, with a cheese makers and butchery and a caf /restaurant ( Osteria Il Baffardello ) which serves traditional, locally produced food. The caf /restaurant also sells basic groceries, gas bottles and other day to day necessities.

Sitting at 720 m asl, the village has crystal clear, clean air and yet the sea air from the coast ensures that it is warmer than much of the surrounding area (you can see this from the olive trees that grow there). Around the village are numerous trails that lead to other fantastic viewpoints which give views as distant as 40 miles or more on clear days.

The Tuscan countryside is quite stunning with rolling hills, meadows, valleys, mountain streams and pools. The nearest town is Piazza al Serchio, 15 minutes by car. Supermarkets, banks, garages, open air swimming pool and all manner of other shops and services can be found there. There is also a train station on the Pisa-Lucca-Aulla line, allowing easy journeys through the scenic Garfagnana valley to Lucca, Pisa and Florence which are world renowned tourist destinations.

This property is well placed for both summer and winter sports. Skiing is available about half an hour away while the coast is just 50 mins. Here can be found the rocky seaside villages of the Cinque Terre and the charming coastal towns of Portofino, Lerici and Sestri Levante. The coastal towns of Lerici and Portovenere are truly traditional Italian harbours with boat trips to the famous Cinque Terre, only accessible by boat, making this a great day out. At Lerici you enjoy a seafood meal or just sit and enjoy some ice cream while watching the Italians promenade. Pisa airport is only about 1.5 hours away. 2GardenOpen Fire

The exchange rate on the day you make an offer on your property in Italy will not be the same as the rate you pay when you complete on your purchase, as currency markets move constantly. Any large rate movements may take it beyond your price range as the chart above illustrates the fluctuation and how much extra your property could have cost you.

The best way to avoid this significant risk is to plan your budget and currency strategy with an experienced currency specialist. They have been known to save you up to 4% compared to many high street banks, £4,000 for every £100,000, which soon adds up. They will also keep you up to date on market movements, help you set a rate in advance with a product called a Forward Contract - so you know exactly what you will pay for your property in sterling.

This is why we recommend Smart Currency Exchange Ltd. If exchange rate movements continue to be as unpredictable and as significant as they have been in the past then by not using Smart Currency Exchange Ltd your property could cost you £1,810 more.
